The St. Albert real estate market saw a noticeable rebound in sales activity in August 2026, even as fewer properties came onto the market. A total of 135 properties sold during August, representing a substantial 22.73% increase compared with August 2025. At the same time, new listings fell 14.80%, while the average sale price increased 2.54% to $531,000.
Those numbers create an interesting late-summer market.
More homes sold than last August despite fewer new listings entering the market, while prices continued to hold above last year's levels. Homes also sold in an average of only 35 days, suggesting that buyers remained active heading toward the fall market.
The year-to-date picture provides additional context. Through August, 1,022 St. Albert properties have sold in 2026, down 3.86% from the same period last year. Yet the year-to-date average sale price has increased 3.99% to $552,000.
So, while 2026 has produced fewer transactions overall than 2025, St. Albert home prices have continued to demonstrate resilience.
Let's take a closer look at the August numbers and what they could mean if you're thinking about buying or selling a home in St. Albert.

One of August's most important numbers may be the decline in new listings.
Only 167 new listings entered the St. Albert market, representing a 14.80% decrease from August 2025.

So this isn't simply a one-month phenomenon. Fewer properties have been coming onto the St. Albert market throughout 2026.
This matters because supply is an important part of the price equation.
August experienced both:
22.73% more sales
and
14.80% fewer new listings.
That does not by itself tell us the market's overall inventory level — we would need active listing and months-of-inventory data for that — but it does show that August's flow of new supply was lower while sales activity was considerably stronger than last year.
That's something I'll be watching closely in September.
Average Asking Price – $560,000
The average asking price in August was $560,000, virtually unchanged from August 2025, declining just 0.39%.
Year-to-date, however, asking prices remain slightly higher:
This is an interesting contrast with sale prices.
Year-to-date average sale prices are up 3.99%, while asking prices are up only 0.65%.
That doesn't automatically mean sellers are underpricing their properties. Different homes contribute to the listing and sold statistics, and the mix of properties can vary.
What it does tell us is that selling prices continue to show strength without a similarly dramatic increase in average asking prices.
For sellers, that reinforces the value of strategic pricing. Pricing a home correctly from day one can generate stronger initial interest and potentially create competition rather than having a property sit on the market after starting too high.
Homes Sold in St. Albert Jump 22.73%
There were 135 sold properties in St. Albert during August 2026, compared with approximately 110 during August 2025 — an increase of 22.73%.
That's a substantial turnaround from July, when year-over-year sales were lower.
It also demonstrates why looking at several months of data is more useful than trying to draw conclusions from a single month's results.
Summer real estate activity can fluctuate considerably because of vacations, possession dates, school schedules and the timing of listings. July's softer sales numbers therefore didn't necessarily indicate that buyers had left the St. Albert market.
August certainly suggests otherwise.
The year-to-date numbers remain slightly behind 2025:
The difference is only 41 transactions through the first eight months of the year, meaning August's stronger activity has helped narrow the year-over-year sales gap.
Average St. Albert Sale Price Reaches $531,000
The average sale price in St. Albert was $531,000 in August, representing a 2.54% increase from August 2025.
That is particularly notable because the market simultaneously experienced a large increase in sales.
Through the end of August, the year-to-date average sale price is:
2026: $552,000
2025: $531,000
That's a 3.99% year-over-year increase.
This continues a pattern we've seen throughout much of 2026: transaction volume may fluctuate from month to month, but St. Albert property values have remained well supported.
Of course, an average doesn't mean every St. Albert home has appreciated by 3.99%.
The mix of homes sold can have a significant effect on the citywide average. A month containing more luxury or higher-priced detached home sales can push the average higher, while a larger proportion of townhouses, condos or entry-level homes can pull it lower.
For an individual homeowner, recent comparable sales in your specific neighbourhood and property category remain far more useful than the citywide average alone.
Ask-to-Sell Ratio Returns to 1.000
The average ask-to-sell ratio was 1.000 in August, which means sold properties averaged approximately 100% of asking price.

That's a difference of only 0.12%.
In practical terms, selling prices continue to track very closely with asking prices.
This doesn't mean every property sells at list price. Some homes sell below asking, while desirable properties can generate competing offers and sell above it.
But at a citywide level, the data reinforces a recurring theme in the St. Albert market: accurately priced homes continue to achieve strong results.
Days on Market Remain Low at 35 Days
Homes that sold during August spent an average of 35 days on market, compared with approximately 34 days last August, a modest 2.94% increase.
Thirty-five days is still a relatively quick marketing period.
The year-to-date picture shows homes taking somewhat longer to sell overall:
Earlier months of 2026 contribute to that higher year-to-date figure, while the summer market has generally moved more quickly.
This is also another reason sellers need to look beyond the citywide average.
A desirable home that's priced correctly and marketed professionally can sell considerably faster than 35 days. Conversely, an overpriced property can remain available well beyond the average.

Here's a clear look at how the first eight months of 2026 compare with the same period in 2025:

This table gives us a much better picture of the 2026 St. Albert housing market than any one monthly statistic.
Sales remain 3.86% behind last year, but new listings are down even further at 5.25%. Meanwhile, the average sale price has risen nearly 4%.
The result is a market where fewer homes have changed hands and fewer homes have been listed, yet values have continued to rise.
What August Means for St. Albert Home Buyers
August's increase in sales should be particularly interesting to anyone currently searching for a home for sale in St. Albert.
Buyers are clearly active.
With new listings down 14.80% year-over-year during the month, you may find that the best properties attract attention quickly.
That doesn't mean every home requires an aggressive offer. The right strategy depends on the individual property.
A home that's been sitting on the market for several weeks may present an opportunity to negotiate. A newly listed property in a popular neighbourhood with an attractive price may require a completely different approach.

August provides several encouraging signals for homeowners considering selling.
Sales increased significantly, average prices remained above last year, and properties sold for approximately 100% of asking price on average.

That can create an attractive opportunity for sellers — but it does not eliminate the need for good preparation.
Buyers remain highly informed and can quickly identify when a property is priced above comparable homes.

Jensen Lakes and St. Albert's Newer Communities
Newer St. Albert communities continue to play an important role in the local market.
Jensen Lakes remains particularly appealing for buyers who want newer housing combined with a unique community lifestyle. Its lake and beach amenities, schools, trails and nearby shopping make it distinct within the St. Albert market.
Other growing areas such as Erin Ridge North, Riverside and Cherot provide buyers with additional opportunities to compare new construction, quick possessions and newer resale homes.
That comparison becomes increasingly important as builder inventory expands.
A resale home may already include landscaping, fencing, window coverings, appliances, a finished deck or developed basement. A new home may offer newer building standards, modern layouts and the ability to choose certain finishes.
The advertised purchase price therefore tells only part of the story.
St. Albert New Construction – August 2026

Based on what we saw in July, this will be particularly useful because average new-construction prices can be heavily affected by the mix of homes sold.
For July, for example, the average and median told very different stories because of activity at the luxury end of the market. That's why I'll continue including sales count, average price, median price and days on market rather than relying solely on average selling price.
That will give readers a much clearer picture of what's actually happening with new homes for sale in St. Albert.
What Could the Fall St. Albert Market Look Like?
August's numbers create an interesting setup for September and October.
Sales activity has strengthened, but fewer new listings are entering the market compared with last year.
If that pattern continues, buyers could face increased competition for desirable homes even as the overall number of transactions remains slightly behind 2025 year-to-date.
However, fall can also bring a new wave of sellers who waited until after summer vacations and the start of the school year to list.
Rather than trying to predict exactly what will happen, I'll be watching several indicators closely:
New listings: Does supply rebound in September?
Sales: Does August's 22.73% increase continue?
Average sale price: Can prices maintain their year-over-year growth?
Days on market: Do properties continue selling in roughly five weeks?
Ask-to-sell ratio: Are buyers still paying close to list price?
New construction: Are builder sales and prices moving differently from resale?
These indicators will tell us far more about the direction of the market than any single headline.

The August 2026 St. Albert real estate market produced one of the more interesting combinations of statistics we've seen this summer.
There were 135 sales, up 22.73% from August 2025, while only 167 new listings came onto the market, down 14.80%. The average sale price increased 2.54% to $531,000, and homes sold in an average of 35 days.
Looking at 2026 as a whole provides additional perspective.

The takeaway is that St. Albert property values have remained resilient even with slightly lower year-to-date transaction volume.
