The Rural Lac Ste. Anne County real estate market experienced a significant slowdown in sales activity during August 2026, but that slowdown came with an interesting contrast: the properties that did sell recorded a substantially higher average sale price than a year ago.
August saw just 14 properties sold, while the average sale price climbed to $579,000. At the same time, fewer new properties entered the market, homes continued to sell faster than last year, and the year-to-date average sale price remained well above 2025 levels.
For buyers and sellers considering an acreage, country residential home, recreational property or other rural real estate in Lac Ste. Anne County, August's statistics demonstrate why it's important to look beyond a single headline number.
Let's break down the August 2026 Lac Ste. Anne County real estate market.

Inventory continued to tighten during August.
There were only 36 new listings, representing a 26.53% decline compared with August 2025.
Year-to-date:
That's 57 fewer new listings entering the market during the first eight months of 2026.
For buyers, this means fewer choices.
Finding the right rural property can already take time because acreage buyers often have very specific requirements involving location, lot size, outbuildings, road access, water systems, septic systems and proximity to amenities.
Lower inventory can make that search even more challenging.
For sellers, however, reduced inventory means less competition from other properties.
Average Asking Price Declines in August
Interestingly, while the average sale price jumped, the average asking price declined.
August's average asking price was $509,000, down 7.94% compared with August 2025.
However, once again, the year-to-date numbers tell a different story:
Sellers have therefore been entering the market at significantly higher price points overall in 2026.
The contrast between August's lower asking price and much higher selling price also highlights the impact property mix can have on monthly averages.
The properties listed in August are not necessarily the same properties that sold in August. For that reason, comparing the month's average asking price directly with the month's average selling price doesn't tell us how much individual properties sold above or below their list prices.
The ask-to-sell ratio is the better metric for that comparison.
Sales Activity Drops Sharply in August
There were 14 properties sold in Lac Ste. Anne County during August 2026, representing a significant 58.82% decrease compared with August 2025.
That makes sales volume one of the biggest stories of the month.
The slowdown is also apparent in the year-to-date figures:
Through the end of August, there have been 45 fewer sales in 2026 than during the same period last year.
However, sales volume shouldn't be viewed in isolation. New listings have also declined considerably this year, meaning buyers have had fewer properties available to purchase.
Lower transaction volume can therefore reflect both reduced buyer activity and reduced supply.
Average Sale Price Jumps to $579,000
The most eye-catching number in August's report is undoubtedly the average sale price.
The average property sold for $579,000 in August 2026, an impressive 35.75% increase compared with August 2025.
That's a substantial year-over-year jump, but some context is important.
Only 14 properties sold during the month. In a rural market such as Lac Ste. Anne County, where properties can range from vacant land and modest recreational homes to large acreages and higher-end country residences, a relatively small number of higher-priced transactions can significantly influence the monthly average.
For that reason, I wouldn't interpret the 35.75% monthly increase as meaning every property in Lac Ste. Anne County has suddenly increased in value by more than one-third.
The year-to-date number gives us a broader perspective.
Through August:
That's still a very healthy increase.
Across the first eight months of 2026, the average sale price is approximately $40,000 higher than it was during the same period last year.
Ask-to-Sell Ratio Falls to 95.3%
August did give buyers a little more negotiating room.
The average ask-to-sell ratio was 95.3%, down 2.32% compared with August 2025.
That means properties sold for approximately 95.3% of their asking price on average during the month.
However, the year-to-date ratio remains slightly stronger than last year:
This is another example of why both monthly and year-to-date figures are valuable.
August buyers appear to have negotiated more aggressively, but across 2026 as a whole, sellers have still received slightly closer to asking price than they did last year.
Lac Ste. Anne Properties Continue to Sell Faster
Despite lower sales volume, properties that are selling are moving more quickly.
The average days on market in August 2026 was 58 days, a 12.12% decrease from August 2025.
The year-to-date improvement is even more significant:
Homes are therefore selling approximately 19 days faster on average this year.
That's an important statistic because it tells us something that sales volume alone doesn't.
Even though fewer properties are changing hands, successful listings are generally finding buyers more quickly than they did last year.
For sellers, this reinforces the importance of launching a property with the right pricing and marketing strategy from day one.

What Do August's Numbers Really Mean?
August's statistics present an unusual combination:
Sales were down sharply. Only 14 properties sold, a decline of nearly 59% from last August.
The average sale price jumped substantially. At $579,000, August's average was 35.75% higher than a year ago.
New listings also declined. There were 26.53% fewer properties entering the market.
Homes sold faster. Average days on market fell to 58 days.
Buyers negotiated more. The monthly ask-to-sell ratio declined to 95.3%.
Taken together, these figures suggest that August was a low-volume month with a different mix of properties selling than we saw last year.
That's why the YTD figures are particularly valuable. They smooth out some of the month-to-month volatility and show that the average sale price is up a more moderate 9.07% year-to-date, while properties are selling 21.11% faster.
What This Means for Lac Ste. Anne Buyers
For buyers looking for an acreage or rural property in Lac Ste. Anne County, August's market provides both challenges and opportunities.
The biggest challenge is inventory.
With 13.57% fewer new listings year-to-date, buyers have had less selection than they did in 2025.
However, August's 95.3% ask-to-sell ratio suggests there can still be room to negotiate depending on the property, its condition, its asking price and how long it has been on the market.
Rural buyers should also remember that price is only one component of value.
Before purchasing an acreage, it's important to consider items such as the water source, septic system, outbuildings, zoning, access, utilities and the overall condition of both the home and land.
What This Means for Lac Ste. Anne Sellers
For sellers, the broader 2026 market remains encouraging despite August's lower sales volume.

However, August's lower ask-to-sell ratio demonstrates that buyers remain price-conscious.
Pricing a rural property accurately is particularly important because no two acreages are exactly alike.
Land size, location, proximity to pavement, outbuildings, renovations, water and septic systems, landscaping, lake access and overall property condition can all influence market value.
Strong marketing combined with an evidence-based pricing strategy remains essential.
Looking Ahead to the Fall 2026 Lac Ste. Anne Market
As we move from summer into fall, inventory will be an important metric to watch.
If new listings continue to decline, buyers could face an increasingly limited selection heading into the final months of the year.
At the same time, August's lower sales volume is worth monitoring. One month doesn't establish a trend, particularly with only 14 transactions, but September's numbers should help indicate whether August was simply an unusually quiet month or the beginning of a broader seasonal slowdown.
For now, the year-to-date market remains characterized by higher average sale prices, lower inventory and faster selling times than in 2025, despite fewer overall transactions.
