Devon Real Estate Market Update: July 2026

The Devon, Alberta real estate market took an interesting turn in July 2026. After a particularly active June, the number of homes changing hands declined considerably in July. However, that slowdown in sales did not translate into weaker home values. In fact, the average sale price climbed to $478,000, nearly 29% higher than July 2025.

At the same time, fewer new properties came onto the market, homes took somewhat longer to sell, and sellers continued to achieve very close to their asking prices.

Perhaps most importantly, the year-to-date numbers show that 2026 and 2025 have produced exactly the same number of sales through July — 83 homes each — while the average 2026 sale price is substantially higher.

For anyone thinking about buying or selling a home in Devon, the July numbers reinforce why it is important to look beyond a single statistic when evaluating the market.

July produced considerably fewer transactions than the same month last year, but both asking and selling prices were substantially higher. Homes also continued to sell extremely close to their asking prices.

New Listings Decline in July

Devon saw 12 new listings in July, a 47.83% decrease compared with July 2025.

The decline in new listings is important when considered alongside the reduction in sales. Fewer buyers completed purchases during the month, but considerably fewer sellers brought properties to market as well.

Year-to-date, the difference is much smaller. There have been 106 new listings in 2026 compared with 102 through July 2025, an increase of only 3.92%.

That suggests Devon hasn't experienced a dramatic increase in the supply of homes available to buyers over the course of the year.

For sellers, limited new competition can be advantageous. For buyers, it means that although the pace of sales slowed in July, there may not necessarily be an abundance of new options in every price range or property type.

 

Average List Price

Average Asking Price Reaches $480,000

The average asking price in Devon was $480,000 in July 2026, an impressive 23.54% increase compared with July 2025.

The longer-term trend is similarly strong. The 2026 year-to-date average asking price is $485,000, compared with $403,000 at the same point in 2025 — an increase of 20.27%.

That is a significant shift.

However, average asking price should not be interpreted as meaning that every Devon home has appreciated by 20% in one year. Monthly and year-to-date averages can be influenced by the mix of properties being listed. If more expensive homes are entering the market, the average asking price can increase even without every individual property's value increasing at the same rate.

What is encouraging for homeowners is that the increase isn't limited to asking prices. Actual sale prices have risen substantially as well.

Home Sales Cool After a Very Strong June

A total of 10 properties sold in Devon during July 2026, representing a 44.44% decrease from July 2025, when 18 properties sold.

The monthly decline is notable, particularly following June's 22 sales. However, one quieter month shouldn't be interpreted as evidence that demand has disappeared.

Through the first seven months of 2026, 83 properties have sold in Devon — exactly the same number as during the same period in 2025.

That year-to-date figure provides a much better picture of overall demand. Despite considerable month-to-month fluctuations, the number of buyers successfully purchasing homes in Devon has essentially kept pace with last year.

The difference is what those buyers are paying.

Average Sale Price

Average Sale Price Climbs to $478,000

The standout number in July's Devon real estate statistics is the average sale price of $478,000.

That represents a 28.79% increase compared with July 2025.

Year-to-date, the average Devon sale price is now $448,000, up 14.87% from $390,000 during the same period in 2025.

This provides a much stronger indication that the overall value of properties being purchased in Devon has increased in 2026.

It also creates an interesting contrast with sales volume. July had substantially fewer sales than last year, yet the homes that did sell achieved a much higher average price.

Because Devon is a relatively small real estate market, the mix of homes sold in any individual month can have a significant impact on the monthly average. That's why the 14.87% increase in the year-to-date average is particularly useful: it captures seven months of activity rather than relying on July alone.

For homeowners considering selling, the continued strength in actual selling prices is encouraging.

Ask-to-Sell Ratio Remains Very Strong

Devon's average ask-to-sell ratio was 0.994 in July, meaning properties sold for approximately 99.4% of their asking price on average.

That's only 0.60% lower than July 2025.

Year-to-date, the ratio sits at 0.987, compared with 1.003 last year.

The change indicates slightly more room for negotiation in 2026, but sellers are still achieving close to their asking prices overall.

When combined with the $478,000 average sale price, this suggests that properly positioned Devon homes can still achieve strong results.

Average Days on Market

Homes Take 29 Days to Sell

The average days on market increased to 29 days in July, up 52.63% compared with July 2025.

Year-to-date, Devon properties have taken an average of 45 days to sell, compared with 31 days last year — an increase of 45.16%.

At first glance, rising days on market alongside rising prices may seem contradictory. In reality, the two can happen at the same time.

Buyers have more information at their fingertips and may be taking additional time to compare properties, particularly as asking prices rise. Sellers may also be testing higher prices before eventually reaching an agreement with a buyer.

Twenty-nine days is still a relatively reasonable selling period, but the year-to-date increase reinforces an important message for sellers: higher market values do not eliminate the need for accurate pricing.

A home can be worth more than it was last year while still taking longer to sell if it enters the market above what today's buyers are prepared to pay.

The year-to-date comparison provides some important context for July. Sales volume is identical to last year, and new listing activity is only modestly higher. Where we see a much larger difference is in pricing: both average asking and average selling prices are considerably higher in 2026.

What Do July's Numbers Really Tell Us?

Looking at the statistics together provides a clearer picture than focusing solely on the 44.44% decline in July sales.

We have:

  • Fewer sales in July
  • Fewer new listings in July
  • Identical year-to-date sales compared with 2025
  • A significantly higher average sale price
  • Higher asking prices
  • Longer selling timelines
  • Homes still selling close to asking price

Taken together, these numbers suggest a market where pricing has strengthened even though buyers are becoming more deliberate.

It is neither a simple seller's market nor a market where buyers suddenly hold all the leverage. The outcome can vary considerably depending on the property, price range, condition, and competition.

What July Means for Devon Home Sellers

If you're considering selling a home in Devon, the pricing numbers are certainly encouraging.

The year-to-date average sale price is nearly 15% higher than last year, while July's average was almost 29% higher year-over-year.

However, the increase in days on market tells sellers not to become overly aggressive when setting a list price.

Buyers are still purchasing homes, but they're willing to take more time and negotiate. Pricing significantly above comparable properties in anticipation of continued appreciation could result in a home sitting longer than necessary.

The strongest strategy is to examine recent comparable sales, current competition, property condition and your specific segment of the Devon market rather than relying solely on the town-wide average.

Presentation matters too. As buyers become more selective, professional photography, thoughtful staging, accurate pricing and comprehensive online marketing can make a substantial difference.

What July Means for Devon Home Buyers

July presents a somewhat different opportunity for buyers.

The slower monthly sales pace and longer year-to-date selling timelines suggest buyers may have more time to perform their due diligence than they did in an extremely competitive market.

At the same time, however, prices have continued to rise and only 12 new properties entered the market in July.

That means buyers shouldn't assume that a decline in sales automatically translates into dramatically lower prices or abundant inventory.

The 99.4% monthly ask-to-sell ratio is particularly telling: sellers are still receiving very close to their asking prices.

Buyers should therefore focus less on trying to predict the market and more on determining fair value for the specific property they want to purchase.

Why Devon Continues to Appeal to Home Buyers

Market statistics only tell part of Devon's story.

Located southwest of Edmonton along the North Saskatchewan River, Devon offers buyers an appealing combination of small-town living and access to the larger Edmonton region.

July's slowdown following a very active June demonstrates why month-to-month numbers in a smaller market like Devon can move considerably.

Rather than assuming one month's decline represents a new trend, I'll be watching several indicators over the remainder of the summer:

Sales volume: Will August activity rebound after July's decline?

New listings: With July listings down almost 48% year-over-year, will additional inventory arrive before the fall?

Sale prices: Can Devon maintain the strong year-to-date increase in average sale price?

Days on market: Will properties continue taking longer to sell, or was the increase primarily driven by earlier-year activity?

These indicators will help determine whether Devon moves toward more balanced conditions heading into the fall or whether limited supply continues supporting stronger seller conditions.

The Bottom Line on Devon Real Estate in July 2026

July's Devon market is a good example of why headline numbers require context.

Yes, monthly sales fell 44.44% year-over-year. But year-to-date sales are exactly equal to 2025.

At the same time, the average July sale price reached $478,000, up 28.79%, while the year-to-date average increased 14.87% to $448,000.

New listings were also down significantly for the month, and homes continued to achieve approximately 99.4% of asking price.

The result is a Devon real estate market that has become more nuanced. Buyers are taking longer and negotiating somewhat more than last year, yet property values remain strong and desirable homes continue to sell.

Understanding where your particular property or purchase fits within those trends is far more valuable than relying on a single town-wide statistic.
