Acreage Sales Rise as Buyers Find More Opportunities in Rural Leduc County
The Rural Leduc County acreage market remained active in July 2026, with sales climbing considerably compared with July of last year. At the same time, fewer new properties came onto the market, while both average asking and selling prices were lower on a monthly year-over-year basis.
The monthly price decline tells only part of the story, however. When we look at the first seven months of 2026 as a whole, acreage sales are up 11.83% and the average sale price is up 10.37% compared with the same period in 2025.
For anyone considering buying or selling an acreage in Leduc County, the July statistics point to a market that remains active but where pricing, property condition and individual acreage features can have a significant impact on results.

Despite lower monthly prices, the number of acreage sales increased significantly. There were 23 sales in July 2026 compared with approximately 18 in July 2025, making July one of the stronger sales months shown on the report's recent monthly sales chart.

Fewer New Acreages Hit the Market
There were 33 new listings in July, down 25% compared with July 2025.
That's an interesting contrast to sales, which increased by almost 28%.
Year-to-date inventory tells a slightly different story. A total of 253 properties have been newly listed so far in 2026, compared with 230 during the same period last year—an increase of 10%.
So while July itself brought fewer new choices for acreage buyers, 2026 overall has produced more new listings than 2025.
For buyers, this means keeping an eye on new inventory is important. The acreage market may offer more overall choice this year, but the right combination of location, home, land and outbuildings can still be difficult to duplicate.
Average Asking Price Drops to $811,000
The average asking price for July sales was $811,000, down 8.96% compared with July 2025.
Year-to-date, however, the average asking price is $889,000, slightly above the $874,000 recorded through July 2025. That's an increase of 1.78%.
The difference between monthly and YTD results is another reason sellers should be cautious about relying on a single market statistic when determining their property's value.

Leduc County Acreage Sales Jump 27.78%
A total of 23 Rural Leduc County properties sold in July, representing a 27.78% increase compared with July 2025.
That increase is particularly notable because it occurred while fewer new listings entered the market.
The stronger sales month also pushed the year-to-date total to 104 sales, compared with 93 through July 2025. That represents an 11.83% increase in sales activity year over year.
For sellers, this tells us there are active buyers in the acreage market. For buyers, it is a reminder that desirable properties can still attract attention even when the overall rural market tends to move more slowly than urban residential real estate.
Average Sale Price Falls to $726,000 in July
The average sale price was $726,000 in July 2026, a 5.84% decrease from July 2025.
It's important not to interpret one month's average price as a direct measure of how much an individual acreage has gained or lost in value.
Acreage markets can be particularly sensitive to the mix of properties sold. A newer executive home on several acres, an older home requiring substantial updating, an equestrian property and a smaller country residential acreage may all fall into the same broad market statistics despite being very different properties.
That's why the year-to-date number is useful.
Through July, the average sale price is $829,000, compared with $751,000 during the same period in 2025—an increase of 10.37%.
Rather than suggesting acreage values have suddenly fallen, July appears to have had a different mix of properties selling than the market has experienced overall in 2026.
Sellers Received an Average of 97.3% of Asking Price
The average ask-to-sell ratio was 97.3% in July, meaning properties sold for approximately 97.3% of their asking price on average.
The YTD ratio is also 97.3%, compared with 97.9% in 2025.
That's only a modest change, but it indicates buyers generally have some room to negotiate.
For sellers, the lesson isn't necessarily to build negotiation room into the asking price. Pricing too high can reduce activity and cause a property to sit longer.
Instead, a strong initial pricing strategy can help position an acreage competitively against the other properties buyers are considering.
Acreages Took Longer to Sell in July
The average property took 65 days to sell in July, an increase of 27.45% from July 2025.
Year-to-date, the difference is much smaller.
Properties have averaged 74 days on market in 2026, compared with 72 days during the same period in 2025—a difference of only two days.
This is a good reminder that acreage sellers generally need to approach their sale differently from sellers in a typical suburban neighbourhood.
The buyer pool is more specialized. A buyer looking for five acres with a shop may not consider a two-acre property without outbuildings, even if the homes themselves are comparable.
That makes exposure, marketing and accurate pricing particularly important.
