New Listings Decline in July, But Remain Higher YTD
Edmonton saw approximately 1,700 new single family home listings in July, a 3.97% decrease compared with July 2025. Year-to-date, however, new listings remain 1.27% higher, at approximately 10,500 compared with 10,300 last year.
This is an interesting development.
Throughout much of 2026, increased listing activity has given buyers more options. July's year-over-year decline could indicate that the flow of new inventory is beginning to moderate as we move past the busiest portion of the spring market.
For buyers, there is still greater overall selection year-to-date than there was in 2025, but the best homes can still attract attention quickly.
For sellers, fewer new listings entering the market can be positive because it means slightly less fresh competition. However, sellers are still competing with the inventory that has accumulated due to longer selling times.
Average Asking Price Drops to $609,000
July did bring one noticeable change on the seller side of the market.
The average asking price fell to $609,000, down 2.24% compared with July 2025. Despite that monthly decline, the year-to-date average asking price remains slightly higher at $621,000 versus $618,000 in 2025, an increase of 0.46%.
This could indicate that seller expectations are beginning to adjust to current conditions.
With homes taking longer to sell and buyers having more alternatives, sellers need to pay close attention to recent comparable sales rather than relying on what neighbouring homes may have achieved during a stronger market several months ago.
A home can still command an excellent price in Edmonton, but the initial asking price has to make sense to today's buyer.
Overpricing can result in fewer showings, longer market times, and eventually a price reduction—while a strategically priced home can generate interest much sooner.
Edmonton Single Family Home Sales Decline 9.44%
There were 921 detached single family homes sold in Edmonton in July 2026, down 9.44% from July 2025. Year-to-date, sales are down 11.58%, with 5,466 properties sold compared with 6,182 at this point last year.
This continues the slower sales trend we've followed throughout 2026.
However, July's numbers shouldn't automatically be interpreted as a weak housing market. Instead, we're seeing a considerable change in the pace of the market.
Buyers have more time to compare properties, evaluate value, complete due diligence, and decide whether a particular home truly meets their needs. The urgency that characterized parts of the 2025 market has eased.
For sellers, that means simply putting a home on MLS® and expecting immediate results is no longer enough. Pricing, condition, photography, online presentation, and marketing strategy have become increasingly important.
Average Edmonton Single Family Home Sale Price Reaches $570,000
Despite the decline in sales, Edmonton detached home values have remained remarkably resilient.
The average sale price reached $570,000 in July 2026, representing a 0.92% increase from July 2025. Year-to-date, the average sale price is $571,000, up 1.60% from $562,000 during the same period last year.
The sales-price chart included in the July report also shows how dramatically Edmonton detached prices have changed since early 2024, while illustrating the more moderate movement we've experienced recently.
This is an important distinction for homeowners.
Fewer homes selling does not necessarily mean homes are losing value.
So far in 2026, Edmonton's market has absorbed a considerable decline in sales activity without producing a corresponding decline in average detached home prices.
That suggests underlying demand remains present, particularly for properties that are well located, appropriately priced, and appealing to today's buyers.
Edmonton Homes Selling for About 98.5% of Asking Price
July's average ask-to-sell ratio was 0.985, meaning Edmonton single family homes sold for approximately 98.5% of their asking price on average. The ratio was down 0.47% year-over-year.
Year-to-date, homes have sold for approximately 98.6% of asking price, compared with 99.7% in 2025.
That may look like a small change, but across a higher-priced property it can represent thousands of dollars.
It also reinforces the broader story emerging from the July numbers: buyers have regained some negotiating power.
This doesn't mean every seller will negotiate significantly. A well-priced home in a desirable neighbourhood can still attract considerable interest. But buyers now have more ability to evaluate the individual property and negotiate based on its condition, location, competition, and time on market.
Days on Market Jump More Than 30%
One of the clearest indicators of how much the Edmonton single family market has changed is days on market.
The average detached home took 56 days to sell in July 2026, a 30.23% increase from July 2025. Year-to-date, homes are averaging 60 days on market compared with 46 days last year, an increase of 30.43%.
This has significant implications for sellers.
A longer average marketing period means homeowners need to enter the market with realistic expectations. A property not selling within the first week or two doesn't necessarily mean something is wrong, but its performance should still be monitored carefully.
Showings, online engagement, competing listings, buyer feedback, recent sales and price changes all help determine whether the listing strategy is working.
For buyers, longer market times can create opportunities—particularly when a property has been listed for several weeks and the seller becomes more open to negotiating price, possession, conditions, or other terms.
Edmonton Single Family Homes YTD – 2026 vs 2025
Looking beyond one month gives us an even clearer picture of how the Edmonton detached housing market has changed this year.

Through the first seven months of 2026, 5,466 Edmonton single family homes have sold, 11.58% fewer than during the same period in 2025. Yet the YTD average sale price is $571,000, 1.60% higher than last year's $562,000.
That contrast between fewer transactions and higher average prices is one of the defining features of the Edmonton housing market so far in 2026.
What Does the July Edmonton Real Estate Market Really Tell Us?
Taken together, July's numbers point toward a market that is becoming increasingly balanced.
We have:
Rather than a dramatic correction in property values, Edmonton is experiencing a change in market velocity and negotiating dynamics.
That's an important difference.
Sellers can still achieve strong prices, but buyers are no longer behaving as though every property must be purchased immediately.
What July's Market Means for Edmonton Home Buyers
For buyers, the 2026 market offers something that was harder to find last year: time and choice.
Longer days on market and slightly more YTD listings mean buyers may be able to compare several suitable homes before making a decision.
There may also be more opportunity to include conditions such as financing and inspection, depending on the individual property and competitive situation.
That doesn't mean buyers should become complacent. The best homes—particularly those offering desirable locations, renovations, larger lots, garages, legal suites, or attractive family-friendly layouts—can still sell quickly.
The goal isn't to wait indefinitely. It's to use the improved market conditions to make a better-informed purchase.
What July's Market Means for Edmonton Home Sellers
For sellers, July reinforces the importance of getting the fundamentals right from the beginning.
With the average home now taking 56 days to sell, buyers have more opportunities to compare your property with the competition.
That means your home needs to compete on three fronts:
Price. Buyers have access to more information than ever, and an unrealistic asking price becomes obvious quickly.
Presentation. Professional photography, staging, cleanliness, curb appeal and a strong first impression matter.
Marketing. Simply appearing on MLS® isn't a complete marketing strategy. Your home needs strong digital exposure and a clear story explaining why a buyer should choose it over competing properties.
The good news is that the average sale price remains higher than last year. Sellers haven't lost the opportunity to achieve a strong result—the strategy required to get there has simply changed.
Edmonton Detached Home Market Outlook for the Rest of 2026
As we head toward the late-summer and fall market, I'll be watching several indicators closely.
The first is sales volume. July sales were down 9.44%, while YTD sales remain down 11.58%. If that gap continues to narrow, it could signal strengthening buyer activity.
The second is inventory. July's new listings declined compared with last year even though YTD listings remain slightly higher. If new inventory begins to slow while buyers remain active, conditions could tighten again in some segments.
Finally, prices will be important. So far, Edmonton detached values have remained remarkably stable despite the slower pace of sales. The $571,000 YTD average sale price is still 1.60% above 2025.
For now, the data supports describing Edmonton as a more balanced and negotiable market—not one experiencing a significant decline in detached home values.
