Costs when selling a house

Compliance Certificate  A compliance certificate is issued by the City of Edmonton confirming that all buildings and structures on your property meet the city’s zoning regulations and bylaws, and that all development permits have been pulled. If there is any part of your property that is not compliant with zoning bylaws, or does not have the appropriate permits, the city will let you know what is wrong and what actions are available to you.  Once you have received your Real Property Report CLICK HERE to apply for compliance with the City of Edmonton. $136
Disbursement Fees  Land title charges and other disbursements paid through the lawyer’s office. As of January 1, 2020, the land title transfer fee is a $50 base fee plus $2 for each $5,000 or (portion of $5,000) of the land value. $250-$600
Estoppel Certificate (Condos) When you purchase a resale condominium, it is extremely important to request the estoppel certificate. It is a signed statement from the condominium corporation and is conclusive proof of matters certified in it. The condominium corporation has 10 days after receiving a request from an owner, purchaser, mortgagee or person authorized in writing (by an owner, purchaser or mortgagee) to provide the estoppel certificate. The certificate provides the following information:

the current condominium contributions (also known as condo fees) for the unit
the payment schedule for contributions (usually monthly or yearly)
whether any contributions are unpaid and
any interest owing on unpaid contributions
Unpaid condominium contributions carry with the unit, not the owner. If you purchase a unit with outstanding contributions, you will be responsible for paying them. If there are unpaid contributions, you may want to talk to your lawyer or real estate agent about asking the seller to deduct the outstanding fees and interest from the purchase price.

Real Property Report  A Real Property Report (RPR) is a legal drawing of the property, the boundaries, and the buildings and structures on it. Almost all real estate transactions require one. However, if you have an existing RPR you can sign an Affidavit stating the existing RPR is accurate and the property hasn’t changed.  $525-$1200
