The Fort Saskatchewan real estate market in July 2026 delivered an interesting combination of slower monthly sales, increased listing activity and continued strength in year-to-date home values. After a very active May and June, July saw some moderation in buyer activity, but the broader 2026 numbers show that the market remains remarkably close to last year's sales pace.

A total of 79 properties sold in Fort Saskatchewan during July, down 12.22% compared with July 2025. At the same time, 97 new listings entered the market, 4.30% more than a year ago.

Perhaps the most important story, however, is what is happening with prices. The average July sale price declined to $461,000, but the 2026 year-to-date average remains $471,000 — 3.39% higher than the $456,000 recorded through the same period of 2025.

That distinction matters. A single month's average can move considerably depending on the mix of properties sold. Looking at the year-to-date figures provides a broader view of where Fort Saskatchewan property values are trending.

For buyers, July's increased selection and longer selling times may create more room to compare properties and negotiate. For sellers, the market remains active, but pricing accurately has become increasingly important as buyers have more homes from which to choose.

New Construction Market Update – July 2026

Fort Saskatchewan's new construction market slowed in sales volume during July 2026, with 13 new homes sold compared with 19 in July 2025, a decrease of 31.58%. However, the sales count alone doesn't tell the whole story. The homes that did sell in 2026 moved considerably faster, while the mix of properties sold shifted toward more affordable price points.

Fort Saskatchewan saw 97 new listings in July, an increase of 4.30% compared with July 2025.

More importantly, the increase in inventory has been building throughout the year.

Through July, 653 properties have been listed in 2026 compared with 599 during the same period in 2025, an increase of 9.02%.

This is an important change in market conditions.

Buyers who struggled with limited inventory in previous markets now have more properties to compare. That can mean more time to evaluate neighbourhoods, layouts, renovations and overall value before making an offer.

For sellers, however, additional inventory creates competition.

Your home is no longer competing with only a handful of comparable properties. Buyers may have several alternatives available, which makes professional presentation, marketing and accurate pricing much more important.

 

Fort Saskatchewan Average List Price

Average Asking Price Climbs to $497,000

The average asking price reached $497,000 in July 2026, a substantial 12.03% increase compared with July 2025.

Year-to-date, the average asking price is now $482,000 compared with $457,000 in 2025, an increase of 5.36%.

This shows that sellers continue to have confidence in Fort Saskatchewan property values.

However, July also demonstrates why asking price and market value shouldn't be treated as the same thing.

While the average asking price increased considerably, the average sale price moved in the opposite direction during the month.

That's an important reminder for anyone preparing to sell: what other homeowners are asking for their properties isn't necessarily the best indication of what buyers are currently willing to pay.

Recent comparable sales remain one of the most important tools when determining a realistic listing price.

Sold Properties: July Activity Eases After a Strong June

There were 79 properties sold in Fort Saskatchewan in July 2026, representing a 12.22% decrease compared with July 2025.

The monthly decline comes after a particularly strong June, when Fort Saskatchewan recorded 82 sales and outperformed June 2025 by nearly 19%.

The chart in the July report helps put this into perspective. It shows 90 sales in July 2025 compared with 79 this July. It also illustrates how quickly the market accelerated earlier this spring, including 87 sales in May 2026 compared with 66 in May 2025 and 82 sales in June compared with 69 a year earlier.

In other words, one softer month does not erase the strength we saw earlier in the spring.

Year-to-date sales make that especially clear.

Through the end of July, 474 properties have sold in 2026 compared with 477 during the same period in 2025. That's a difference of only three properties, or 0.63%.

After starting 2026 noticeably behind last year's sales pace, Fort Saskatchewan has essentially caught up.

For homeowners, that's an encouraging indication that there continues to be a healthy pool of buyers looking to purchase in the community.

Average Sale Price: Monthly Decline, but YTD Values Remain Higher

The average Fort Saskatchewan sale price was $461,000 in July 2026, representing a 3.91% decrease compared with July 2025.

It's worth keeping this monthly decrease in perspective.

The report's sales-price graph shows noticeable month-to-month fluctuations over the past several years. That's normal because the average can change significantly depending on whether more entry-level properties or more expensive detached homes happen to sell during a particular month.

The broader year-to-date figures tell a stronger story.

Through July 2026, the average sale price is $471,000 compared with $456,000 during the same period of 2025. That's an increase of 3.39%.

So while July itself produced a lower average, Fort Saskatchewan homeowners have still seen positive year-over-year price performance across the first seven months of 2026.

Ask-to-Sell Ratio Remains Strong at 99.4%

Despite longer selling times, sellers are still achieving prices very close to asking.

The July ask-to-sell ratio was 0.994, meaning properties sold for approximately 99.4% of their asking price on average.

That's down only 0.83% compared with July 2025.

Year-to-date, the ratio sits at 0.993 compared with 1.001 last year, a difference of just 0.73%.

This tells us something important about the current market.

Buyers may have more choice and more negotiating room, but this is not a market characterized by steep discounts. Properly positioned homes are still achieving strong prices.

Average Days on Market

Days on Market: Homes Are Taking Longer to Sell

The average property took 62 days to sell in July 2026, an increase of 55% compared with July 2025.

Longer selling times have been one of the clearest themes of the Fort Saskatchewan market this year.

Year-to-date, homes are averaging 63 days on market compared with 44 days in 2025, an increase of 43.18%.

This doesn't necessarily mean buyers have disappeared. Sales are virtually even with last year.

Instead, the combination of similar sales and significantly more listings suggests buyers simply have more choice.

They can compare several homes, revisit properties and potentially negotiate before making a decision.

For sellers, this makes the first few weeks of a listing especially important. Starting too high and planning to reduce the price later can allow competing listings to capture the most motivated buyers first.

What the YTD Numbers Tell Us

The year-to-date comparison provides perhaps the clearest picture of the Fort Saskatchewan housing market in 2026.

Sales are essentially flat, with only three fewer properties sold than during the first seven months of 2025. At the same time, new listings are up more than 9%.

Despite that additional supply, the average sale price is 3.39% higher.

That's a fairly encouraging combination.

It suggests Fort Saskatchewan has been able to absorb additional inventory without a corresponding decline in year-to-date property values.

At the same time, the 43.18% increase in days on market confirms that conditions have become less frantic. Buyers have more time and more choice, while sellers need to compete more deliberately for buyer attention.

I would characterize this as a more balanced and selective market than we saw in 2025, rather than simply a weaker one.

What July Means for Fort Saskatchewan Buyers

July's numbers contain some good news for buyers.

With year-to-date listings up more than 9% and homes taking longer to sell, buyers generally have more opportunity to shop carefully instead of feeling pressured to purchase the first suitable property that becomes available.

That can provide more opportunity to include appropriate conditions, conduct a home inspection and compare the value of competing properties.

But buyers shouldn't assume every seller will accept a substantial discount.

The 99.4% monthly ask-to-sell ratio demonstrates that properties are still selling very close to their asking prices on average.

The best approach is to evaluate each property individually. A home that has just entered the market and is priced correctly may require a very different strategy than one that has been available for several months.

What July Means for Fort Saskatchewan Sellers

For sellers, the July statistics reinforce one message: pricing matters.

There are more listings competing for essentially the same number of buyers as last year.

That doesn't mean sellers can't achieve an excellent result. Year-to-date prices remain higher and homes continue to sell close to asking price.

But buyers now have alternatives.

Professional photography, strong online marketing, appropriate preparation and an evidence-based pricing strategy can make a meaningful difference in how quickly a property sells and what it ultimately sells for.

Sellers should also prepare for a longer timeline. With the YTD average at 63 days, receiving an offer within the first week should no longer be considered the only measure of a successful listing.

Fort Saskatchewan Market Outlook for Late Summer and Fall 2026

Heading into August and the early fall market, I will be watching three numbers particularly closely: inventory, sales activity and days on market.

The relationship between those figures will help determine whether the market remains balanced or begins to tilt more clearly toward buyers.

If new listings continue to outpace 2025 while sales remain flat, buyers could gain additional negotiating leverage.

On the other hand, the year-to-date price numbers demonstrate that demand has so far been sufficient to support property values despite increased supply.

Rather than assuming prices will either rise sharply or fall significantly, the current statistics support a more measured outlook: greater buyer choice, more competition among sellers and continued price sensitivity depending on property type and price range.

Final Thoughts

July 2026 represents an interesting point in the Fort Saskatchewan real estate market.

Monthly sales declined 12.22%, while new listings increased 4.30%. Homes took considerably longer to sell, yet sellers still received approximately 99.4% of asking price.

Looking beyond one month provides the most useful perspective.

After seven months, Fort Saskatchewan has recorded 474 sales versus 477 last year, while the average sale price has increased 3.39% to $471,000. Meanwhile, buyers have benefited from 9.02% more new listings.

For buyers, that means more selection and potentially more negotiating opportunity.

For sellers, it means home values remain supported, but accurate pricing and effective marketing are increasingly important.
