Year-to-date, Devon has seen 77 new listings, representing a 22.22% increase over 2025.

This increase in inventory is helping create a more balanced marketplace. Buyers now have more options than they did a year ago, while sellers must ensure their homes are properly priced and marketed to stand out from the competition.

Although inventory is growing, sales activity is keeping pace, preventing a significant oversupply from developing.

💲 Asking Prices Remain Strong

The average asking price in May reached $464,000, an increase of 12.56% compared to May 2025.

Looking at the broader trend, the year-to-date average asking price now sits at $485,000, which is 15.59% higher than the same period last year.

This continued increase in list prices reflects strong confidence among Devon homeowners. It also demonstrates that buyers continue to view Devon as a desirable and affordable alternative to many Edmonton communities.

While sellers remain optimistic, pricing appropriately is still critical as buyers become increasingly selective.

📈 Sales Activity Surges in May

May was an excellent month for sales activity in Devon. A total of 14 homes sold, representing a 40% increase compared to May 2025.

This surge pushed year-to-date sales to 51 homes, slightly ahead of last year’s pace and marking a 2% increase overall. After a slower start to the year, Devon’s market appears to have regained momentum as buyers entered the spring market in greater numbers.

The increase in sales is particularly encouraging because it occurred alongside a significant increase in inventory, demonstrating that buyer demand remains healthy despite having more homes available to choose from.

💵 Home Values Continue to Rise

One of the most impressive statistics from May is the increase in the average sale price.

The average sale price jumped to $472,000, a remarkable 47.12% increase over May 2025.

Year-to-date, the average sale price has climbed to $444,000, representing a 13.79% increase compared to last year.

This substantial growth indicates that higher-priced homes are successfully finding buyers and that overall market confidence remains strong. It also highlights Devon’s growing appeal among families and move-up buyers looking for larger homes and more value.

⚖️ Ask-to-Sell Ratio Remains Healthy

The average ask-to-sell ratio came in at 0.987, meaning homes sold for approximately 98.7% of their asking price.

While this is slightly lower than last year, it remains a strong result and shows that sellers are still achieving close to their desired prices.

Year-to-date, the ratio sits at 0.983, compared to 0.997 in 2025, suggesting buyers have gained a small amount of negotiating power. However, the difference remains relatively minor, reinforcing the fact that Devon remains a healthy and competitive market.
