Parkland County Acreage Market Overview: September 2026

The Parkland County acreage real estate market continued to send mixed signals in September 2026. Sales activity slowed considerably compared with September 2025, yet acreage values remained resilient. The average sale price increased, properties sold faster, and sellers continued to achieve prices very close to their asking price.

At the same time, September brought a noticeable increase in new listings, giving buyers more fresh inventory to consider as we entered the fall market.

For anyone considering buying or selling an acreage in Parkland County, the September statistics reinforce an important point: lower sales volume does not necessarily mean falling property values. In fact, despite significantly fewer transactions so far in 2026, the year-to-date average sale price remains slightly higher than it was at this point last year.

Let's take a closer look at the September 2026 Parkland County acreage market and what these numbers could mean for buyers and sellers.

September recorded 28 firm sales and 64 new listings. The average acreage sold for $824,000, while the average asking price was $854,000. Properties that sold spent an average of only 42 days on market, and the average ask-to-sell ratio reached 98.9%. parkland

New Listings Increase 23%

September gave acreage buyers something they haven't consistently seen throughout 2026: more new listings than the same month last year.

There were 64 new Parkland County acreage listings in September, an increase of 23.08% year-over-year. parkland

That is a meaningful increase in fresh inventory.

However, the year-to-date picture remains different:

2026 YTD: 535 new listings
2025 YTD: 591 new listings
Change: ↓ 9.48%

So while September brought buyers more choice, total new inventory for the year remains almost 10% below 2025 levels.

For buyers, additional fall listings may create opportunities to compare more properties and negotiate with sellers who want to make a move before winter.

For sellers, the increase means there is more competition for buyer attention than there was during some earlier months this year.

Average List Price

Average Asking Price Reaches $854,000

The average asking price for Parkland County acreages was $854,000 in September, an increase of 5.87% compared with September 2025. parkland

The year-to-date numbers show an even larger increase.

The average asking price through September is:

2026: $946,000
2025: $858,000
Change: ↑ 10.17%

That suggests the properties being offered for sale in 2026 are carrying substantially higher asking prices overall.

However, it's important not to interpret this as saying every Parkland County acreage has increased in value by 10%.

Averages are influenced by the mix of inventory entering the market. More luxury homes, larger parcels or highly improved acreages can raise the average asking price even if values in another segment remain relatively stable.

For sellers, an individual market evaluation based on genuinely comparable properties remains far more useful than applying the county-wide average to a specific acreage.

Acreage Sales Drop Sharply in September

There were 28 firm acreage sales in Parkland County during September 2026, down 47.17% from the 53 sales recorded in September 2025. parkland

The slowdown is also apparent in the year-to-date numbers.

Through the end of September:

  • 283 properties sold in 2026
  • 392 properties sold in 2025
  • Sales are down 27.81% year-over-year

The firm-sales chart on page one provides useful context. June was the one recent month where 2026 sales exceeded 2025, with 53 versus 47. Since then, sales have trailed the prior year: 41 versus 58 in July, 39 versus 44 in August, and 28 versus 53 in September. parkland

That makes September's decline significant rather than simply a one-month fluctuation.

However, sales volume is only one part of the story.

Parkland County Average Sale Price

Average Sale Price Climbs to $824,000

Despite the sharp reduction in sales, the average sale price increased to $824,000 in September 2026, up 4.48% from $789,000 in September 2025. parkland

September also continued the strong pricing we saw in August, when the average sale price reached $821,000.

Looking at the monthly price chart on the report, Parkland County acreage prices have fluctuated considerably throughout the year. That's normal for a rural market because the types of properties selling from one month to the next can be dramatically different.

A smaller acreage with an older home may sell for substantially less than a renovated estate property with a large shop, multiple acres and premium improvements. A few higher-end transactions can therefore move the monthly average.

That's why the year-to-date number is particularly valuable.

Through September, the 2026 average sale price is $767,000, compared with $762,000 during the same period in 2025, an increase of 0.55%. parkland

The increase is modest, but it is important because it has occurred despite year-to-date sales being down almost 28%.

In other words, lower transaction volume has not translated into lower average acreage values so far in 2026.

Sellers Receiving 98.9% of Asking Price

September's average ask-to-sell ratio was 0.989, meaning successful sales achieved approximately 98.9% of asking price on average. That was 0.82% stronger than September 2025. parkland

Year-to-date, the ratio is virtually unchanged:

2025: 98.4%
Change: ↑ 0.06%

That is another important indicator of price stability.

If the acreage market were experiencing widespread downward pricing pressure, we might expect the sale-to-list ratio to weaken considerably. So far, the report isn't showing that.

Buyers are still negotiating, of course, but appropriately priced acreages are generally selling close to asking price.

Parkland County Acreages Selling Faster

Despite fewer overall transactions, the acreages that are successfully selling are doing so relatively quickly.

The average days on market was just 42 days in September, a 17.65% decrease from September 2025. parkland

The year-to-date improvement is also substantial:

2026: 44 days
2025: 51 days
Change: ↓ 13.73%

This is one of the most interesting trends in the 2026 Parkland County acreage market.

We have substantially fewer sales, but the successful listings are selling faster.

That suggests buyers may be more selective rather than simply absent.

A property that offers the right combination of location, condition, land, improvements and price can still attract attention quickly. Properties that don't meet buyer expectations may face a very different experience.

For sellers, this makes the initial launch particularly important. Pricing correctly, presenting the property well and providing buyers with detailed information about the acreage can help create confidence from the beginning.

Sales are down substantially, but prices haven't followed them downward.

Instead:

  • Average asking prices are higher.
  • Average sale prices are slightly higher.
  • Properties are selling faster.
  • Sale-to-list ratios remain extremely stable.
  • Total new listings remain below last year.

That points to a lower-volume but surprisingly resilient Parkland County acreage market.

What Does September Mean for Parkland County Acreage Buyers?

September's increase in new listings is good news if you're looking for an acreage.

More fresh inventory means more opportunities to compare land size, location, home condition, shops, garages, outbuildings and overall value.

At the same time, the 42-day average selling period means desirable properties can still move quickly.

If you find the right acreage, being prepared matters.

A rural purchase can also require additional due diligence beyond what buyers typically encounter with a city property. Depending on the acreage, you'll want to understand items such as the water source, septic system, zoning, property boundaries, access, outbuildings and any relevant permits or improvements.

The right property is about much more than the house itself.

What Does September Mean for Parkland County Acreage Sellers?

September's statistics offer both encouragement and a reason to be strategic.

On the positive side:

  • Average sale prices increased.
  • Properties sold faster.
  • Sellers achieved almost 99% of asking price.
  • Year-to-date values remain stable.

But the number of completed sales has fallen substantially, and September brought more new competition onto the market.

That means pricing and marketing matter tremendously.

A buyer searching for an acreage may be comparing properties based on much more than square footage. They'll consider the land, privacy, road access, commuting distance, shops, garages, landscaping, fencing, water supply, septic system and overall lifestyle the property provides.

Good acreage marketing needs to tell that entire story.

Looking Ahead to the Fall Parkland County Acreage Market

September's numbers set up an interesting fall market.

The increase in new listings could give buyers more leverage and more options. At the same time, strong sale prices and shorter selling times indicate that quality acreage properties remain desirable.

The biggest trend I'll be watching is sales volume.

If the gap between 2025 and 2026 sales begins to narrow while inventory remains relatively constrained, the market could remain supportive of prices.

If sales continue to decline while inventory increases, buyers may gain additional negotiating power later in the year.

Either way, individual property characteristics will continue to matter enormously in the acreage market.
