Devon Real Estate Market Update: August 2026

The Devon, Alberta real estate market slowed considerably in August 2026, with fewer homes selling and fewer new listings coming onto the market compared with August 2025. However, underneath that decline in activity, home values continued to show strength.

Only 5 properties sold in Devon during August, a 66.67% decrease from the same month last year. Yet the average sale price reached $404,000, 6.48% higher than August 2025. Year-to-date, the pricing trend is even more pronounced, with Devon's average sale price sitting at $445,000 — 14.71% higher than the same period in 2025.

At the same time, homes took substantially longer to sell in August, and the gap between asking and selling prices widened. For buyers and sellers, these numbers point toward a Devon market that requires a little more patience and a much more careful approach to pricing.

New Listings Decline, but YTD Supply Is Unchanged

There were 12 new listings in Devon during August, representing a 25% decrease compared with August 2025.

Interestingly, the year-to-date numbers tell a very different story.

Through the end of August, 118 properties have been newly listed in Devon in 2026 — exactly the same number as during the same period in 2025.

That means the reduction in sales hasn't been caused by a dramatic increase in the number of properties coming onto the market. Instead, buyers simply haven't absorbed those listings as quickly as they did last year.

For sellers, this makes understanding your direct competition particularly important. Buyers may have more time to compare properties, even though the overall flow of new listings hasn't increased year-over-year.

Average List Price

Average Asking Price Reaches $479,000

The average asking price in Devon was $479,000 in August, representing a 6.65% increase compared with August 2025.

Year-to-date, the increase is considerably larger. The average asking price sits at $485,000 in 2026 compared with $410,000 last year, an increase of 18.29%.

This continues a trend we've been following throughout 2026: sellers are bringing properties to market at considerably higher price points than they were last year.

As always, average asking price doesn't mean every Devon home has increased in value by 18%. Changes in the mix of properties being listed — including size, age, condition and price range — can have a meaningful impact on the average.

However, actual sale prices are also substantially higher year-to-date, supporting the broader trend toward stronger home values.

Devon Home Sales

Home Sales Slow Considerably in August

Devon recorded just 5 residential sales in August 2026, compared with 15 in August 2025. That's a substantial 66.67% year-over-year decline.

It also continues the slowdown we saw in July. According to the sales chart on the report's single page, Devon recorded 22 sales in June, 10 in July and 5 in August, showing a pronounced reduction in transaction activity through the latter part of the summer.

Year-to-date, 88 homes have sold in Devon, compared with 98 through August 2025, putting overall sales activity 10.20% behind last year's pace.

That is a more useful comparison than looking at August alone. Devon is certainly experiencing fewer transactions in 2026, but the year-to-date decline is much less dramatic than August's monthly number suggests.

It is also worth remembering that Devon is a relatively small real estate market. With only five transactions during August, one or two additional sales can make a large difference to monthly percentages.

Average Sale Price

Average Sale Price Remains Higher Than Last Year

Despite the slowdown in transactions, the average sale price in August was $404,000, which was 6.48% higher than August 2025.

Even more notable is the year-to-date comparison.

Through August, Devon's average sale price is $445,000, compared with $388,000 during the same period in 2025. That's an increase of 14.71%.

That distinction is important.

Devon is seeing fewer sales but higher average prices.

The report's monthly price chart also illustrates how much Devon's average selling price has fluctuated from month to month. In a smaller market, the types and price ranges of the handful of homes selling in a particular month can have an outsized effect on the average.

For that reason, I would place more emphasis on the $445,000 YTD average than on August's $404,000 monthly figure when evaluating the broader direction of the market.

Ask-to-Sell Ratio Shows More Negotiation

The average ask-to-sell ratio was 0.972 in August, meaning homes sold for approximately 97.2% of asking price on average.

Year-to-date, homes have sold for approximately 98.7% of asking, compared with 99.9% during the same period last year.

The difference isn't enormous, but it reinforces what we're seeing elsewhere in the statistics: buyers have gained some negotiating room.

With longer selling timelines and fewer completed transactions, sellers may need to be more receptive to reasonable offers, particularly if their property has been on the market for an extended period.

Average Days on Market

Days on Market Jumps to 147 Days

The most eye-catching number in August's report is undoubtedly 147 days on market, representing a 406.90% increase compared with August 2025.

That is a dramatic number, but it needs context.

Only five homes sold during August, so a few properties that had been listed for an extended period could heavily influence the monthly average.

The year-to-date figure gives us a more reliable indication of the broader trend. Devon homes have taken an average of 51 days to sell in 2026, compared with 31 days in 2025, an increase of 64.52%.

So while I wouldn't conclude that a typical Devon home now requires 147 days to sell, there is clear evidence that selling timelines have lengthened overall in 2026.

For sellers, that means patience and pricing strategy are increasingly important.

Devon YTD Real Estate Comparison – 2026 vs 2025

Metric 2026 YTD 2025 YTD % Change
Sold Properties 88 98 ↓ 10.20%
New Listings 118 118 0.00%
Average Asking Price $485,000 $410,000 ↑ 18.29%
Average Sale Price $445,000 $388,000 ↑ 14.71%
Days on Market 51 days 31 days ↑ 64.52%
Ask-to-Sell Ratio 0.987 0.999 ↓ 1.20%

The year-to-date statistics reveal the bigger story. Sales volume is down, but the number of new listings is exactly equal to last year. Meanwhile, both asking and selling prices are significantly higher. Homes are also taking longer to sell, giving buyers somewhat more negotiating room than they had in 2025.

What Does This Mean for Devon Sellers?

August's market sends sellers a fairly clear message: home values remain strong, but buyers are becoming more selective.

Year-to-date average sale prices are substantially higher than last year, which is encouraging for homeowners considering a move.

However, fewer sales, longer selling timelines and a lower ask-to-sell ratio mean sellers cannot rely on market momentum alone.

Pricing based on what comparable homes have actually sold for — rather than simply looking at current asking prices — is especially important.

Presentation matters too. Professional photography, a strong online presence, thoughtful staging and ensuring the home is ready to show can all become more important when buyers have time to compare competing properties.

What Does This Mean for Devon Buyers?

For buyers, the slower pace may create opportunities.

Homes are taking longer to sell overall, and sellers are accepting slightly less relative to asking price than they did last year. That can provide buyers with more time for inspections, financing and thoughtful negotiations.

However, the statistics don't suggest that Devon home values are falling broadly.

The year-to-date average sale price is still 14.71% higher than it was at this point last year, so buyers shouldn't automatically assume that slower sales mean substantially lower prices.

Instead, opportunities may be found by identifying properties that have been on the market longer or sellers whose pricing expectations have become more flexible.

Why Buyers Continue to Consider Devon, Alberta

Devon's appeal goes well beyond the monthly real estate statistics.

The community offers a small-town atmosphere while maintaining convenient access to Edmonton, Leduc, Nisku and the Edmonton International Airport.

Its North Saskatchewan River valley setting, trails and outdoor recreational opportunities are also major attractions for buyers who want access to nature without giving up proximity to the city.

For families, professionals, retirees and buyers looking outside Edmonton, Devon continues to offer a distinctive combination of community, location and housing options.

What I'll Be Watching Heading Into Fall 2026

The September and fall numbers will be particularly interesting after the slowdown we saw in July and August.

The biggest question is whether the reduction in sales is simply a late-summer pause or the beginning of a more sustained shift in buyer activity.

I'll also be watching days on market closely. August's 147-day figure was likely influenced by the very small number of sales, but the 51-day year-to-date average confirms that homes are taking longer to sell than last year.

Finally, we'll want to see whether Devon can maintain its strong pricing. A year-to-date average sale price of $445,000 — up almost 15% — remains one of the strongest parts of the 2026 story.

The Bottom Line on Devon Real Estate in August 2026

August was unquestionably a quieter month for the Devon housing market.

Only 5 homes sold, sales were down 66.67% year-over-year, and properties that sold had spent an average of 147 days on market.

But those figures only tell part of the story.

The average August sale price remained 6.48% higher than last year, while the year-to-date average sale price is up 14.71%. Asking prices are also significantly higher, and the total number of new listings so far this year is exactly equal to 2025.

The result is a market that appears to be becoming more balanced and price-sensitive rather than one experiencing a simple decline.

For sellers, realistic pricing and patience matter more. For buyers, longer selling timelines can create opportunities to negotiate. And for both sides, understanding the specific segment of the Devon market you're dealing with is increasingly important.
