Sherwood Park Real Estate Market Update: August 2026 Statistics

The Sherwood Park real estate market in August 2026 showed a noticeable shift from the strong spring and early-summer activity we experienced earlier this year. Sales slowed substantially compared with August 2025, fewer new listings entered the market, and homes took longer to sell. Despite those changes, however, property values remained remarkably resilient.

The average sale price reached $520,000 in August, 2.16% higher than one year ago. Year-to-date, Sherwood Park home sales also remain slightly ahead of 2025, while the average selling price is up 2.65%.

This combination tells us something important about the current Sherwood Park housing market: activity may be slowing, but prices have not followed sales downward.

For buyers, that could mean a little more time to make decisions and potentially more negotiating room on certain properties. For sellers, it means there is still healthy value in the market, but pricing, preparation and marketing are becoming increasingly important.

Here is a closer look at the August 2026 Sherwood Park real estate statistics and what they could mean as we move into the fall market.

New Listings Decline 7%

There were 146 new Sherwood Park listings in August, a 7.01% decline compared with August 2025.

This follows the significant decline we saw in July, when new listings were down nearly 17% year-over-year.

Despite two slower months, the year-to-date numbers remain ahead of last year.

Through August, 1,325 properties have been listed in Sherwood Park, compared with 1,284 during the same period in 2025. That's a 3.19% increase.

For buyers, this means 2026 has generally provided more new inventory overall, although fewer homes have been entering the market during the latter part of summer.

For sellers, declining new-listing activity could be advantageous if it continues into the fall. Fewer competing listings can help a properly priced and well-presented property stand out.

Average Asking Price

Average Asking Price Jumps to $586,000

One of August's more unusual statistics was the average asking price of $586,000, an 11.27% increase compared with August 2025.

That is considerably higher than the $520,000 average sale price.

However, this doesn't necessarily mean the typical seller is pricing their home $66,000 above market value. The asking-price average can be influenced heavily by the type and price range of properties listed during a particular month.

The year-to-date figures provide better context.

Across the first eight months of 2026, the average asking price is $532,000, compared with $522,000 last year—an increase of only 1.81%.

That makes the unusually high August figure more likely to reflect the month's inventory mix rather than a sudden 11% jump in property values.

For sellers, the important takeaway remains the same: your pricing strategy should be based on comparable properties, current competition and recent sales—not the broad monthly average alone.

Sherwood Park Home Sales

Home Sales Drop in August

The biggest story this month is the decline in sales.

There were 96 properties sold in Sherwood Park during August 2026, a 20.66% decrease compared with August 2025.

That's a significant month-over-month shift from July, when Sherwood Park recorded 160 sales.

However, it's important not to look at one month in isolation.

Through the end of August, 1,012 Sherwood Park properties have sold in 2026, compared with 996 over the same period last year. That leaves year-to-date sales 1.61% ahead of 2025.

The sales chart on page one also helps put August into perspective. Sales were ahead of the previous year in April, May, June and July before dropping below 2025 levels in August. In other words, August represents a change from the trend we've seen through much of the spring and summer rather than evidence that the entire year has been weak.

The September numbers will therefore be particularly interesting. They should help show whether August was primarily a late-summer slowdown or the beginning of a broader shift in buyer activity.

Average Sale Price

Average Sale Price – $520,000

Despite the significant decrease in sales volume, the average Sherwood Park sale price reached $520,000 in August 2026, representing a 2.16% increase compared with August 2025.

Year-to-date, the numbers are even more encouraging for homeowners.

The average sale price for 2026 is currently $524,000, compared with $511,000 through the same period of 2025. That's a 2.65% year-over-year increase.

This is an important distinction. Fewer homes selling does not automatically mean home values are declining.

The sales-price chart on page one of the report shows the normal month-to-month fluctuations we've seen since early 2024, but average prices have generally remained within a higher range throughout 2026. The August average of $520,000 remains well above the levels seen during much of 2024.

As always, averages can be affected by the mix of properties sold. If more higher-priced detached homes sell in one month, for example, the overall average can rise even without every individual property appreciating by the same amount.

That's why homeowners considering selling should look at recent comparable sales for their particular neighbourhood and property type rather than relying solely on the Sherwood Park-wide average.

Ask-to-Sell Ratio Slips Just Below 100%

The average ask-to-sell ratio was 0.998 in August, meaning properties sold for approximately 99.8% of asking price on average.

That is only slightly below full asking price, but it represents a change from earlier in the year when the average ratio was frequently above 1.0.

Year-to-date, the ratio remains 1.002, meaning the average Sherwood Park home sold at approximately 100.2% of its asking price across the first eight months of 2026.

Last year's YTD ratio was 1.011.

This suggests we're seeing a gradual normalization of negotiations.

Sellers are still achieving strong results, but buyers aren't necessarily having to pay above asking price as frequently as they did during tighter market conditions.

Average Days on Market

Days on Market Increase to 40

Sherwood Park homes took an average of 40 days to sell in August 2026, a 29.03% increase compared with last August.

The year-to-date trend is similar.

Homes have averaged 35 days on market in 2026, compared with 29 days last year, an increase of 20.69%.

We've now seen this trend developing for several months: homes are still selling, and prices remain healthy, but buyers are generally taking longer to make decisions.

That matters for sellers.

The market is becoming less forgiving of aggressive pricing. A home that comes onto the market significantly above comparable sales may lose valuable early exposure and eventually require a price adjustment.

On the other hand, a home that is priced correctly, prepared well and marketed professionally can still attract strong interest.

For buyers, longer selling times can provide opportunities—particularly when looking at properties that have been available for several weeks.

The year-to-date numbers give us a better picture of the overall 2026 market. Despite August's slowdown, sales, listings and prices are all still running ahead of last year's levels.

What Do August's Numbers Mean?

August gives us a particularly interesting combination of market indicators.

Sales fell 20.66%.

New listings declined 7.01%.

Days on market increased 29.03%.

Yet the average sale price still increased 2.16%.

That isn't the picture of a collapsing market, nor is it the highly competitive seller's market we experienced at certain points in previous years.

Instead, Sherwood Park appears to be moving toward more balanced conditions.

Buyers are taking longer and negotiating slightly more, while sellers continue to benefit from property values that remain higher than last year.

What This Means for Sherwood Park Buyers

For buyers, the late-summer market could provide opportunities.

With homes averaging 40 days on market, there may be more time to properly evaluate properties, review comparables and conduct due diligence rather than feeling pressured to make an immediate decision.

Properties that have been listed for several weeks may also provide opportunities for negotiation.

However, buyers shouldn't assume every home will be negotiable.

A desirable property that is priced correctly can still sell quickly, particularly in sought-after Sherwood Park neighbourhoods and popular price ranges.

Mortgage pre-approval and a clear understanding of your budget remain important before beginning your search.

What This Means for Sherwood Park Sellers

For sellers, the numbers are still encouraging—but the strategy is changing.

The average sale price remains above last year, and fewer new properties came onto the market in August. Both can work in a seller's favour.

However, the increase in days on market indicates buyers are becoming more selective.

This makes the first few weeks of a listing particularly important.

Accurate pricing, professional photography, strong online exposure, property preparation and showing condition can all influence how quickly a home sells and how close the final sale price comes to asking.

Sherwood Park Fall 2026 Market Outlook

September and October should give us a clearer picture of where the Sherwood Park market is heading.

The key question will be whether August's decline in sales continues.

If sales rebound while new listings remain relatively low, inventory could tighten and maintain upward pressure on desirable properties.

If sales remain slower and days on market continue increasing, buyers could gain additional negotiating power through the fall.

For now, the year-to-date statistics remain positive: sales are up 1.61%, average sale prices are up 2.65%, and new listings are up 3.19% compared with 2025.

Those aren't dramatic increases, but they point to a market that has remained relatively stable despite changing conditions.

Sherwood Park New Construction Market

New construction remains an important part of the Sherwood Park housing market, particularly for buyers comparing newer communities and quick-possession homes with established resale properties.

Last month, we saw a particularly strong July new-construction market, with 16 sales compared with 10 in July 2025.

For August, I'll keep the detailed new-construction analysis separate until we have the August 2025 and August 2026 builder sales numbers. That way, we're comparing the correct month rather than carrying July's figures forward.

When evaluating new construction, buyers should also look beyond the base purchase price and compare what is included in the home, possession timing, landscaping, appliances, window coverings, upgrades and other potential costs.

Final Thoughts on the August 2026 Sherwood Park Real Estate Market

August brought a noticeable change of pace to Sherwood Park real estate.

Only 96 homes sold, down more than 20% from last August, while homes took an average of 40 days to sell.

At the same time, the average sale price increased to $520,000, and year-to-date property values remain 2.65% higher than last year. Through August, Sherwood Park has also recorded 1,012 sales, keeping 2026 slightly ahead of 2025 overall.

For buyers, the changing pace could create more time and negotiating opportunities.

For sellers, strong property values remain encouraging, but accurate pricing and effective marketing are becoming increasingly important.

The Sherwood Park market isn't moving in one simple direction—which is exactly why looking at the complete set of statistics matters.
