Acreage Prices Rise 10% as Rural Leduc County Market Remains Active

The Rural Leduc County acreage market continued to show strength in August 2026, although the latest numbers reveal an interesting shift in market conditions. Fewer properties sold compared with August of last year, but the average sale price increased by more than 10%, while the number of new listings remained unchanged year over year.

Looking at the bigger picture, 2026 continues to outperform 2025 in several important areas. Year-to-date acreage sales are higher, more properties have been listed, and the average sale price is now more than 10% above the same period last year. At the same time, properties are taking somewhat longer to sell and buyers are negotiating slightly more off the asking price.

For buyers and sellers considering acreages in Leduc County, these numbers point to a market where demand remains healthy, but accurate pricing and a strong understanding of individual property value are increasingly important.

August 2026 Leduc County Acreage Market Snapshot

August recorded 19 sold properties, a decrease of 13.64% compared with August 2025. There were 34 new listings, exactly the same number as a year earlier.

The average sale price climbed to $798,000, an increase of 10.32% year over year, while the average asking price rose 5.64% to $944,000.

Properties took an average of 106 days to sell, up 19.10%, while sellers achieved an average 96.2% ask-to-sell ratio.

New Listings Remain Steady in August

There were 34 new listings in August, unchanged from August 2025.

Year-to-date, however, sellers have brought more acreage properties to market.

There have been 287 new listings through August 2026, compared with 264 during the same period last year—an increase of 8.71%.

For buyers, additional inventory throughout the year means more opportunity to find a property that fits specific needs.

That's particularly important with acreages because buyers are rarely looking simply for a certain number of bedrooms and bathrooms. The wish list might also include acreage size, a heated shop, space for animals, mature trees, fencing, pavement access, proximity to a particular community or enough usable land for a specific purpose.

More inventory increases the likelihood of finding the right combination.

Leduc County - Average Acreage List Price

Average Asking Price Reaches $944,000

The average asking price was $944,000 in August, up 5.64% compared with August 2025.

Year-to-date, the average asking price is now $895,000, compared with $876,000 last year—a more modest increase of 2.06%.

What's interesting is the relationship between asking and selling prices.

Average sale prices are up 10.51% YTD while average asking prices are up only 2.06%. Because acreage properties vary so much, we shouldn't read too much into that difference alone, but it does reinforce the importance of looking at actual sold properties when determining current market value.

Acreage Sales Ease in August

A total of 19 properties sold in Rural Leduc County during August, representing a 13.64% decrease compared with August 2025.

The monthly sales chart on the report provides some useful perspective. It shows 13 sales in March, 17 in April, 20 in May, 17 in June, 23 in July and 19 in August. July was therefore particularly active, and August's decline represents some cooling from that peak rather than an absence of buyer activity.

More importantly, sales remain ahead of last year when we look at 2026 as a whole.

Through the end of August, 123 properties have sold, compared with 115 during the same period in 2025. That's an increase of 6.96% year over year.

For sellers, that indicates there continues to be an active pool of buyers looking for rural properties in Leduc County, even though monthly sales can fluctuate considerably.

Average Sale Price

Average Sale Price Climbs to $798,000

One of the biggest stories in August was price.

The average sale price reached $798,000, an increase of 10.32% compared with August 2025.

That comes after July's average sale price of $726,000, so August also represented a noticeable improvement from the previous month.

The year-to-date trend is even more significant. Through August:

2026 YTD average sale price: $824,000

2025 YTD average sale price: $746,000

That's an increase of 10.51%.

That doesn't mean every Leduc County acreage has appreciated by 10.51%. Rural real estate contains a wide variety of properties, and the types of acreages sold can substantially influence the average.

A month with more executive homes, larger parcels or properties with significant improvements can push the average higher. Likewise, more sales of older or smaller acreages can pull it lower.

Still, the YTD increase provides evidence that the mix of properties selling in 2026 has been achieving considerably higher prices overall than the properties sold during the comparable period last year.

Sellers Receiving 96.2% of Asking Price

The average ask-to-sell ratio was 96.2% in August, down 1.57% from the previous year's comparable ratio.

Year-to-date, sellers are receiving approximately 97.2% of asking price, compared with 97.9% in 2025.

This suggests there is some room for negotiation in the current market.

For sellers, that makes getting the initial asking price right especially important. Pricing significantly above market value with the intention of "leaving room to negotiate" can sometimes have the opposite effect—particularly when buyers have other acreage options available.

Leduc County Acreage Average Days on Market

Days on Market Increase to 106

Acreages sold in an average of 106 days during August, up 19.10% compared with August 2025.

That's also noticeably longer than the 65-day average reported in July.

Year-to-date, however, the difference is less dramatic. Properties have averaged 79 days on market in 2026, compared with 75 days in 2025—an increase of 5.33%.

Longer selling times don't necessarily indicate a weak acreage market.

Rural properties naturally tend to have a smaller and more specialized buyer pool. A buyer looking for a five-acre property with a shop, for example, may have little interest in an otherwise beautiful two-acre property without one.

That makes pricing and marketing particularly important for acreage sellers. The goal isn't simply to reach more buyers; it's to make sure the property reaches the right buyers.

The year-to-date numbers give us a clearer picture than any single month. Through August, there have been more sales, more new listings and a considerably higher average sale price than during the same period of 2025.

What August Means for Leduc County Acreage Buyers

There are some encouraging signals for buyers.

New listings are up 8.71% year-to-date, giving buyers more properties to consider, while the ask-to-sell ratio suggests there may be some negotiating room on certain properties.

At the same time, buyers shouldn't assume every acreage will sit on the market.

There have already been 123 sales this year, and unique properties can attract attention quickly when they offer a combination that's difficult to find elsewhere.

Before purchasing an acreage, buyers should also consider factors that aren't normally part of an urban home purchase, including:

  • Water source and water quality
  • Septic system type and condition
  • Age and condition of outbuildings
  • Zoning and permitted uses
  • Road access and maintenance
  • Property drainage
  • Internet availability
  • Heating systems
  • Fencing
  • Location of wells and septic fields
  • Future maintenance of the land

Understanding these elements can be just as important as evaluating the house itself.

What August Means for Leduc County Acreage Sellers

The YTD numbers remain encouraging for sellers.

Sales are ahead of last year and the average sale price is more than 10% higher. But the increase in days on market and slightly lower ask-to-sell ratio also indicate that buyers are being selective.

Marketing an acreage successfully means telling the story of the entire property.

In addition to the house, buyers need to understand:

  • How much land is usable
  • Shop and garage sizes
  • Outbuilding features
  • Water and septic systems
  • Property improvements
  • Mature landscaping
  • Privacy
  • Views
  • Fencing
  • Access
  • Distance to Edmonton and nearby communities

These details can significantly affect value and should be clearly communicated in the marketing.

The Bigger Picture for Rural Leduc County Real Estate

August illustrates why it's important not to judge the acreage market using only one statistic.

Monthly sales were down 13.64%, but YTD sales remain 6.96% higher.

Properties took longer to sell, but the average August sale price increased 10.32%.

And while sellers are accepting slightly less relative to asking price, the YTD average sale price is still 10.51% higher than it was through August 2025.

Overall, the data points to an active Rural Leduc County acreage market with higher property values, more inventory and a somewhat more selective buyer pool.

For buyers, that can mean more choice and opportunities to negotiate.

For sellers, it means strong values are still achievable, but pricing, presentation and targeted acreage marketing matter.
