Beaumont Real Estate Market Update: September 2026 Statistics

The Beaumont real estate market in September 2026 continued to demonstrate resilience as the fall housing market got underway. While home sales increased slightly compared to September 2025, new listings continued to rise, average asking prices climbed significantly, and homes took slightly longer to sell.

One of the most interesting developments this month was the contrast between asking prices and actual selling prices. The average asking price increased by nearly 18% year-over-year, while the average sale price declined by 3.40%. This highlights the importance of understanding current market conditions rather than relying solely on advertised property prices.

Looking at the bigger picture, Beaumont's housing market remains relatively stable. Year-to-date sales are only slightly below 2025 levels, average selling prices remain marginally higher, and inventory continues to expand.

For buyers, this means more opportunities to compare properties and negotiate. For sellers, it reinforces the importance of competitive pricing, professional marketing, and understanding what today's buyers are willing to pay.

Whether you're considering buying a home in Beaumont, selling your property, or exploring new construction, here's what the September 2026 real estate statistics reveal.

🏘️ New Listings Continue to Increase

There were 87 new listings in Beaumont during September 2026, representing a 2.35% increase compared with September 2025.

While the monthly increase was modest, the year-to-date numbers tell a much more significant story.

Through September, 803 properties have been listed for sale in Beaumont, compared with 700 during the same period in 2025.

That's an increase of 14.71%.

This is one of the most important trends shaping the Beaumont housing market in 2026.

More homes are coming onto the market, but sales have not increased at the same pace.

For buyers, this generally creates a more favourable environment. A larger selection of homes provides opportunities to compare neighbourhoods, layouts, property conditions, and asking prices.

For sellers, however, the growing number of listings means increased competition.

Homes that are priced correctly and presented professionally are better positioned to attract attention, while overpriced properties may struggle to generate showings or offers.

It's also important to distinguish new listings from active inventory. The 803 figure represents properties newly listed throughout the year, not the number of homes currently available for sale.

Average Asking Price

💰 Average Asking Price in Beaumont

The average asking price in Beaumont reached $691,000 in September 2026, representing a substantial 17.91% increase compared with September 2025.

This is one of the most significant pricing changes in the September report.

However, a rising average asking price doesn't necessarily mean every property in Beaumont has increased in value by nearly 18%.

Monthly averages can be influenced by the types of properties entering the market. For example, a greater proportion of larger detached homes, upgraded properties, or higher-priced new construction could increase the average asking price.

Year-to-date, the average asking price in Beaumont is $611,000, compared with $587,000 during the same period in 2025.

That's an increase of 4.06%.

The year-to-date increase is considerably more moderate than September's monthly figure, suggesting that the September asking-price jump should be interpreted carefully.

For sellers, these statistics reinforce the importance of using recent comparable sales rather than relying on the average asking price across the entire community.

A home's market value depends on its neighbourhood, size, age, condition, upgrades, lot characteristics, and competing inventory.

With more listings available, buyers are increasingly able to compare properties before deciding whether an asking price represents fair value.

Beaumont Home Sales

🏡 Beaumont Home Sales Increase Slightly in September

Beaumont recorded 33 firm sales in September 2026, compared with 32 during September 2025. This represents a modest 3.13% increase in sales activity.

While an increase of one sale may seem insignificant, it's encouraging to see sales activity holding steady as the market transitions from summer into fall.

September typically marks a change in buyer behaviour. Families who wanted to move before the school year have often completed their purchases, while fall buyers may be more focused on securing a property before winter.

The monthly sales chart in the September report shows how activity has moderated since spring. Beaumont recorded 51 sales in April, 53 in May, 47 in June, 46 in July, 45 in August, and 33 in September.

This gradual slowdown is consistent with the seasonal nature of real estate, although broader economic conditions and available inventory can also influence buyer activity.

Looking at the year-to-date numbers, 355 homes have sold in Beaumont during the first nine months of 2026, compared with 361 during the same period in 2025.

That's a relatively small 1.66% decrease year-over-year.

Despite the significant increase in listings throughout 2026, overall buyer demand has remained relatively consistent.

For homeowners considering selling, this is an important distinction. Buyers are still purchasing homes in Beaumont, but they have more options and are taking a more selective approach.

Average Sale Price

🏡 Average Sale Price in Beaumont

While average asking prices increased significantly, the average sale price in Beaumont was $547,000 in September 2026, compared with approximately $566,000 in September 2025.

This represents a 3.40% decrease year-over-year.

The difference between rising asking prices and softer sale prices is worth paying attention to.

However, these two averages don't necessarily represent the same group of properties. Asking-price statistics and sold-price statistics can reflect different property mixes, so the gap between them should not be interpreted as the average discount negotiated by buyers.

For a clearer picture of negotiation, we can look at the ask-to-sell ratio later in this report.

The year-to-date numbers show a much more stable pricing environment.

Through September, the average sale price in Beaumont is $544,000, compared with $542,000 during the same period in 2025.

That's a modest 0.39% increase.

In other words, while September's average sale price was lower than last year, the overall market has maintained relatively consistent pricing throughout 2026.

The monthly sale-price chart in the September report also shows that prices have remained within a relatively narrow range through much of the year, despite some fluctuations between individual months.

For homeowners, this suggests that the Beaumont market has experienced greater changes in inventory and selling timelines than in average sale prices.

🤝 Ask-to-Sell Ratio Declines to 97.9%

The average ask-to-sell ratio in Beaumont was 97.9% during September 2026, representing a decline of 0.91% compared with September 2025.

This means homes sold for approximately 97.9% of their asking price, on average.

For example, a home listed at $550,000 and sold at 97.9% of that price would sell for approximately $538,450.

This is only an illustration, but it helps demonstrate how the ratio works.

Year-to-date, Beaumont's average ask-to-sell ratio is 98.2%, compared with 99.1% in 2025.

This indicates that negotiation has become more common in the current market.

For buyers, properties that have been available for an extended period may present opportunities to negotiate on price, possession dates, or other terms.

For sellers, it reinforces the importance of pricing accurately from the beginning.

Average Days on Market

⏳ Days on Market Increase to 51

Homes in Beaumont took an average of 51 days to sell in September 2026, compared with 48 days in September 2025.

That's an increase of 6.25%.

Although the monthly change is relatively modest, the year-to-date numbers reveal a more substantial difference.

Through September 2026, the report shows an average of 46.8 days on market, compared with 38.8 days during the same period in 2025.

That's an increase of 20.63%.

This suggests buyers are taking more time to evaluate properties before making purchasing decisions.

With more inventory available, buyers may feel less pressure to submit offers immediately.

For sellers, longer selling times reinforce the importance of preparation and realistic expectations.

A property that doesn't sell during its first week on the market isn't necessarily overpriced. However, limited showings, negative feedback, or repeated interest without offers may indicate that adjustments are needed.

The key is to evaluate how a listing is performing compared with similar properties currently available.

📈 What Do the Beaumont Year-to-Date Numbers Tell Us?

Looking at the first nine months of 2026 provides a much clearer picture of the Beaumont real estate market than any individual month.

The most significant trend is the difference between listing activity and sales.

New listings have increased by 14.71%, while firm sales have decreased by just 1.66%.

This suggests that Beaumont has experienced a meaningful increase in the supply of homes entering the market without a corresponding increase in buyer demand.

At the same time, average sale prices have remained remarkably stable, increasing by just 0.39%.

That combination points toward a market where buyers have more selection and negotiating opportunities, but property values have not experienced a dramatic overall decline.

The ask-to-sell ratio also supports this interpretation, declining from 99.1% to 98.2%.

For sellers, the message is clear: the market remains active, but buyers are more selective.

For buyers, increased selection can create opportunities to find a property that better matches their needs without the same urgency associated with a highly competitive seller's market.

🏗️ Beaumont New Construction Market – September 2026

New construction continues to be an important consideration for buyers exploring Beaumont's housing market.

Communities such as Triomphe Estates, Forest Heights, Dansereau Meadows, and Place Chaleureuse offer a variety of housing styles, including duplexes, laned homes, front-attached garage homes, and larger move-up properties.

With overall new listings increasing throughout 2026, builders and resale sellers are competing for many of the same buyers.

For purchasers, this can create opportunities to compare new construction against existing homes.

New builds may offer modern floorplans, energy-efficient construction, new-home warranty protection, and quick possession opportunities.

However, buyers should also consider expenses that may not be included in the advertised purchase price, such as landscaping, fencing, decks, window coverings, appliances, or basement development.

Resale homes may already include many of these improvements.

The September market report does not provide a separate breakdown of new construction sales, so builder-specific sales totals and average prices are not included here.

🧠 What September's Market Means for Beaumont Buyers

For buyers, September's numbers suggest a market offering greater flexibility than in previous years.

With new listings up nearly 15% year-to-date and homes selling for an average of 97.9% of asking price during September, buyers may have more opportunities to negotiate.

However, this doesn't mean every home will sell below market value.

Well-priced properties in desirable locations can still attract strong interest.

Buyers should focus on recent comparable sales, property condition, neighbourhood characteristics, and the amount of competing inventory.

Those considering new construction should also compare the total cost of purchasing a new home with a resale property.

Having mortgage pre-approval in place and understanding your budget will help you act confidently when the right opportunity becomes available.

💼 What September's Market Means for Beaumont Sellers

For sellers, the September statistics reinforce the importance of a well-planned listing strategy.

The good news is that buyer demand has remained relatively stable. Year-to-date sales are only 1.66% below last year's levels.

However, increased inventory means buyers have more options.

To stand out, sellers should focus on competitive pricing, professional photography, strong online exposure, accurate property descriptions, and preparing the home to show at its best.

It's also important to monitor the market after listing.

If competing properties are reducing prices or new listings are entering at more attractive price points, sellers may need to adjust their strategy.

The goal isn't simply to attract online views. It's to generate qualified showings and offers from buyers who recognize the property's value.

🔮 Beaumont Real Estate Outlook – Fall 2026

As Beaumont moves further into the fall market, several trends will be worth monitoring.

Inventory remains the most important factor.

If new listings continue to outpace sales, buyers could gain additional negotiating leverage.

At the same time, year-to-date average sale prices have remained stable, suggesting that the market has not experienced significant overall price deterioration.

The coming months will help determine whether Beaumont continues moving toward more balanced conditions or whether seasonal inventory reductions support stronger seller negotiating positions.

For buyers, fall may provide opportunities to purchase before the winter season.

For sellers, success will depend increasingly on understanding current competition and positioning their property accordingly.

Rather than trying to predict exactly where prices will move, the best approach is to evaluate current market conditions and make decisions based on the property, neighbourhood, and individual circumstances.
