The Spruce Grove real estate market entered the fall of 2026 with considerably more inventory, fewer sales, and increasingly selective buyers. September brought a substantial increase in new listings while sales fell compared with the same month last year. At the same time, home prices remained remarkably stable when we look at the year as a whole.
A total of 83 firm sales were recorded in September 2026, down 6.74% from September 2025. Meanwhile, 168 new listings came onto the market, an increase of 29.23%. The average sale price settled at $456,000, just 0.98% below last September, while the average asking price increased slightly to $503,000. Spruce Grove
For buyers, this combination means considerably more choice and potentially greater negotiating power. For sellers, it reinforces just how important accurate pricing, presentation and marketing have become as we head deeper into the fall market.

New Listings Surge Nearly 30%
The standout number in September is undoubtedly new listings.

Year-to-date, approximately 1,421 listings have come onto the market, compared with roughly 1,309 during the same period last year—an increase of 8.56%.
That's significant because sales are moving in the opposite direction.
We now have:
New listings up 8.56% YTD
versus
Sales down 5.10% YTD.
That widening gap is creating more competition between sellers and considerably more selection for buyers.
For anyone purchasing a home in Spruce Grove, that can mean the opportunity to compare several suitable properties rather than feeling pressured to make an immediate decision.
For sellers, it means your home needs to compete.
Price, photography, condition, staging, online marketing and showing experience all matter more when buyers have alternatives.
Average Asking Price Reaches $503,000
Despite the increase in listings, sellers haven't dramatically lowered their expectations.

Year-to-date, however, the average asking price is $501,000, compared with $503,000 last year—a modest decline of 0.51%.
This tells us that overall seller expectations have remained remarkably stable.
But it's important to distinguish asking price from market value.
A seller can ask any price they choose. The sale price tells us what buyers are actually willing to pay.
And as inventory increases, buyers tend to become less forgiving of homes that are priced above comparable properties.
Spruce Grove Home Sales Decline in September
There were 83 firm residential sales in Spruce Grove during September 2026, down 6.74% from the 89 sales recorded in September 2025. Spruce Grove
The year-to-date numbers show a similar trend. Through September, 875 properties have sold in 2026, compared with 922 at this point in 2025. That's a 5.10% decrease in sales activity.
The monthly sales chart on page one also shows how quickly activity changed as summer ended. Spruce Grove recorded 110 sales in July and 119 in August before falling to 83 in September. Spruce Grove
Some of that decline is seasonal. September often marks the beginning of a slower period after the busy spring and summer markets.
However, the combination of fewer sales and substantially more listings also indicates that buyers aren't feeling the same urgency they did in tighter markets.
Average Sale Price: $456,000
The average Spruce Grove sale price was $456,000 in September 2026, just 0.98% below the $461,000 average recorded in September 2025. Spruce Grove
The more interesting number is the year-to-date comparison.
Through September, the average sale price is $475,000, essentially identical to 2025. The report calculates the year-over-year difference at just +0.08%. Spruce Grove
That's worth emphasizing.
Despite:
Ask-to-Sell Ratio Drops to 98.2%
The average ask-to-sell ratio fell to 0.982 in September, meaning homes sold for approximately 98.2% of their asking price on average. Spruce Grove
That's down 0.81% compared with last September.
Year-to-date, homes have sold for approximately 98.9% of asking price, compared with essentially 100% in 2025.
This is another indication that buyers have regained some negotiating power.
That doesn't mean every seller will accept an offer below asking. A properly priced home in a desirable neighbourhood can still attract significant interest.
But it does mean negotiation has become a more normal part of the Spruce Grove real estate market.
Days on Market: 45 Days in September
Homes that sold in September spent an average of 45 days on the market, exactly the same as September 2025. Spruce Grove
The year-to-date statistics tell a different story.
Average days on market for 2026 sit at 43.7 days, compared with 36.7 days during the same period in 2025—an increase of 19.09%. Spruce Grove
So while September itself performed similarly to last year, homes have generally taken longer to sell throughout 2026.
This is an important consideration for sellers.
A home taking several weeks to sell doesn't necessarily mean there's something wrong with it. In a market with more inventory, buyers simply have more properties to consider.
However, listings that are priced correctly from the beginning have an advantage.

What Do the September Numbers Mean?
When we put all six major indicators together, the direction of the market becomes much clearer.
Spruce Grove isn't experiencing a dramatic drop in property values. Instead, the balance of power between buyers and sellers is changing.
Sales are down.
Listings are up.
Homes are generally taking longer to sell.
Buyers are paying slightly less relative to asking price.
Yet the year-to-date average sale price remains virtually unchanged.
That looks much more like a normalization of market conditions than a significant price correction.
What This Means for Spruce Grove Buyers
For buyers, the fall of 2026 could present opportunities that weren't as readily available during tighter markets.
With new listings up significantly, buyers can potentially compare more homes within the same price range.
Longer marketing times and a lower ask-to-sell ratio can also create opportunities to negotiate—not only on price, but potentially on possession dates, conditions or other terms.
However, buyers shouldn't assume that every property will be heavily discounted.
The best homes—particularly those in desirable locations, in excellent condition and priced appropriately—can still attract strong interest.
Having your financing in place before starting your search puts you in the strongest position when the right home appears.
What This Means for Spruce Grove Sellers
For sellers, September's market requires a different strategy than the highly competitive markets we've experienced in previous years.
The good news is that values have held exceptionally well. The year-to-date average sale price is virtually unchanged from 2025.
The challenge is that you're competing with more sellers for fewer transactions.
That makes the initial launch of your listing especially important.
Your home should be:
Testing the market with an overly ambitious price can be particularly risky when inventory is rising.
Is Fall 2026 a Good Time to Buy in Spruce Grove?
For some buyers, it may be.
Higher inventory and reduced competition can make the fall market attractive, particularly for buyers who felt frustrated by previous multiple-offer situations.
The fact that year-to-date prices remain virtually unchanged also means buyers aren't necessarily purchasing into a rapidly falling market based on the data we currently have.
Instead, we're seeing price stability accompanied by greater choice and negotiation.
That's potentially a very useful combination for a prepared buyer.
Is It Still a Good Time to Sell?
It can absolutely still be a good time to sell—but expectations matter.
September's 83 firm sales demonstrate that homes are still changing hands. Buyers haven't disappeared.
However, buyers are becoming more selective.
A seller who understands their competition and enters the market at an appropriate price may be in a much stronger position than someone who lists high and spends months chasing the market downward with price reductions.
The right strategy depends heavily on the property itself, its neighbourhood and the competing inventory at the time it is listed.
Looking Ahead to the Spruce Grove Fall Market
October will give us another important piece of the puzzle.
I'll be watching whether the September surge in new listings continues or begins to slow as we move further into fall.
If new listings decline seasonally while buyers remain active, some of the additional inventory could be absorbed.
If listings remain elevated while sales continue to soften, buyers could gain additional negotiating leverage heading toward winter.
Most importantly, we'll continue watching the average sale price. So far, Spruce Grove has shown impressive price stability despite considerably different market conditions from 2025.
