The new construction sector in Spruce Grove remained active in June 2026, with 24 newly built homes sold, compared to 19 sales in June 2025. This represents a 26.3% increase in sales volume, demonstrating that buyer demand for brand-new homes remains strong despite the more balanced market conditions seen throughout 2026.

While more new construction homes sold this year, pricing softened compared to 2025. The average sale price declined from $580,818 in June 2025 to $548,897 in June 2026, a decrease of approximately 5.5%. Similarly, the median sale price fell from $555,000 to $492,949, suggesting buyers are placing greater emphasis on affordability and value as inventory levels increase and financing costs remain a consideration.

Builders also adjusted pricing strategies to align with current market conditions. The average list price in June 2026 was $555,832, down from $575,104 in June 2025. Despite the lower average pricing, the luxury segment remains active. The highest-priced new construction home sold in June 2026 reached $940,000, while the highest listing price climbed to $960,000, significantly higher than the top-end properties available in June 2025.

Marketing times increased slightly. New construction homes took an average of 71 days to sell in June 2026, compared to 67 days in June 2025. Some properties sold in as little as 12 days, while others remained on the market for up to 178 days, highlighting the growing importance of pricing, product type, and community location in attracting buyers.

Despite softer average pricing, overall sales volume increased substantially. New construction homes generated $13.17 million in total sales volume during June 2026, compared to $11.04 million in June 2025. This increase reflects both the higher number of homes sold and continued buyer demand for modern, energy-efficient homes in Spruce Grove's newer communities.

The average ask-to-sell ratio in June was 0.992, meaning homes sold for approximately 99.2% of their asking price.
