Rural Strathcona County Real Estate Market Update – September 2026

The Rural Strathcona County acreage real estate market experienced a noticeable rebound in September 2026, with more properties selling, new listings increasing significantly, and average sale prices climbing compared with the same month last year.

After a quieter August, September brought renewed activity to the rural property market surrounding Edmonton and Sherwood Park. A total of 38 acreage properties sold, representing a 35.71% increase over September 2025, while the average sale price rose to $893,000, up 10.90% year-over-year.

At the same time, new listings increased by 42.86%, giving buyers additional options as the market transitions into the fall season.

However, when we look at the bigger picture, year-to-date sales remain below 2025 levels, despite higher average property values.

For anyone considering buying or selling an acreage in Strathcona County, these statistics provide valuable insight into the current market and what we may expect heading into the final months of 2026.

Strathcona County -Acreage Listings

New Listings Jump 42.86%

September brought a substantial increase in new acreage listings.

A total of 50 properties were newly listed in September 2026, compared with approximately 35 during September 2025.

That's a 42.86% increase year-over-year.

This is an important development because inventory has been one of the defining stories of the Rural Strathcona County acreage market throughout 2026.

For much of the year, fewer properties were entering the market compared with 2025.

September's increase suggests that more acreage owners are choosing to sell as we move into fall.

However, year-to-date inventory remains lower than last year.

Through September:

  • 2026 new listings: 383
  • 2025 new listings: 422
  • Year-over-year change: -9.24%

Although September provided buyers with more new options, the total number of properties listed during the first nine months of 2026 remains below last year's levels.

For buyers, additional listings can be welcome news.

Acreage buyers often have specific requirements, including land size, garages, shops, privacy, fencing, water systems, and commuting distance.

More inventory increases the possibility of finding a property that meets those needs.

For sellers, however, additional listings also mean more competition.

As more acreage properties become available, presentation, pricing, and professional marketing become increasingly important.

Strathcona County - Average Acreage List Price

Average Asking Price Reaches $1.14 Million

The average asking price for Rural Strathcona County properties was $1.14 million in September 2026, an increase of 8.55% compared with September 2025.

This indicates that the properties being offered for sale are entering the market at higher average asking prices than they were a year ago.

The year-to-date average asking price is also higher.

Through September:

  • 2026 average asking price: $1.09 million
  • 2025 average asking price: $1.03 million
  • Year-over-year increase: 5.19%

While the monthly average asking price is above $1 million, it is important to remember that this figure represents a broad range of acreage properties.

Rural Strathcona County includes everything from modest country homes to luxury estates, hobby farms, equestrian properties, and homes with substantial shops or additional buildings.

These differences can significantly influence average asking prices.

For sellers, the key is not simply choosing a price based on the regional average.

Instead, an effective pricing strategy should consider recent comparable sales, property condition, land characteristics, improvements, location, and current competition.

A well-priced acreage is more likely to attract qualified buyers and achieve a successful sale.

Strathcona County -Acreage Sales

Acreage Sales Increase 35.71% in September

One of the most encouraging statistics from September is the increase in acreage sales.

A total of 38 rural Strathcona County properties sold during September 2026, compared with 28 during September 2025.

That's an increase of 35.71% year-over-year.

This is a notable improvement following August, when just 25 acreage properties sold.

In fact, September's 38 sales represent a 52% increase over August 2026, suggesting that buyer activity picked up as summer came to an end.

The monthly sales chart also illustrates this rebound. After 42 sales in June, activity slowed to 33 in July and 25 in August before recovering to 38 in September.

While the fall market is often associated with slowing activity, September's results demonstrate that serious acreage buyers remain active.

However, the year-to-date statistics provide important context.

Through September 2026, 240 acreage properties have sold, compared with 288 during the same period in 2025.

That represents a 16.67% decrease in year-to-date sales.

Although September was stronger than last year, overall sales activity throughout 2026 has remained below 2025 levels.

This difference highlights the importance of looking at both monthly and annual trends when evaluating the real estate market.

Average Sale Price

Average Sale Price Climbs to $893,000

The average sale price for Rural Strathcona County acreages reached $893,000 in September 2026, representing a 10.90% increase compared with September 2025.

Last September, the average sale price was approximately $805,000.

This means the average price of properties sold increased by approximately $88,000 year-over-year.

While this doesn't mean every individual acreage has appreciated by that amount, it does demonstrate that buyers are purchasing properties at higher average price points.

The year-to-date numbers are even more revealing.

Through September 2026, the average acreage sale price sits at $978,000, compared with $873,000 during the same period in 2025.

That's an increase of 11.97%.

This is particularly interesting because the number of properties sold has declined year-to-date.

In other words, fewer acreage properties have changed hands, but the average value of those transactions has increased substantially.

Acreage properties can vary significantly in price depending on location, land size, home condition, renovations, outbuildings, and proximity to Edmonton or Sherwood Park.

A higher proportion of executive homes or larger properties selling during a particular period can influence the average.

Nevertheless, September's results continue the broader trend of higher average sale prices throughout 2026.

For homeowners considering selling, this reinforces the importance of understanding how their individual acreage compares with recently sold properties.

Ask-to-Sell Ratio: Buyers Continue Negotiating

September's average ask-to-sell ratio was 0.974, meaning properties sold for approximately 97.4% of their asking price.

This was unchanged from September 2025.

The year-to-date ratio is slightly higher at 0.985, compared with 0.986 during the same period last year.

That means acreage properties have sold for approximately 98.5% of asking price on average throughout 2026.

This is a relatively small difference from 2025 and suggests that the relationship between asking and selling prices has remained fairly consistent.

For sellers, this reinforces the importance of accurate pricing.

Even when average sale prices are increasing, buyers are still evaluating properties carefully and negotiating based on perceived value.

For buyers, the ratio suggests there may be some negotiating room depending on the property, its condition, and how long it has been listed.

However, a strong property priced appropriately may still attract significant interest.

Strathcona County Acreage Average Days on Market

Days on Market Falls to 42 Days

One of September's strongest statistics is the improvement in selling times.

The average Rural Strathcona County acreage sold in 42 days during September 2026, representing a 37.31% decrease compared with September 2025.

This means acreage properties are selling considerably faster than they were one year ago.

The year-to-date trend also shows improvement.

Through September:

  • 2026 average days on market: 41.1 days
  • 2025 average days on market: 49 days
  • Change: -16.10%

This is particularly meaningful for rural real estate.

Acreage properties often require additional consideration compared with homes within Edmonton or Sherwood Park.

Buyers may need to investigate wells, cisterns, septic systems, zoning, outbuildings, property boundaries, and other rural-specific features.

Despite these additional considerations, properties are selling faster this year.

For sellers, shorter selling times can reduce the uncertainty associated with having a property on the market.

For buyers, the statistics demonstrate the importance of being prepared when the right acreage becomes available.

Rural Strathcona County YTD Comparison – 2026 vs. 2025

The following table compares acreage market activity from January through September 2026 with the same period in 2025.

Metric 2026 YTD 2025 YTD % Change
Sold Properties 240 288 ↓ 16.67%
Average Sale Price $978,000 $873,000 ↑ 11.97%
Average Asking Price $1.09M $1.03M ↑ 5.19%
New Listings 383 422 ↓ 9.24%
Average Days on Market 41.1 days 49 days ↓ 16.10%
Ask-to-Sell Ratio 98.5% 98.6% ↓ 0.06%

The year-to-date numbers highlight several important trends.

First, sales activity remains lower than last year. Despite September's strong performance, 48 fewer acreage properties have sold through the first nine months of 2026.

Second, average sale prices remain considerably higher. The 11.97% increase in the year-to-date average sale price suggests that higher-priced transactions continue to influence the market.

Third, fewer properties have entered the market. New listings remain 9.24% below last year's levels.

Finally, properties are selling faster. The average time required to sell an acreage has declined by 16.10%.

Together, these statistics suggest a market with lower overall transaction volume but continued pricing strength and relatively efficient sales.

What September's Market Means for Acreage Buyers

For buyers considering an acreage in Rural Strathcona County, September's increase in new listings is encouraging.

More properties entering the market can create additional opportunities, particularly for buyers with specific requirements.

However, average sale prices remain higher than last year, and properties continue to sell relatively quickly.

That means preparation is still important.

Before beginning an acreage search, buyers should understand their financing options and the additional considerations associated with rural property ownership.

Depending on the property, these may include:

  • Water wells or cisterns
  • Septic systems
  • Water quality and availability
  • Zoning and permitted uses
  • Property boundaries
  • Outbuilding permits
  • Road access and maintenance
  • Heating systems
  • Internet availability
  • Future development in surrounding areas

Understanding these features before purchasing can help avoid unexpected expenses and ensure the property suits your long-term needs.

What September's Market Means for Acreage Sellers

For acreage owners considering selling, September's statistics offer several encouraging signals.

Sales increased substantially compared with last September, average sale prices remain higher, and properties are selling faster.

However, the increase in new listings also means sellers may face additional competition heading into fall.

That makes professional presentation and strategic pricing especially important.

Unlike many urban homes, an acreage's value extends beyond the house itself.

Buyers are also purchasing the land, privacy, location, outbuildings, and lifestyle opportunities.

Marketing should therefore showcase the entire property.

Professional photography, aerial images, detailed property descriptions, and accurate information about improvements and rural systems can help buyers understand the value being offered.

Why Buyers Continue Choosing Rural Strathcona County

Rural Strathcona County remains an attractive option for buyers who want more space while maintaining access to Edmonton and Sherwood Park.

The area offers a variety of rural lifestyles, from established treed acreages to luxury estate properties, hobby farms, and homes with large workshops.

Communities and areas such as Ardrossan, South Cooking Lake, Antler Lake, Hastings Lake, Half Moon Lake, and the surrounding countryside provide a wide selection of rural property styles.

For many buyers, the appeal includes privacy, outdoor recreation, room for recreational vehicles, larger garages, and the opportunity to enjoy country living without moving too far from urban amenities.

The diversity of available properties is one of the reasons Rural Strathcona County continues to attract interest from different types of buyers.

Looking Ahead to October and the Fall 2026 Market

September's rebound provides an encouraging start to the fall acreage market.

Sales increased, more listings entered the market, and average sale prices remained higher than last year.

However, the next few months will help determine whether this renewed activity continues.

One important factor to watch will be the relationship between new listings and sales.

If additional properties continue entering the market while buyer activity remains strong, buyers may enjoy greater selection without necessarily seeing substantial downward pressure on prices.

If sales slow while inventory increases, sellers may face more competition.

Interest rates, financing conditions, seasonal weather, and buyer confidence may also influence activity as we approach the end of 2026.

Rather than assuming one outcome, the best approach is to continue monitoring the monthly statistics.

Final Thoughts: A Strong September for Strathcona County Acreages

September 2026 brought renewed momentum to the Rural Strathcona County acreage real estate market.

With 38 sales, 50 new listings, an average sale price of $893,000, and an average selling time of 42 days, the market demonstrated stronger activity than September 2025.

Although year-to-date sales remain lower, average sale prices are almost 12% higher, and properties continue selling faster.

For buyers, the increase in listings provides more opportunities to find the right acreage.

For sellers, higher average prices and faster selling times remain encouraging, but accurate pricing and effective marketing are essential as competition increases.

Whether you're considering purchasing your first acreage, moving to a larger rural property, or selling a home you've owned for years, understanding the local market is the first step toward making an informed decision.
