The Rural Sturgeon County real estate market remained active in August 2026, with more properties selling than during the same month last year and homes spending considerably less time on the market. At the same time, August brought a noticeable change in the mix of properties sold, with the average sale price falling compared with August 2025.

For buyers and sellers looking only at the monthly headline numbers, that price decline might seem significant. However, the year-to-date Rural Sturgeon County statistics tell a much more stable story. Through the end of August, sales are up more than 10%, properties are selling substantially faster, and the average sale price remains slightly higher than it was during the same period in 2025.

That distinction is particularly important when discussing acreage real estate in Sturgeon County. Unlike a neighbourhood filled with relatively similar homes, rural properties can vary dramatically in land size, home size and age, outbuildings, location, services and overall property quality. As a result, the mix of properties sold in any individual month can significantly affect the average price.

Here is what buyers and sellers need to know about the August 2026 Rural Sturgeon County real estate market.

The combination of more sales, fewer new listings and dramatically shorter selling times suggests that buyer demand remains healthy even though August's mix of sales resulted in a lower monthly average sale price.

August saw 26 new listings, which was 16.13% fewer than August 2025.

The year-to-date numbers show a smaller but still noteworthy decline.

There have been nine fewer new listings so far this year, while sales have increased by 13 properties.

That relationship between supply and demand is worth watching. Sales are running 10.16% ahead of last year, while new listings are 3.81% behind.

For sellers considering coming to market this fall, fewer competing listings can be an advantage. However, that doesn't eliminate the need for good pricing and marketing. Acreage buyers tend to compare properties carefully because differences in land, outbuildings, utilities and location can be substantial.

For buyers, fewer new listings mean it's important to keep an eye on the market and be ready when a property matching your criteria becomes available.

Average List Price

Average Asking Price – $1.15 Million in August

The average asking price in Rural Sturgeon County was $1.15 million in August 2026, down 2.52% from August 2025.

Looking at the year-to-date numbers provides additional context:

Year-to-date asking prices are therefore almost unchanged from last year, sitting just 1.44% lower.

This is a much more useful indicator than looking at any individual month in isolation.

In Rural Sturgeon County, an average asking price can include everything from smaller country residential properties to executive acreages and substantial estate homes. A change in which properties happen to be listed during a particular month can move the average significantly.

For homeowners wondering what their own property may be worth, the overall average shouldn't be used as a direct valuation. Recent comparable sales involving similar land size, location, improvements, home condition and outbuildings provide a much better starting point.

Sold Properties – Sales Increase 10%

There were 22 properties sold in Rural Sturgeon County during August 2026, representing a 10% increase compared with August 2025, when 20 properties sold.

More importantly, the year-to-date trend remains positive.

Through August, 141 properties have sold in 2026 compared with 128 during the same period in 2025. That's an additional 13 transactions and a 10.16% year-over-year increase.

The sales chart on page 1 also shows how consistently active the spring and summer market has been. March and June 2026 significantly outpaced their 2025 counterparts, May was slightly stronger, July was slightly softer, and August returned to positive year-over-year growth.

For sellers, this is encouraging. Buyers haven't disappeared as summer winds down. There continues to be demand for acreage properties throughout Sturgeon County.

For buyers, increased sales activity means desirable properties may still attract attention quickly, particularly when they are priced appropriately for their location and condition.

Average Sale Price

Average Sale Price – Monthly Decline, but YTD Values Remain Stable

The average sale price was $837,000 in August 2026, representing a 13.17% decrease from August 2025.

That's a sizeable monthly difference, but the year-to-date figures tell a very different story.

Despite August's 13.17% decline, the average sale price across the first eight months of 2026 is actually 0.70% higher than it was during the same period last year.

That distinction matters.

It would be misleading to interpret August's result as meaning Rural Sturgeon County acreage values have fallen 13%. Instead, the statistics indicate that the properties sold during August 2026 had a lower average price than the properties sold during August 2025.

The monthly sales-price graph on page 1 reinforces this point. Average prices have experienced significant peaks and valleys over the past several years, which is common in a rural market where individual luxury transactions can have an outsized effect on monthly averages.

The year-to-date figure of $877,000 versus $871,000 suggests overall sale prices have been remarkably stable.

Ask-to-Sell Ratio – Sellers Receiving 98.4% of Asking Price

The August ask-to-sell ratio reached 98.4%, slightly stronger than August 2025.

In practical terms, sellers received an average of approximately 98.4% of their asking price on properties that sold during August.

That's effectively a very stable year-over-year result.

This statistic is especially interesting when viewed alongside August's price decline. Although the average sale price was lower, sellers were still achieving very close to their asking prices.

That supports the idea that the monthly price decline reflects what types of properties sold rather than widespread heavy discounting by sellers.

Average Days on Market

Days on Market – Properties Selling Much Faster

One of the strongest statistics in August's report is days on market.

Properties that sold during August spent an average of 60 days on the market, which is 46.90% fewer days than in August 2025.

The year-to-date improvement is even more useful:

Through August, Rural Sturgeon County properties are selling an average of 16 days faster than last year.

That's significant for a rural market.

Acreage properties often require more time to sell than conventional city homes because every property is different and buyers may have very specific requirements around land, shops, barns, privacy, commuting distance or property services.

A 21.92% reduction in YTD days on market therefore points toward stronger market efficiency in 2026.

For sellers, proper pricing from the beginning remains important. Buyers are clearly prepared to act when they perceive value.

For buyers, don't assume every acreage will sit on the market for months. The statistics show that properties are moving considerably faster this year.

Taken together, these numbers paint a much clearer picture of the 2026 Rural Sturgeon County acreage market. Sales are up 10.16%, average sale prices are slightly higher, and homes are selling nearly 22% faster, even though fewer new properties have been listed.

What Do the August Numbers Really Mean?

The most important takeaway from August isn't the 13.17% decline in the monthly average sale price.

The bigger story is the combination of higher sales volume, stable year-to-date pricing, lower inventory growth and substantially faster sales.

Through August:

Buyer activity is stronger. There have been 141 sales compared with 128 last year.

Overall pricing is remarkably stable. The YTD average sale price is $877,000, slightly above $871,000 in 2025.

Inventory remains constrained. New listings are down 3.81%.

Properties are selling much faster. YTD days on market have dropped from 73 to 57.

Sellers continue to receive close to list price. The YTD ask-to-sell ratio remains 97.8%.

For me, the 21.92% reduction in days on market combined with 10.16% more sales is particularly notable. It indicates that the market isn't simply maintaining prices; properties are being absorbed more efficiently than they were last year.

What This Means for Rural Sturgeon County Sellers

If you're considering selling an acreage this fall, there are several encouraging signs.

Buyer activity remains ahead of last year, fewer new properties have come onto the market, and homes are selling substantially faster.

However, buyers are still price-conscious. The properties most likely to perform well are those positioned correctly from the beginning.

For an acreage, marketing should also go beyond bedroom count and square footage. Buyers want to understand the complete property: the land, shop or outbuildings, landscaping, privacy, road access, water source, septic system and proximity to surrounding communities and Edmonton.

Those features can materially affect both buyer demand and property value.

What This Means for Rural Sturgeon County Buyers

Buyers shouldn't be discouraged by the increase in overall sales activity.

August's lower average sale price demonstrates that there are transactions occurring across different price ranges, and the 98.4% ask-to-sell ratio still leaves some room for negotiation depending on the individual property.

At the same time, the dramatic reduction in days on market means waiting too long on the right acreage can carry a risk.

A rural purchase also involves considerations that may not arise when buying a conventional Edmonton home. Depending on the property, due diligence can include the well, septic system, water quality, property boundaries, outbuildings, zoning or land-use rules, access and easements.

Understanding those factors before removing conditions is an important part of purchasing an acreage confidently.

Rural Sturgeon County Fall 2026 Outlook

As we move toward the fall market, the year-to-date numbers suggest Rural Sturgeon County is entering the season from a relatively solid position.

Sales remain ahead of last year, overall prices have been stable, and the number of new listings has not kept pace with the increase in sales.

The next few months will be worth watching closely. If listing activity continues to decline seasonally while buyer demand remains healthy, well-positioned acreages could continue to attract strong interest.

At the same time, Rural Sturgeon County is a diverse market, and individual property performance will continue to depend heavily on price point, location, land, improvements and condition.
