The Spruce Grove real estate market showed renewed strength in August 2026, with both home sales and average sale prices increasing compared with August 2025. At the same time, inventory continued to grow and homes took longer to sell, giving buyers considerably more choice than they had a year ago.

August recorded 119 property sales, an increase of 14.42% year-over-year, while the average sale price climbed to $482,000, up 5.68%. Those are encouraging monthly numbers. However, the year-to-date statistics paint a more balanced picture: sales remain below 2025 levels, inventory is higher, and average sale prices are essentially unchanged from last year.

For buyers and sellers in Spruce Grove, that combination is important. The market is active, but buyers have more time and more options, while sellers need to be increasingly thoughtful about pricing, presentation and marketing.

New Listings: Buyers Continue to Have More Choice

Spruce Grove saw 165 new listings in August, a 3.13% increase from August 2025.

The year-to-date numbers are even more significant. Through August, 1,253 properties have been listed in 2026, compared with 1,178 during the same period last year. That's an increase of 6.37%.

This is one of the most important trends to watch.

While sales remain 4.69% below last year's pace, new listings are 6.37% higher. That means buyers generally have more properties competing for their attention.

For buyers, increased inventory can mean more opportunities to compare homes, neighbourhoods, features and pricing before making a decision.

For sellers, increased inventory means more competition. Buyers may be less willing to overlook an awkward layout, deferred maintenance, poor presentation or an ambitious asking price when there are other properties available.

Average Asking Price: Sellers Adjust Their Expectations

The average asking price in August 2026 was $492,000, down 2.39% compared with August 2025.

Year-to-date, the average asking price sits at $500,000, compared with $503,000 during the same period in 2025—a very modest decline of 0.50%.

This is quite different from some of the rapid price increases we saw in previous years.

Rather than continually pushing list prices higher, sellers appear to be responding to the additional inventory and longer selling times by pricing closer to current market expectations.

That can actually be beneficial.

A home that enters the market at a competitive price has a better chance of attracting strong attention early, while an overpriced property risks sitting through the most valuable first few weeks of its listing.

Average Sale Price: Strong Monthly Increase

Perhaps the most encouraging statistic in the August report is the average sale price of $482,000, which increased 5.68% compared with August 2025.

That is a meaningful monthly year-over-year gain, particularly considering buyers currently have more inventory to choose from.

However, the year-to-date picture is much flatter.

The average sale price through August is $477,000 in both 2026 and 2025, with the report calculating a difference of only -0.06%. Essentially, Spruce Grove home values have been remarkably stable year-over-year.

The monthly sales-price graph on page one illustrates this well. After substantial price growth through 2024 and early 2025, average prices have fluctuated around the upper-$400,000 range rather than following a continuous upward or downward trajectory.

For homeowners, that's an important distinction. A market with fewer sales and longer selling times does not automatically mean property values are falling substantially.

Home Sales: A Strong August for Spruce Grove

A total of 119 properties sold in Spruce Grove during August 2026, a significant 14.42% increase compared with August 2025.

This is a notable reversal from July, when sales were down more than 10% year-over-year.

The monthly sales chart on the report makes the shift especially clear. August 2025 recorded approximately 104 sales compared with 119 this August, while July 2026 had 110 sales. In other words, sales didn't simply improve year-over-year—they also increased from July into August.

Looking at the bigger picture, however, 792 properties have sold so far in 2026, compared with 831 during the same period in 2025. That leaves year-to-date sales 4.69% below last year's pace.

The gap has been narrowing, though, and August's strong performance suggests there is still healthy buyer demand in Spruce Grove.

Ask-to-Sell Ratio: Negotiation Remains Part of the Market

The average ask-to-sell ratio was 0.990 in August, meaning homes sold for approximately 99% of their asking price on average.

Year-to-date, the ratio is also 0.990, compared with 1.001 in 2025.

That might look like a small difference, but it represents an important change in buyer behaviour.

Last year, the average ratio above 1.0 indicated buyers were collectively paying around or slightly above asking price. In 2026, negotiated sales below list price have become more common.

Sellers shouldn't necessarily interpret this as a reason to build negotiation room into an inflated asking price. In a market with more inventory, deliberately pricing high can actually reduce buyer interest.

Days on Market Until Sale

Days on Market: Homes Are Taking Longer to Sell

Homes that sold in August spent an average of 67 days on the market, up 28.85% compared with August 2025.

Year-to-date, the difference is even larger.

The average Spruce Grove home has taken 65 days to sell in 2026, compared with 49 days during the same period in 2025, an increase of 32.65%.

This remains one of the clearest signs that buyers have regained some leverage.

Buyers generally have more time to compare homes, conduct due diligence and decide whether a property represents good value. Sellers, meanwhile, may need to prepare for a longer marketing period than they experienced in 2024 or 2025.

That does not mean every home will take 67 days to sell. Attractive homes that are appropriately priced can still move quickly. But the market is less forgiving of properties that start too high or fail to present well.

These YTD numbers summarize the 2026 Spruce Grove market particularly well: fewer sales, more listings, longer selling times, but remarkably stable home prices.

What Does This Mean for Spruce Grove Buyers?

August presents an interesting environment for buyers.

There are more listings available year-to-date, homes are taking longer to sell, and the average ask-to-sell ratio is below last year's level. All three conditions can create opportunities for buyers to negotiate.

At the same time, August's 5.68% year-over-year increase in average sale price shows that desirable homes can still command strong prices.

Buyers should therefore avoid assuming that every seller is willing to accept a substantial discount. Instead, negotiation should be based on the individual property's recent comparable sales, condition, competition and time on market.

Getting pre-approved before beginning your search remains important. A buyer who understands their budget and financing can move confidently when the right opportunity appears.

What Does This Mean for Spruce Grove Sellers?

For sellers, the August numbers are encouraging—but they also reinforce the importance of getting the strategy right.

Sales increased 14.42% and the average sale price increased 5.68% compared with last August. Buyers are clearly still purchasing homes in Spruce Grove.

The challenge is competition.

With year-to-date new listings up 6.37% and days on market up more than 32%, buyers have more alternatives available to them.

Your home needs to compete on price, presentation, condition and marketing.

Professional photography, thoughtful staging, accurate pricing and strong digital exposure can make a significant difference when buyers are comparing multiple homes.

Is Spruce Grove Becoming a Buyer's Market?

The August statistics show that buyers have more leverage than they did last year, but the market isn't defined by one statistic.

Inventory has increased, homes are taking longer to sell and the ask-to-sell ratio has declined. Those are all conditions that favour buyers.

On the other hand, August sales rose 14.42% and the average sale price increased 5.68% year-over-year.

Perhaps the best description of the current environment is a more balanced and selective market.

Importantly, conditions can vary significantly depending on property type and price range. A competitively priced detached home in a popular neighbourhood may perform very differently from an overpriced property with substantial competition.

Looking Ahead to the Fall 2026 Spruce Grove Market

As we move into September and the fall market, inventory and days on market will be particularly important to watch.

If sales continue to strengthen while the number of new listings begins to slow seasonally, some of the additional inventory could be absorbed.

If listings remain elevated while sales decline, buyers could gain even more negotiating power.

The other major indicator will be price. So far, 2026's year-to-date average sale price is essentially identical to 2025, despite significantly longer marketing times and higher inventory. That price stability will be an important trend to follow through the final months of the year.
