The Lac Ste. Anne County real estate market moved into the heart of summer with a combination of steady monthly sales, fewer properties coming to market, faster selling times and continued year-to-date price growth. July's numbers also offer an important reminder about rural real estate statistics: one month's average sale price can move considerably depending on the types of properties that happen to sell.
In July 2026, 37 properties sold in Lac Ste. Anne County — exactly the same number as July 2025. The average sale price, however, came in at $439,000, down 6.28% year-over-year. Looking at the broader year-to-date numbers provides a different perspective: the average sale price for the first seven months of 2026 remains 6.39% higher than it was during the same period of 2025.
For anyone considering buying or selling an acreage, country residential home, recreational property or other rural real estate in Lac Ste. Anne County, here's what the July numbers tell us.

New Listings Remain Below 2025 Levels
Lac Ste. Anne County saw 45 new listings in July, down 4.26% from July 2025.
The difference becomes more significant when we look at the first seven months of the year:
That represents 44 fewer new listings entering the market this year.
Interestingly, the decline in YTD new listings — 11.86% — is very similar to the 11.71% decline in YTD sales.
That helps provide context for the lower number of transactions. Both supply and sales activity are running below last year's levels rather than sales declining while inventory surges.
For buyers, reduced inventory can mean fewer opportunities to find a property matching a specific combination of location, acreage size, outbuildings, home condition and price.
For sellers, fewer competing listings can help a properly positioned property stand out.
Average Asking Price Climbs 14.82%
While July's average selling price declined, the average asking price increased substantially to $562,000, up 14.82% from July 2025.
The year-to-date increase is even more significant:
Sellers are entering the market at considerably higher price points than they were last year.
However, a rising asking price should not automatically be interpreted as an equivalent increase in market value. Asking prices reflect seller expectations and the mix of properties being listed, while completed sales show what buyers ultimately agreed to pay.
With the average sale price up 6.39% YTD and the average asking price up 15.67%, accurate pricing remains extremely important.
July Sales Hold Steady
There were 37 properties sold in July 2026, unchanged from the 37 sales recorded in July 2025.
That stability is notable considering overall 2026 sales have been running behind last year's pace.
Year-to-date:
Through the end of July, Lac Ste. Anne County has recorded 24 fewer sales than during the same period last year.
Lower sales volume does not necessarily mean buyer demand has disappeared. Supply also remains lower than it was in 2025, giving buyers fewer opportunities to complete a purchase.
July itself may be an encouraging sign. After sales trailed last year through much of the first half of 2026, matching July 2025's sales total suggests the gap in activity did not widen during the month.
Average Sale Price Falls in July — But Remains Higher YTD
The average sale price in July 2026 was $439,000, down 6.28% compared with July 2025.
At first glance, that may appear to indicate declining property values. However, rural markets require some additional context.
Lac Ste. Anne County contains a wide range of real estate — from vacant land and recreational properties to established acreages and higher-value country residences. Changes in the mix of properties sold can have a significant effect on the monthly average.
That's why the year-to-date number is particularly useful.
Through July:
Despite July's decline, buyers have paid an average of approximately $28,000 more year-to-date in 2026 than during the comparable period of 2025.
That provides a much broader view of how pricing has performed this year.
Ask-to-Sell Ratio Slips in July
The average ask-to-sell ratio was 96.7% in July 2026, down 1.41% year-over-year.
In practical terms, the average property sold for approximately 96.7% of its asking price during the month.
Year-to-date, however, the picture remains slightly stronger than last year:
Buyers may have had slightly more negotiating room during July itself, but sellers have received closer to their asking prices overall in 2026.
For sellers, this reinforces the importance of setting a realistic initial price rather than relying on significant negotiation to correct an overly ambitious list price later.

Lac Ste. Anne Properties Are Selling Faster
One of the clearest positive indicators in the July report is days on market.
Properties that sold during July spent an average of 54 days on the market, down 10% from July 2025.
The year-to-date improvement is even stronger:
Properties are therefore selling approximately 23 days faster on average so far this year.
That's a meaningful change for a rural market, where buyers often have more due diligence to complete than they would with a typical urban home. Wells, septic systems, water quality, outbuildings, access, zoning and land characteristics can all become important parts of an acreage purchase.
Faster selling times suggest buyers are willing to move when they find properties that offer the right combination of features and value.

What Do the July Numbers Really Tell Us?
When we put all six indicators together, July's Lac Ste. Anne County real estate market looks more nuanced than any one statistic might suggest.
Sales were flat year-over-year for the month, but remain 11.71% lower YTD.
July's average sale price declined, but the YTD average remains 6.39% higher.
New inventory remains lower, with 11.86% fewer new listings through July.
Properties are selling considerably faster, with YTD days on market dropping almost 25%.
And despite a weaker July ask-to-sell ratio, sellers have received closer to asking price overall in 2026 than they did during the same period last year.
Taken together, these numbers suggest a market with less overall activity than 2025 but continued strength among properties that are successfully selling.
What This Means for Lac Ste. Anne Buyers
For buyers searching for Lac Ste. Anne County acreages and rural homes for sale, there are opportunities, but reduced inventory means selection may be more limited.
July's lower average sale price and slightly weaker ask-to-sell ratio suggest that negotiation has not disappeared. However, the significant reduction in days on market means attractive properties may not remain available for long.
A rural purchase should also be evaluated property by property. The lowest price isn't necessarily the best value if a home requires substantial work to its septic system, well, buildings or other acreage infrastructure.
Having financing organized and understanding the additional due diligence involved in purchasing rural real estate can make the process considerably easier when the right property appears.
What This Means for Lac Ste. Anne Sellers
For sellers, the year-to-date numbers remain encouraging.
Average selling prices are higher, properties are selling faster, and the YTD ask-to-sell ratio has improved.
At the same time, July demonstrates why pricing strategy matters. Average asking prices are rising considerably faster than average selling prices, and July's ask-to-sell ratio slipped to 96.7%.
A strong market does not mean every property will support every asking price.
Acreages are particularly individual. Land size, location, road access, outbuildings, water and septic systems, renovations, proximity to pavement and recreational features can all influence value.
Comparing your property with genuinely comparable recent acreage sales is therefore essential before setting a list price.
Looking Ahead to the Rest of 2026
The next several months will tell us whether July's steady sales represent the beginning of a narrowing gap between 2025 and 2026 activity.
The key numbers I'll be watching are new listings, sales volume and days on market.
If inventory remains below last year's levels while sales activity holds steady, desirable properties could continue to benefit from reduced competition.
If listings begin increasing as we move toward fall, buyers may gain additional choice and potentially more negotiating leverage.
For now, the broader 2026 numbers continue to show higher average sale prices, faster sales and lower inventory than during the same period of 2025.
