The Beaumont real estate market began showing some signs of late-summer moderation in August 2026. Sales activity declined compared with last August, more properties came onto the market, and homes continued to take longer to sell. At the same time, the bigger year-to-date picture remains relatively stable: average sale prices are still slightly higher than they were at this point in 2025, while the average asking price is also ahead of last year.
Perhaps the most important trend for anyone buying or selling a home in Beaumont right now is inventory. Through August, the number of new listings is up more than 16% from 2025, while the number of homes sold is down just over 2%. That growing gap between supply and sales is giving buyers more selection and making pricing and presentation increasingly important for sellers.

🏘️ New Listings Continue to Outpace Last Year
There were 88 new listings in Beaumont in August, an 11.39% increase compared with August 2025.
The year-to-date difference is even more significant.
Through the end of August, 716 properties have been listed in Beaumont in 2026, compared with 615 during the same period last year. That's an increase of 16.42%.
This is arguably one of the most important statistics in the August report.
We have 16.42% more new listings entering the market, while sales are 2.13% lower. That means buyers are being presented with considerably more options without a corresponding increase in overall demand.
For buyers, that's generally good news. More selection can provide additional time to compare homes, neighbourhoods, upgrades and price points.
For sellers, it means competition is becoming more important. Buyers don't have to settle for the first acceptable property they see when several comparable homes may be available.
💰 Average Asking Price in Beaumont
The average asking price in Beaumont was $556,000 in August 2026, representing a 3.82% decrease compared with August 2025.
This is an interesting change after July, when the average asking price reached $610,000.
However, one month's average should never be interpreted in isolation. The types of homes listed and sold can significantly influence monthly averages, particularly in a smaller market such as Beaumont.
The year-to-date numbers provide a clearer picture.
Through August, the average asking price is $601,000, compared with $585,000 during the same period in 2025. That's a 2.74% increase year-over-year.
That tells us seller expectations remain higher overall in 2026 despite August's lower monthly average.
For sellers, though, the growing inventory means it's increasingly important to separate market value from aspirational pricing. Buyers have more choices and can compare your property against competing listings before deciding whether the asking price represents good value.
🏡 Beaumont Home Sales Decline in August
There were 45 properties sold in Beaumont during August 2026, representing a 15.09% decrease from August 2025.
This is a more noticeable year-over-year decline than we saw in July, when 46 properties sold and activity was down only 4.17%.
The monthly sales chart on the report's single page helps put that change into perspective. Beaumont recorded 32 sales in March, followed by 51 in April, 53 in May, 47 in June, 46 in July and 45 in August. In other words, activity peaked during the spring and has gradually moderated through the summer.
That pattern isn't necessarily unusual as families complete moves before the start of the school year and the market begins transitioning toward fall. What makes 2026 particularly interesting is that buyers have considerably more inventory to choose from than they did last year.
Looking at the year as a whole, 322 properties have sold in Beaumont through August 2026, compared with 329 during the same period in 2025. That's a relatively modest 2.13% decrease year-over-year.
So although August itself was slower, overall 2026 sales remain relatively close to last year's pace.
🏡 Average Sale Price in Beaumont
The average sale price was $534,000 in August 2026, just 0.33% lower than August 2025.
A decline of less than half a percent is relatively minor, particularly when we consider normal fluctuations in the mix of properties sold from one month to another.
More importantly, Beaumont's year-to-date average sale price remains ahead of last year.
Through August 2026, the average sale price is $548,000, compared with $542,000 during the same period in 2025. That's an increase of 1.07%.
The monthly sales-price chart on the report also shows pricing remaining relatively stable through much of 2026 rather than experiencing a dramatic upward or downward movement.
That's an important distinction.
We're seeing more inventory, fewer August sales and longer selling times, but we're not seeing a significant decline in year-to-date average selling prices.
That points toward a market becoming more balanced rather than one experiencing a major price correction.
🤝 Ask-to-Sell Ratio Falls to 98%
The average ask-to-sell ratio was 98.0% in August, a decline of 0.82% compared with August 2025. Year-to-date, the ratio sits at 98.3%, compared with 99.2% last year.
Put simply, the average home sold for approximately 98% of its asking price during August.
That means negotiation is clearly part of the current Beaumont market.
For buyers, properties that have been sitting on the market may present opportunities to negotiate on price or terms.
For sellers, the statistic is another reason to price accurately. Starting substantially above market value with the expectation that buyers will simply negotiate downward can actually work against a listing when purchasers have plenty of alternatives.
⏳ Days on Market Increase Again
Homes took an average of 61 days to sell in August, a 29.79% increase compared with August 2025.
Interestingly, that's an improvement from July 2026, when the average was 71 days. But compared with last year, selling times remain considerably longer.
Year-to-date, homes in Beaumont have taken an average of 73 days to sell, compared with only 46 days during the same period in 2025. That's a substantial 58.70% increase.
This reinforces the inventory story.
Buyers have more homes to evaluate, so there is less urgency to make a decision immediately. They can revisit properties, compare new construction against resale, investigate neighbourhoods and negotiate before committing.
For sellers, longer days on market don't necessarily mean there is something wrong with the market. But they do mean expectations need to be realistic.
Pricing correctly from the beginning becomes especially important when new competing listings continue entering the market.

📈 What Do the YTD Numbers Tell Us?
When we step away from individual monthly fluctuations, Beaumont's 2026 market becomes much easier to understand.
Demand is slightly softer, supply is considerably higher, but prices remain resilient.
Sales are down just 2.13%, which is a relatively small change. Meanwhile, new listings are up 16.42%.
Yet the average year-to-date sale price is still 1.07% higher than last year.
That combination suggests Beaumont is transitioning toward a market with more balance and more buyer choice rather than experiencing a dramatic downturn.
The number that sellers should pay particular attention to is days on market. At 73 days year-to-date versus 46 last year, buyers are clearly taking more time to make decisions.
That makes a strong launch strategy particularly important.
🏗️ Beaumont New Construction Market
New construction continues to be an important part of the Beaumont housing market, particularly as buyers compare builder inventory with resale homes.
We saw this clearly in July, when new construction sales increased substantially even though buyers were purchasing at lower average price points.
For prospective buyers, new construction can provide modern floorplans, new-home warranty coverage, energy-efficient building practices and the ability to purchase a quick-possession home that has never been occupied.
At the same time, resale properties may already include expenses that a new-home buyer needs to budget for separately, such as landscaping, fencing, decks, window coverings or basement development.
With overall Beaumont inventory already up 16.42% year-to-date, builders and resale sellers are competing for many of the same buyers.

🧠 What This Means for Beaumont Buyers
For buyers, the August numbers offer several advantages.
There is considerably more inventory available than there was last year, homes are taking longer to sell, and the average property is selling below asking price.
That gives buyers more opportunity to carefully evaluate a purchase rather than feeling pressured to make an immediate decision.
However, increased negotiating power doesn't mean every home is negotiable to the same degree. A desirable, well-priced property can still attract strong interest.
Buyers should evaluate each property based on recent comparable sales, competing inventory, condition and how long it has been on the market.
Those comparing new construction and resale should also consider the total cost of ownership, rather than simply comparing asking prices.
💼 What This Means for Beaumont Sellers
For sellers, Beaumont still offers a healthy market—but the strategy required to succeed has changed.
Year-to-date average sale prices remain above 2025 levels, and more than 320 properties have already sold this year. There are clearly active buyers.
The challenge is capturing their attention when there are more homes available.
Strong photography, thoughtful staging, accurate pricing, online exposure and a clear understanding of the competition are increasingly important.
Sellers should also monitor buyer response during the first few weeks of the listing.
If a property receives plenty of online views but few showings, the price or presentation may not be compelling enough. If it receives showings but no offers, buyer feedback and competing sales should be examined carefully.
The market is providing information—you need to respond to it.
🔮 Beaumont Real Estate Outlook for Fall 2026
As Beaumont moves into the fall market, inventory will be the statistic I'm watching most closely.
If the number of available homes continues growing while sales activity moderates, buyers could gain additional leverage through September and October.
That doesn't automatically mean home prices will fall. So far, year-to-date prices have remained resilient despite significantly more listings.
Instead, we may continue seeing a market where homes take longer to sell and negotiations become more common, while appropriately priced properties continue achieving solid values.
For sellers planning a fall listing, pricing against current competition rather than relying on what similar homes sold for during a hotter market will be increasingly important.
For buyers, fall could provide an attractive window to shop before winter, particularly if inventory remains elevated.
