At the same time, July brought an interesting change in inventory. The number of new listings fell considerably compared with July 2025, while homes took longer to sell. Together, these numbers point to a market that is active but becoming more nuanced. Buyers have more time to consider some properties, while sellers of well-priced homes continue to benefit from solid demand.

🏗️ New Construction Market Update – June 2026

Sherwood Park's new construction market remained active in June, although sales volume was lower than the same period last year. Six newly built homes sold in June 2026, compared to 10 new home sales in June 2025, representing a 40% decrease in builder sales activity. While fewer new homes changed hands, buyer demand remained steady for competitively priced inventory.

The average sale price for a new construction home in June 2026 was $503,744, compared to $557,975 in June 2025. This 9.7% decrease in average sale price reflects a shift toward more affordable inventory rather than weakening market conditions. The median sale price also adjusted modestly, declining from $549,999 in 2025 to $489,235 in 2026, indicating increased activity within the entry-level and move-up segments of the market.

Builders also saw improved absorption rates this year. New homes averaged 67 days on market, compared to 82 days in June 2025, with the median days on market improving from 97 days to 73 days. This suggests that while fewer homes were available, those that were competitively priced attracted buyers more quickly.

July 2026 was a notably stronger month for Sherwood Park new construction. Sales increased 60%, while the average selling time fell by about 16%. The average sale price was 20.7% higher, although the much higher maximum sale price in 2026 suggests that the mix of homes sold shifted toward more expensive properties. Total dollar volume was especially strong, rising more than 93% year-over-year.

New Listings Drop Nearly 17%

Perhaps the most notable change in July was the decline in new inventory.

Only 167 new listings entered the Sherwood Park market in July 2026, down 16.92% compared with July 2025.

This is quite a change from earlier in the spring when new listings were running well ahead of last year's levels.

However, year-to-date inventory tells a different story. Through July, 1,179 properties have been listed in 2026, compared with 1,127 in 2025—an increase of 4.61%.

That means buyers have generally had more properties coming onto the market this year, even though July itself experienced a noticeable pullback.

If lower listing activity continues through August and September while sales remain relatively strong, some segments of the Sherwood Park market could begin tightening again.

That's something I'll be watching closely over the next few reports.

Average Asking Price

Average Asking Price Declines Slightly

One of the few metrics to decline this month was the average asking price, which came in at $529,000, down 2.24% year-over-year.

That doesn't necessarily mean sellers are suddenly reducing prices across Sherwood Park. Average asking price can shift considerably depending on which types of properties come onto the market in a particular month.

The year-to-date picture supports that interpretation. The average asking price for 2026 is $525,000, compared with $521,000 last year, representing a 0.70% increase.

In other words, asking prices for the year remain slightly higher even though July's particular mix of inventory produced a lower monthly average.

For sellers, this is another reminder that pricing should be based on recent comparable sales rather than broad market averages. Buyers are becoming more selective, and simply adding a premium to last year's value doesn't guarantee a successful sale.

Sherwood Park Home Sales

Home Sales Remain Ahead of Last Year

There were 160 properties sold in Sherwood Park during July 2026, compared with 158 in July 2025. That's a modest 1.27% year-over-year increase, but it continues the broader trend we've been watching throughout 2026.

Year-to-date, 917 Sherwood Park properties have sold, compared with 875 through the same point of 2025. That represents a 4.80% increase in sales activity.

What's particularly interesting is the consistency of the market. The monthly sales chart in the July report shows 2026 outperforming 2025 in April, May and June, while July was almost even at 160 versus 158 sales. That suggests buyer demand hasn't disappeared as we move into summer—it has simply become steadier.

For sellers, that's encouraging. There is still a healthy pool of buyers actively looking for homes in Sherwood Park.

For buyers, it means desirable properties can still attract attention quickly, even though the overall market is giving buyers somewhat more time than it did last summer.

Average Sale Price

Average Sale Price Reaches $528,000

The average Sherwood Park sale price reached $528,000 in July 2026, an increase of 1.65% compared with July 2025.

More importantly, the longer-term trend remains positive. The 2026 year-to-date average sale price is now $525,000, compared with $511,000 during the same period of 2025—a 2.67% increase.

The monthly sales-price graph in the July market report provides useful context. While there have naturally been monthly fluctuations, the overall price trend has remained elevated through 2025 and into 2026.

That is important because one month's average can be influenced by the mix of properties sold. For example, a month with more luxury properties will often produce a higher average, while a month dominated by entry-level homes can pull the average lower.

Looking at the year-to-date number helps smooth out some of those fluctuations, and the fact that the YTD average has risen from $511,000 to $525,000 indicates that Sherwood Park property values continue to be well supported.

For existing homeowners, that represents continued appreciation. For buyers, it reinforces why it's important to look beyond simply waiting for prices to fall. Individual properties and neighbourhoods can behave differently, but the overall market has not shown a broad decline in average selling prices.

Ask-to-Sell Ratio Remains Above 100%

Despite homes taking longer to sell, sellers are still achieving strong prices.

The average ask-to-sell ratio was 1.002 in July, meaning properties sold for approximately 100.2% of asking price on average.

Year-to-date, the ratio sits at 1.003, meaning the average sale has remained slightly above asking price.

That's a fascinating combination with the increased days on market.

It tells us that Sherwood Park isn't simply transitioning into a buyer's market. Instead, we're seeing buyers become more patient while sellers of appropriately priced properties continue to achieve excellent results.

The important distinction is that an average doesn't mean every home is selling above list price. Some properties may receive multiple offers while others require price adjustments or negotiations.

This makes property-specific analysis increasingly important.

Average Days on Market

Homes Are Taking Longer to Sell

The biggest percentage change in July occurred in days on market.

The average Sherwood Park property took 36 days to sell in July 2026, compared with approximately 25 days last July. That's a 44% increase in market time.

Year-to-date, homes have averaged 34 days on market, compared with 29 days in 2025, an increase of 17.24%.

This is an important statistic for sellers.

Although sales and prices remain healthy, buyers aren't necessarily rushing into every listing. More inventory earlier in the year has given buyers additional choice, and they're taking more time to compare homes, neighbourhoods, condition and value.

That means the strategy of simply listing high and waiting for the market to catch up is becoming increasingly risky.

A home that is properly priced, professionally presented and marketed effectively can still generate excellent interest. An overpriced property, however, may spend considerably longer on the market.

For buyers, longer market times can create opportunities. Properties that have been listed for several weeks may offer greater room for negotiation than a brand-new listing that has attracted immediate attention.

When we put all of the statistics together, the Sherwood Park market looks healthy but more balanced than the exceptionally fast-moving markets we've experienced previously.

Sales are up.

Prices are up.

Year-to-date listings are up.

But homes are also taking longer to sell, and the list-to-sale ratio has softened slightly.

That combination is actually positive for the long-term health of the market. Buyers have more opportunity to make thoughtful decisions, while sellers continue to benefit from strong values.

Rather than a dramatic shift toward either buyers or sellers, Sherwood Park appears to be moving toward a market where strategy matters more.

What July's Market Means for Sherwood Park Buyers

If you're looking to buy a home in Sherwood Park, the summer of 2026 offers some advantages that weren't necessarily available during the most competitive periods of the market.

The increase in average days on market means you may have a little more time to evaluate certain properties. You may also have opportunities to negotiate on homes that have been available for several weeks.

However, don't mistake a longer average selling time for a lack of competition.

That creates an interesting balance.

If sales remain strong and new listings continue falling, we could see renewed competition for the best properties. If sales begin to ease as we approach fall, buyers may gain additional negotiating leverage.

Either way, the market remains very property-specific. Price range, neighbourhood, age, condition and home style can all produce very different results.
