The Edmonton condo market in August 2026 continued to move at a slower pace than it did a year ago, but the numbers reveal an important distinction between market activity and property values. Condo sales were down more than 22% compared with August 2025, yet year-to-date average sale prices are essentially unchanged from last year.
That combination tells us a lot about the current Edmonton apartment condo market. Buyers have more time to make decisions, properties are taking longer to sell, and sellers have slightly less negotiating power. At the same time, we have not seen a significant year-to-date decline in average condo values.
For anyone considering buying a condo in Edmonton, selling an Edmonton condo, downsizing, or purchasing an investment property, August's numbers provide a useful look at how the market is changing as we move toward fall.

New Edmonton Condo Listings Decline Slightly
There were 568 new condo listings in August, a decrease of 2.91% compared with August 2025. Year-to-date, 4,836 new listings have entered the market, compared with 5,019 during the same period last year—a decline of 3.65%.
This is another interesting piece of the market.
Sales have fallen substantially more than new listings. Year-to-date sales are down 20.72%, while new listings are down only 3.65%.
That difference helps explain why buyers can feel as though they have more choice even though fewer new properties have actually been listed compared with last year. Properties are simply taking longer to sell, which can allow available inventory to remain on the market longer.
For sellers, that means your condo needs to compete effectively against both newly listed properties and units that have already been available for several weeks.
Average Asking Price Falls to $227,000
The average asking price for an Edmonton condo was $227,000 in August, down 1.39% from August 2025. Year-to-date, the average asking price is $232,000 compared with $235,000 last year, a decrease of 1.47%.
This is an important statistic for sellers because it suggests some adjustment in pricing expectations.
With sales activity lower and properties taking longer to sell, sellers need to pay close attention to what buyers are actually paying—not simply what other owners are asking.
In the condo market especially, averages only tell part of the story. Two units with similar square footage in the same neighbourhood can have very different values depending on the building, age, condition, condo fees, reserve fund, parking, floor location, renovations and amenities.
A building-specific comparative market analysis remains much more useful when determining what an individual Edmonton condo is worth.
Edmonton Condo Sales Decline 22.16%
There were 260 Edmonton condo sales in August 2026, representing a 22.16% decrease compared with August 2025.
This continues the pattern we've seen throughout 2026: significantly fewer condo transactions than last year.
The monthly sales chart on page one of the report puts the change into perspective. Current-year sales rose from 297 in March to 326 in June, before easing to 322 in July and then dropping to 260 in August. The comparable 2025 figures were higher throughout that period.
For buyers, slower sales activity can reduce the pressure to make immediate decisions. There can still be competition for particularly attractive units, but the broader market gives purchasers more time to compare buildings, review condo documents and assess value.
For sellers, fewer transactions mean competing more aggressively for the buyers who are currently in the market. Pricing a condo based on what similar properties achieved during a stronger market can result in longer selling times.
Average Condo Sale Price Reaches $204,000
The average Edmonton condo sale price was $204,000 in August 2026, representing a 2.03% decrease compared with August 2025.
While the monthly decrease is worth watching, the year-to-date numbers provide valuable context.
Through the end of August, Edmonton's average condo sale price is $210,000 in both 2026 and 2025, with the report calculating the difference at just -0.02%. In practical terms, average year-to-date condo pricing has been virtually unchanged.
That's particularly notable when sales activity is down more than 20% year-to-date.
The monthly sales-price chart on page one also shows the usual fluctuations from month to month rather than a straight-line movement in prices. August's $204,000 average therefore needs to be considered alongside the longer-term trend rather than viewed in isolation.
Ask-to-Sell Ratio Sits at 95.8%
Edmonton condos sold for an average of 95.8% of their asking price in August, represented by an ask-to-sell ratio of 0.958. That's down 0.73% from August 2025.
Year-to-date, the ratio sits at 0.961 compared with 0.968 last year.
This supports what we're seeing elsewhere in the numbers: buyers have gained some negotiating power, but the data does not indicate widespread steep discounting.
The individual property still matters enormously. A renovated condo in a desirable building that is priced correctly can behave very differently from an outdated unit with high condo fees or a building facing significant upcoming expenses.
Edmonton Condos Take 77 Days to Sell
The average days on market was 77 days in August, which is 16.67% longer than August 2025. Year-to-date, Edmonton condos are averaging 81 days on market compared with 67 days last year.
The 20.90% year-to-date increase in selling time is one of the clearest indicators of how the market has changed in 2026.
Buyers can afford to be more selective. They may compare multiple buildings, examine reserve fund studies, review condominium documents and consider monthly fees before making a decision.
For sellers, the increased selling time makes the first few weeks of a listing particularly important.
Launching substantially above market value in the hope of "testing the market" can result in the listing becoming stale. By the time the price is adjusted, some of the most motivated buyers may already have moved on to competing properties.

What Do the August Numbers Mean for Edmonton Condo Buyers?
For buyers, the current Edmonton condo market provides something that was harder to find in a more competitive market: time.
With condos taking longer to sell and transaction volume significantly lower than last year, buyers may have more opportunity to compare properties and investigate the condominium corporation before committing.
That due diligence is especially important with condos. Purchase price is only one component of value.
Before purchasing, buyers should carefully review the condominium documents available to them, including the corporation's financial information, reserve fund planning, bylaws and information about significant repairs or expenses.
Condo fees also need to be considered in context. A lower fee isn't automatically better if the corporation isn't adequately funding future repairs, while a higher fee may include utilities or amenities that reduce other household expenses.
The goal isn't necessarily to find the cheapest Edmonton condo—it's to find a property and condominium corporation that make sense for your budget and long-term plans.
What Does the August Market Mean for Condo Sellers?
August's numbers don't suggest Edmonton condo owners have experienced a dramatic loss in value. In fact, the YTD average sale price is essentially unchanged.
What has changed is how long it can take to find a buyer.
That makes positioning increasingly important.
Sellers should pay particular attention to recent comparable sales within their own building or immediate area. Buyers can quickly compare similar listings online, so pricing substantially above competing units can make it difficult to generate showings.
Presentation matters too. Professional photography, clean and uncluttered rooms, good lighting and clear marketing of features such as underground parking, in-suite laundry, air conditioning, storage, balconies and building amenities can help a condo stand out.
If the building has particularly attractive features—such as a healthy reserve fund, recent major upgrades or desirable amenities—those advantages should also be communicated clearly to potential buyers.
Edmonton Condos for First-Time Buyers
Apartment-style condos continue to provide an important entry point into Edmonton home ownership.
At an August average sale price of $204,000, the condo segment remains considerably more accessible than many other property types in the city. However, buyers need to consider the total monthly cost rather than purchase price alone.
Mortgage payments, property taxes, condo fees, insurance and utilities all contribute to affordability.
First-time buyers should also understand that condo ownership is different from owning a detached home. You're purchasing both your individual unit and an interest in the condominium corporation, making the financial health and management of the building an important part of the purchase decision.
Edmonton Condo Investment Opportunities
For real estate investors, slower sales conditions may create opportunities to negotiate with sellers—particularly when a property has spent considerable time on the market.
But an investment condo should always be evaluated using the numbers.
Potential rental income needs to be weighed against the mortgage, property taxes, condo fees, insurance, maintenance, vacancy allowance and other expenses.
Building-specific risks matter as well. An attractive purchase price can quickly become less appealing if the condominium corporation is facing a substantial special assessment or major unfunded repairs.
The best investment isn't necessarily the lowest-priced condo; it's the property where the purchase price, operating costs, building condition and realistic rental income work together.
Edmonton Condo Market Outlook for Fall 2026
As we move from summer into Edmonton's fall real estate market, the relationship between sales volume and pricing will be particularly important to watch.
Through August, sales have fallen substantially while average prices have remained remarkably stable. If sales activity remains low while properties continue taking longer to sell, sellers may face increased pressure to compete on price.
On the other hand, new listings are also below last year's levels, which may help prevent inventory from increasing too quickly.
For now, the numbers point toward a market where buyers have more negotiating power and more time to make decisions, but where condo values have remained relatively resilient.
