The Edmonton real estate market in August 2026 continued the trend we have been watching throughout much of this year: fewer homes are selling than in 2025, properties are taking longer to sell, and buyers have more negotiating room. However, Edmonton home values have remained surprisingly resilient.
In August, approximately 1,430 properties sold in Edmonton, down 13.48% compared with August 2025. At the same time, the average sale price reached $439,000, which was actually 1.63% higher than a year ago.
That combination is important.
Lower sales volume doesn't automatically translate into falling property values. Instead, Edmonton appears to be experiencing a normalization of market conditions after the much more competitive environment of 2024 and 2025.
Buyers have more time to evaluate properties, sellers need to be increasingly strategic with their pricing, and negotiations are once again a normal part of many real estate transactions.
Let's take a closer look at the August 2026 Edmonton real estate statistics and what they mean for buyers and sellers heading into the fall market.

The August numbers show a market where buyers have gained leverage, but property values have not experienced the same decline as transaction volume.

New Listings: Supply Remains Relatively Stable
Approximately 2,780 new listings came onto the Edmonton market in August, representing a modest 0.96% decrease compared with August 2025.
The year-to-date picture is slightly different.
Edmonton has seen approximately 22,900 new listings so far in 2026, compared with 22,700 in 2025, an increase of 1.16%.
This is a relatively small change, but when combined with the 15.20% decrease in sales, it helps explain why buyers feel less urgency than they did last year.
There are fewer transactions occurring relative to the number of properties coming onto the market.
For buyers, that can mean more selection and more time to compare homes.
For sellers, it means your home needs to compete effectively with other available properties.
Average Asking Price Drops in August
The average asking price in Edmonton was $457,000 in August 2026, a 4.69% decrease compared with August 2025.
This is an interesting development because it contrasts with the increase in average sale price.
It suggests the composition of properties entering and selling in the market has shifted, and it may also indicate that sellers are becoming more realistic with their initial pricing as market conditions become more balanced.
Year-to-date, however, average asking prices are essentially unchanged.
The 2026 YTD average asking price is $478,000, compared with $478,000 in 2025, a difference of just -0.07%.
For sellers, this reinforces the importance of looking at recent comparable sales rather than last year's asking prices.
Buyers have access to more market information than ever and are increasingly willing to wait when a property appears overpriced.
Home Sales: Edmonton Records 1,430 Sales in August
Approximately 1,430 residential properties sold in Edmonton during August 2026, representing a 13.48% decrease compared with August 2025. The report's monthly sales chart shows 1,431 sales in August 2026 compared with 1,654 in August 2025.
This continues the trend we've seen throughout 2026.
The chart on the August report shows that March through August all recorded fewer sales than the corresponding months of 2025. March had 1,432 sales compared with 1,757 the previous year; April had 1,632 compared with 1,853; May recorded 1,648 compared with 2,010; June had 1,884 compared with 1,982; July recorded 1,689 compared with 1,942; and August finished with 1,431 compared with 1,654.
Year-to-date, approximately 11,600 Edmonton properties have sold in 2026, compared with 13,700 during the same period in 2025, a decline of 15.20%.
For buyers, this generally means less pressure than they faced a year ago.
For sellers, it means there are fewer transactions to compete for, making accurate pricing, strong presentation and effective marketing increasingly important.
Average Sale Price: Edmonton Home Values Remain Resilient
Despite lower sales activity, the average Edmonton sale price reached $439,000 in August, representing a 1.63% increase compared with August 2025.
This is one of the most important statistics in this month's report.
Year-to-date, Edmonton's average sale price sits at $449,000, compared with $435,000 through the same period in 2025. That's an increase of 3.20%.
So while the number of transactions has declined by more than 15% YTD, the average amount buyers are paying for Edmonton properties remains higher.
The monthly sales-price graph on the report also provides some useful perspective. It shows Edmonton's average price rising significantly from early 2024 into 2026, followed by some moderation through the summer. August's $439,000 average remains well above the levels seen two years ago.
That doesn't mean every Edmonton property has increased by 3.20%. Average price is affected by the types and price ranges of properties that sell in a given period.
If you're thinking about selling, a neighbourhood-specific market analysis is far more useful for determining your home's potential value than relying solely on the citywide average.
Ask-to-Sell Ratio: Buyers Have More Negotiating Room
The average ask-to-sell ratio in August was 0.975, meaning homes sold for approximately 97.5% of their asking price on average.
That ratio was down 0.72% from August 2025.
Year-to-date, the ask-to-sell ratio sits at 0.979, compared with 0.990 in 2025, a decline of 1.06%.
While one percentage point may not sound substantial, it can translate into thousands of dollars.
On a $500,000 home, one percentage point represents approximately $5,000.
This doesn't mean every buyer should automatically submit a low offer. Desirable homes that are priced correctly can still attract strong interest.
It does mean negotiation has become a much more normal part of the Edmonton market.
Days on Market: Homes Take 66 Days to Sell
One of the clearest indicators of Edmonton's changing real estate market is days on market.
Homes sold in August took an average of 66 days, which is 26.92% longer than August 2025.
The year-to-date change is even more substantial.
Edmonton homes have averaged 65 days on market so far in 2026, compared with 48 days during the same period in 2025.
That's a 35.42% increase in selling time.
For sellers, this is an important expectation to understand.
A home taking several weeks to sell does not necessarily mean the property isn't desirable. The overall market is simply moving more slowly.
However, sellers should pay close attention to what happens during the first few weeks after listing.
If you're receiving plenty of online views but very few showings, there may be an issue with price or presentation. If you're receiving showings but no offers, buyer feedback becomes extremely valuable.
In a more balanced market, responding to market feedback quickly can make a significant difference.

Edmonton Real Estate Outlook for Fall 2026
As we head into September and the fall market, there are three numbers I'll be watching closely.
The first is sales volume. Edmonton remains 15.20% behind last year's YTD sales pace.
The second is new listings. Supply is only 1.16% higher YTD, so a meaningful decline in new listings could begin tightening conditions in certain segments.
The third is average sale price. Despite substantially fewer transactions, Edmonton's YTD average remains 3.20% above 2025.
If inventory growth slows while buyer demand remains steady, some neighbourhoods and property types could continue to experience stronger conditions than the citywide averages suggest.
That's why understanding your specific neighbourhood, property type and price range is so important.
Final Thoughts on the Edmonton Real Estate Market
August 2026 is another good reminder that the Edmonton housing market can't be described with a single statistic.
Sales are down 13.48% year-over-year.
Average sale prices are up 1.63%.
Homes are taking 26.92% longer to sell.
The average ask-to-sell ratio has declined to 97.5%.
Taken together, these numbers suggest Edmonton continues to move through a more balanced and selective real estate market.
Buyers have regained some leverage and time.
Sellers can still achieve strong values, but pricing and marketing matter considerably more than they did during the hottest parts of the market.
And Edmonton property values continue to demonstrate resilience despite the slowdown in transaction volume.
