Edmonton Detached Single Family Home Market: August 2026 Update

The Edmonton single family home market in August 2026 continued its transition toward more balanced conditions, giving buyers more time and negotiating room while requiring sellers to be increasingly strategic about pricing and presentation.

A total of 799 detached single family homes sold in Edmonton during August, down 10.63% from the same month last year. At the same time, the average sale price reached $551,000, which was actually 1.18% higher than August 2025.

That combination continues a trend we've seen throughout much of 2026: fewer homes are changing hands, but Edmonton detached home values have remained relatively resilient.

For buyers, the market offers more opportunity to compare properties and negotiate. For sellers, strong results are still possible, but accurate pricing, property condition and effective marketing matter considerably more than they did in a faster-moving market.

New Home Sales Slow as Prices Move Lower

Edmonton's new construction single family home market shifted noticeably in August 2026, with fewer sales, lower average and median prices, and slightly longer selling times compared with August 2025.

A total of 154 newly constructed single family homes sold in August 2026, compared with 168 in August 2025. That's a decrease of approximately 8.3% year-over-year.

At the same time, the average sale price declined from $628,585 to $608,806, while the median sale price fell from $589,000 to $563,500.

For buyers considering a new home in Edmonton, those numbers are worth paying attention to. Unlike July, when a few high-end transactions pushed the average substantially higher, both the average and median moved lower in August, suggesting broader price softness within the month's new-construction sales.

Edmonton New Single Family Home Listings

New Listings Increase 1.59%

Edmonton saw approximately 1,530 new detached listings in August, up 1.59% compared with August 2025.

Year-to-date, approximately 12,000 new listings have entered the market compared with 11,800 during the same period last year, an increase of 1.33%.

The increase isn't dramatic, but when combined with an 11.52% decline in YTD sales, it helps explain why buyers are experiencing a different market than they did last year.

More homes coming onto the market while fewer homes are selling creates greater selection.

For buyers, that's good news.

For sellers, it increases competition.

Your home isn't just competing against the property next door. It's competing against every reasonable alternative a buyer can find within their preferred neighbourhoods, price range and property type.

Average Asking Price

Average Asking Price Falls to $580,000

One of the more significant changes in August was the average asking price, which fell to $580,000, down 3.69% compared with August 2025.

Year-to-date, average asking prices are essentially flat:

Change: ↓ 0.22%

That suggests seller expectations may be adjusting to the realities of a slower market.

Sellers who saw what neighbouring properties achieved during the highly competitive periods of 2024 or 2025 need to be cautious about using those results without considering current conditions.

Today's buyer has more alternatives.

If two comparable homes are available and one is clearly overpriced, buyers have a greater ability to simply move on to the next property.

Detached Home Sales Fall 10.63%

There were 799 Edmonton single family home sales in August, compared with approximately 894 during August 2025, representing a 10.63% year-over-year decline.

The chart on the August report also illustrates the gradual seasonal slowdown in 2026. Sales were around 1,019 in June, fell to approximately 920 in July and reached 799 in August.

Some slowing as we move out of the spring market is normal, but the year-over-year comparison confirms that 2026 is also operating at a slower overall pace than 2025.

Year-to-date sales are now down 11.52%.

For buyers, lower transaction volume generally means less urgency than we experienced during the most competitive periods of Edmonton's recent housing market.

For sellers, it means there are fewer buyers competing for the available inventory, making it increasingly important to position a property correctly from the beginning.

Average Single Family Home Sale Price

Average Edmonton Single Family Home Price Reaches $551,000

Despite fewer sales, Edmonton detached home prices continue to show year-over-year resilience.

The average sale price was $551,000 in August 2026, up 1.18% from August 2025.

Year-to-date, the average sale price is $568,000, compared with $560,000 through the same period last year—an increase of 1.56%.

The monthly price chart on the report also shows an important seasonal pattern. Average prices climbed strongly through the first half of 2026 before retreating through July and August. Even after that decline from the spring peak, August's average remains above the same month last year.

This is why looking at both monthly and year-over-year data is so important.

A drop from one month to the next does not necessarily mean Edmonton home values are falling broadly. Property mix, seasonality and the types of homes selling in a particular month can all affect the average.

Edmonton Homes Selling for About 97.8% of Asking Price

The average ask-to-sell ratio declined to 0.978 in August, meaning detached homes sold for approximately 97.8% of asking price on average.

Year-to-date, the ratio stands at 98.5%, compared with 99.6% in 2025.

That difference may appear small, but on a $600,000 property, even one percentage point represents $6,000.

It reinforces one of the major themes of the 2026 Edmonton market: buyers have more negotiating power.

That doesn't mean every seller is willing—or needs—to accept a substantial discount.

A well-priced property in excellent condition can still generate strong interest. But buyers are increasingly looking at comparable sales, competing listings and days on market before deciding what they're prepared to offer.

Days on Market Increase to 61

Edmonton detached homes took an average of 61 days to sell in August, up 15.09% from last year.

The year-to-date comparison is even more significant.

Homes have averaged 60 days on market in 2026 compared with 47 days in 2025, an increase of 27.66%.

This is one of the clearest indications that Edmonton's market has changed.

A seller shouldn't necessarily panic if a property hasn't sold within the first week or two. The average transaction is simply taking longer.

However, longer market times shouldn't be used as an excuse to ignore what the market is saying.

If a property receives very few showings, the issue may be price or presentation.

If it receives plenty of showings but no offers, buyer feedback becomes particularly important.

A successful listing strategy in this market requires monitoring the competition and responding to what buyers are actually doing.

The year-to-date numbers provide an even better picture of how Edmonton's detached housing market has changed in 2026.

Year-to-date, 6,261 detached homes have sold compared with 7,076 last year, a decline of 11.52%. Yet the YTD average sale price is $568,000 versus $560,000 in 2025, an increase of 1.56%.

That's arguably the most important story in Edmonton's detached market this year.

Sales activity has slowed substantially, but average home values have not followed sales downward.

What Do the August Numbers Really Mean?

When we put the statistics together, the direction of Edmonton's detached market becomes clearer.

We have 11.52% fewer YTD sales, 1.33% more YTD new listings, and homes are taking 27.66% longer to sell.

At the same time, the YTD average sale price is still 1.56% higher than it was last year.

That is much more consistent with a slower, increasingly balanced market than a market experiencing widespread price deterioration.

The balance of negotiating power has shifted somewhat toward buyers, but sellers are still achieving prices that, on average, remain above last year's levels.

What August's Edmonton Market Means for Buyers

For buyers, the biggest advantage in the current market is choice.

You're more likely to have time to compare properties rather than feeling pressured to write an offer immediately.

Depending on the home, you may also have greater opportunity to negotiate:

  • Purchase price
  • Possession date
  • Inspection conditions
  • Financing conditions
  • Included items
  • Other terms of the purchase

Properties that have accumulated longer days on market may provide particularly interesting opportunities.

However, buyers shouldn't assume every property will be heavily discounted. Homes that are priced correctly and offer the features buyers want can still generate significant interest.

The key is understanding the individual property rather than applying city-wide statistics to every house.

What August's Market Means for Sellers

The August market isn't necessarily bad news for sellers.

The average sale price is still higher than last year, but achieving a strong result now requires a more deliberate strategy.

Pricing matters. Starting too high can cause a property to miss the most important initial period when it is fresh on the market.

Presentation matters. Buyers have more alternatives, so photography, cleanliness, staging, curb appeal and condition become increasingly important.

Marketing matters. Buyers often begin their search online, meaning your listing needs to make a strong impression before they ever walk through the door.

And finally, patience matters. With an average of 61 days on market, sellers should have realistic expectations about how long a successful sale may take.

Is Edmonton Becoming a Buyer's Market?

The August statistics clearly show buyers gaining leverage, but city-wide numbers alone don't tell us exactly what is happening within every Edmonton neighbourhood or price range.

Conditions can vary considerably.

An affordable detached home in a popular family neighbourhood may experience very different demand than a higher-priced executive property.

Likewise, renovated homes, properties with legal suites, newer construction and homes on desirable lots may attract a different buyer response than the overall market suggests.

That's why it's important to look beyond the city-wide averages when making a buying or selling decision.

Edmonton Single Family Market Outlook for Fall 2026

As Edmonton enters the fall market, I'll be watching several trends closely.

Sales activity will be important. Year-to-date sales remain down more than 11%, so we'll want to see whether that gap begins to narrow through September and October.

Inventory and new listings will also matter. If listing activity remains elevated while sales slow further, buyers could gain additional negotiating power.

Days on market will be another important indicator. We've already moved from 47 days YTD in 2025 to 60 days in 2026.

And finally, prices will tell us whether Edmonton's remarkable resilience continues. Despite the slower market, the YTD average sale price remains 1.56% higher than last year.

For now, Edmonton's detached housing market appears to be undergoing a normalization in pace and negotiating conditions rather than a dramatic correction in average values.
