The Edmonton real estate market in September 2026 continued to show the characteristics of a more balanced housing market. Sales remain below last year's levels, buyers have more negotiating room, and homes are generally taking longer to sell than they did in 2025. At the same time, Edmonton home prices continue to demonstrate resilience.

Approximately 1,320 homes sold in Edmonton during September, down 10.98% from September 2025. Despite fewer transactions, the average sale price reached $438,000, which was 1.22% higher than a year ago. Edmonton Edmonton

That's an important distinction.

The Edmonton housing market has unquestionably slowed from last year's pace, but lower transaction volume has not translated into a broad decline in average prices.

In fact, through the first nine months of 2026, the average Edmonton sale price remains 2.76% higher than it was during the same period of 2025. Edmonton

For buyers, that means more time and negotiating flexibility.

For sellers, it means Edmonton real estate values remain relatively strong, but pricing and marketing have become much more important.

Edmonton New Construction Market Update – September 2026

Edmonton's new construction housing market remained relatively steady in September 2026, with 136 new homes sold, compared with 140 during September 2025.

That's a decline of only 2.86% year-over-year, which is notably stronger than Edmonton's overall residential market. Across the entire city, September firm sales were down 10.98% compared with last year. Edmonton

However, the number of new construction sales isn't the most interesting part of this month's numbers.

The bigger story is price.

Both average and median new-home prices moved lower, while marketing times remained almost identical to last year. Combined with relatively stable sales activity, the numbers suggest that Edmonton buyers continue to purchase new construction but are increasingly concentrated in more attainable price ranges.

Approximately 2,900 new listings entered the Edmonton market during September, a 3.72% increase over September 2025. Edmonton

Year-to-date, Edmonton has recorded approximately 26,100 new listings, compared with 25,800 last year, an increase of 1.25%.

This combination is important.

Sales are down 15.20% YTD while new listings are up 1.25%.

That means buyers are generally seeing more choice relative to the number of transactions taking place.

This can result in buyers becoming more selective.

Instead of feeling pressure to purchase the first suitable home they see, buyers may have several competing properties to consider.

For sellers, this means your home isn't being evaluated in isolation.

Buyers are comparing your:

  • Price
  • Condition
  • Location
  • Updates
  • Photography
  • Layout
  • Lot
  • Overall value

against every competing property in the same price range.

Average List Price Edmonton Real Estate Market

Average Asking Price – Seller Expectations Remain Stable

The average asking price in September was $485,000, up a modest 0.26% compared with September 2025. Edmonton

Year-to-date, Edmonton's average asking price is approximately $479,000, compared with $480,000 last year, a decline of only 0.27%.

Essentially, seller asking prices have been flat.

What's interesting is that the YTD average sale price has increased 2.76% while the average asking price has remained almost unchanged.

That illustrates why we shouldn't interpret asking-price statistics as a direct measure of property appreciation.

The types of homes being listed and sold change from month to month, and sellers may also be responding to more balanced conditions by setting more realistic initial prices.

For homeowners preparing to list this fall, the takeaway is straightforward: price according to the current market—not according to what you hoped your home might have sold for during the hottest part of 2025.

Today's buyers have more options and more time to compare properties.

Home Sales In The Edmonton Real Estate Market

Edmonton Home Sales – September Sales Down 10.98%

Approximately 1,320 Edmonton properties sold during September 2026, compared with approximately 1,490 in September 2025, a decline of 10.98%. Edmonton

That continues a pattern we've been watching throughout 2026.

The monthly sales chart on the September report shows that current-year sales remained below prior-year levels throughout the spring and summer. September continued that trend, although the year-over-year gap was smaller than the declines recorded during several earlier months. Edmonton

Year-to-date, approximately 13,000 Edmonton properties have sold, compared with 15,300 during the first nine months of 2025.

That's a substantial 15.20% decrease in sales activity. Edmonton

What does that actually mean?

It means buyers are still purchasing homes—thousands of properties continue to change hands—but there are fewer buyers competing for those homes than there were during the stronger 2025 market.

For sellers, fewer transactions make it increasingly important to position a property correctly from the beginning.

For buyers, lower sales volume can create an opportunity to take a little more time, compare available properties and negotiate when appropriate.

Edmonton Average Home Sale Price 

Average Edmonton Sale Price – $438,000

The average Edmonton sale price was $438,000 in September 2026, representing a 1.22% increase compared with September 2025, when the average was approximately $433,000. Edmonton

This is particularly interesting when considered alongside the decline in sales.

Edmonton recorded nearly 11% fewer transactions than last September, yet buyers still paid more on average for the properties that sold.

The year-to-date numbers reinforce this trend.

Through September, Edmonton's average sale price is approximately $446,000, compared with $434,000 during the same period in 2025.

That's a 2.76% year-over-year increase. Edmonton

The sales-price graph on page one also shows the broader trend. Average selling prices climbed from the high-$300,000 range in early 2024 into the mid-$400,000 range during 2026. After reaching higher levels during the spring, prices moderated through the summer, with September settling at $438,000. Edmonton

That doesn't mean every Edmonton home has appreciated by 2.76%.

The citywide average is influenced by the mix of properties sold, including detached homes, townhouses, condos and higher-end properties.

For homeowners considering selling, the best way to understand current value is still to look at recent comparable sales in the specific neighbourhood and property category.

Ask-to-Sell Ratio – Buyers Continue to Negotiate

The average ask-to-sell ratio was 0.973 in September, meaning homes sold for approximately 97.3% of their asking price on average. Edmonton

That's down 0.82% year-over-year.

Year-to-date, the ratio is 0.978, compared with 0.988 in 2025, a decline of 1.07%.

This may seem like a relatively small change, but even a one-percentage-point difference becomes meaningful as property prices increase.

On a $500,000 property, one percentage point equals $5,000.

The lower ratio reinforces what we're seeing elsewhere in the September statistics: buyers have regained some negotiating power.

That doesn't mean every property should receive an offer substantially below asking price.

Well-priced homes in desirable neighbourhoods can still attract strong interest.

But the days of assuming every property will automatically sell at or above asking price are behind us, at least for the broader market.

Days on Market – A Noticeable Improvement From Summer

One of September's most interesting statistics is days on market.

Edmonton homes took an average of 48 days to sell in September 2026, which was 11.63% longer than September 2025. Edmonton

However, September's 48-day average is considerably better than the summer numbers we saw in your previous reports.

August averaged 66 days and July averaged 62 days.

So while homes are still taking longer to sell than they did last year, September's market moved considerably faster than it did during the summer.

The YTD figure in the September report is 45.2 days, compared with 37.7 days in 2025, an increase of 20.06%. Edmonton

For sellers, this is encouraging.

It suggests appropriately positioned properties can still attract buyers relatively quickly.

But expectations need to reflect today's market. A home not selling during its first weekend isn't necessarily a problem.

The important question is how buyers are responding.

If a listing is receiving strong showing activity but no offers, price or condition may need to be reviewed. If showings are limited from the beginning, the pricing and marketing strategy deserves a closer look.

For Edmonton home buyers, the fall of 2026 offers conditions we haven't consistently seen during the past few years.

Buyers generally have more time and more negotiating flexibility.

That can mean an opportunity to compare several properties, conduct appropriate due diligence and write an offer based on the property's actual market position rather than reacting to fear of missing out.

However, the price statistics are an important reminder.

The market may be slower, but Edmonton's YTD average sale price remains 2.76% higher than last year.

Waiting for a dramatic decline in prices isn't necessarily a strategy supported by the numbers we've seen so far.

Instead, buyers should focus on finding the right property at a purchase price and monthly carrying cost that works for their individual circumstances.

What Does the September Market Mean for Sellers?

For Edmonton sellers, the September report contains both encouraging signs and a warning.

The encouraging news is that average sale prices remain higher than last year, and September's 48-day average selling time represents a significant improvement from July and August.

The warning is that there are fewer transactions occurring overall.

With YTD sales down 15.20%, sellers are competing for a smaller pool of completed purchases.

That means today's successful listing strategy needs to include:

  • Accurate pricing from day one
  • Professional photography
  • Strong digital marketing
  • Thoughtful property preparation
  • Competitive presentation
  • Monitoring comparable listings
  • Reviewing showing feedback
  • Adjusting quickly when necessary

A property can still sell very well in today's market. It simply requires a more deliberate strategy.

Edmonton Real Estate Outlook for Fall 2026

As we move into October and the final quarter of 2026, several trends will be worth watching.

The first is sales activity.

September's 10.98% year-over-year decline remains significant, but it is smaller than the 15.20% YTD decline. If that gap continues to narrow, it could suggest that sales activity is beginning to stabilize.

The second is inventory coming to market.

September new listings increased 3.72% year-over-year. If new inventory continues to outpace sales, buyers may maintain their negotiating advantage.

The third—and perhaps most important—is price.

Despite nine months of lower sales activity, Edmonton's YTD average sale price remains 2.76% higher.

That continued price resilience will be one of the most important trends to watch through the remainder of the year.

This isn't simply a rising or falling market.

Sales are down.

New listings are slightly higher.

That's what makes today's Edmonton real estate market so interesting.

For buyers, it can provide opportunities that weren't available during more competitive conditions.

For sellers, strong values are still achievable, but pricing and presentation have become increasingly important.

And for homeowners watching their equity, Edmonton property values continue to show resilience despite a significant slowdown in transaction volume.
