Stony Plain Real Estate Market Update: September 2026

The Stony Plain real estate market shifted noticeably as we moved into the fall of 2026. September brought substantially more new listings to the market, fewer firm sales, longer selling times and a sharp monthly decline in the average sale price.

At first glance, the $331,000 average sale price, down 21.45% from September 2025, is likely to grab the most attention. But this is a month where looking beyond the headline is especially important.

In other words, September's lower monthly average does not by itself mean Stony Plain property values suddenly dropped by more than 20%.

The types and price ranges of properties sold in a particular month can significantly affect the average, especially in a smaller market with only 28 firm sales in September.

What does appear clear is that buyers gained more choice during the month. 61 new listings came onto the market, up 41.86% from September 2025, while firm sales declined 17.65%.

September saw a substantial increase in homes coming onto the market.

There were 61 new listings, up 41.86% from September 2025. Stony plain

That is one of the month's most important statistics.

It also marks a major reversal from August, when new listing activity was relatively low.

Year-to-date, however, listing activity is remarkably close to last year:

2026 YTD: 485 new listings
2025 YTD: 481 new listings

That's an increase of only 0.83%.

So September's increase doesn't mean Stony Plain has experienced dramatically more listing activity throughout 2026. Instead, more of that inventory arrived during September specifically.

For fall buyers, that may create opportunities.

Average Asking Price of Homes in Stony Plain

🔹 Average Asking Price Reaches $470,000

The average asking price in September was $470,000, an increase of 2.94% year-over-year. Stony plain

Year-to-date, the average asking price has reached $452,000, up from $433,000 in 2025.

That's a 4.20% increase.

This tells us sellers continue to bring properties to market at higher price points overall than they did last year.

However, the September sales and ask-to-sell statistics suggest buyers are becoming more price sensitive.

In a market with more fresh listings and fewer sales, sellers need to be particularly careful about using current comparable sales rather than simply pricing based on what they hope their property is worth.

🔹 Firm Sales Decline 17.65%

There were 28 firm sales in Stony Plain during September 2026, compared with 34 in September 2025, a decline of 17.65%. Stony plain

Year-to-date, 335 properties have sold in 2026, compared with 365 through September 2025.

That's a decrease of 8.22%.

Some seasonal slowing after the spring and summer markets is normal, but the year-over-year decline tells us buyer activity is also running below last year's overall pace.

🏷️ Average Sale Price Falls to $331,000 — But Context Matters

The most dramatic number in September's report is the average sale price of $331,000, which was 21.45% below the $421,000 average recorded in September 2025. Stony plain

This number needs to be interpreted carefully.

With only 28 firm sales, the types of homes sold during the month can significantly influence the average.

If September contained a larger proportion of lower-priced properties — for example, condos, townhomes or more affordable detached homes — the overall average would naturally fall even if comparable individual properties had not experienced the same percentage decline.

And the year-to-date numbers support taking that more cautious view.

The YTD average sale price is $420,000 in 2026, compared with $408,000 in 2025.

That's an increase of 3.12%.

So rather than saying Stony Plain home prices fell 21%, a more accurate interpretation is:

The mix of properties sold in September resulted in an average sale price 21.45% lower than September 2025, while the average price across all 2026 sales remains 3.12% higher year-over-year.

That's an important distinction for both homeowners and buyers.

🤝 Ask-to-Sell Ratio Falls to 97.7%

The YTD ratio is 98.5%, compared with 99.2% last year.

While that's not an enormous shift, it supports the broader September story:

buyers appear to have somewhat more negotiating power.

A desirable home that is priced correctly can still attract strong interest. But properties that have been sitting on the market or that face significant competition may offer buyers more room to negotiate.

This suggests Stony Plain buyers have generally had more time to evaluate properties in 2026.

For sellers, longer selling times aren't necessarily a reason for concern, but they do change the strategy.

If a home is receiving showings but no offers, the market may be signalling something about price or condition. If it receives very little showing activity at all, the pricing and marketing strategy may need to be reassessed.

With sales down 17.65% and the ask-to-sell ratio declining, overpricing becomes riskier.

The first few weeks of a listing are important because that's when the property is fresh to buyers who have already been watching the market.

Presentation matters

Professional photography, accurate pricing, preparation and a strong digital marketing strategy can make a meaningful difference when buyers have more choice.

YTD values remain positive

The encouraging news for sellers is that the average sale price remains 3.12% higher year-to-date.

September's unusual monthly average shouldn't be interpreted as a 21% decline in the value of every Stony Plain home.

Stony Plain continues to offer an attractive combination of community lifestyle and proximity to the Edmonton metropolitan region.

Buyers can choose among established neighbourhoods, newer developments, condos, townhomes, detached properties and new construction.

Its proximity to Spruce Grove, Parkland County and Edmonton also makes Stony Plain attractive for people who want access to regional employment, shopping and services while living in a smaller community.
