The St. Albert real estate market moved deeper into the summer season in July 2026, and the latest numbers reveal an interesting combination of lower sales activity, fewer new listings, continued price appreciation, and faster monthly selling times.

A total of 140 properties sold in St. Albert during July, down 17.65% compared with July 2025. At the same time, the average sale price climbed to $550,000, an increase of 3.24% year-over-year. New listings also declined, while homes that did sell spent an average of just 38 days on the market.

The year-to-date numbers provide even more context. Through the end of July, sales are down 6.93% compared with 2025, but the average St. Albert sale price is up 4.29% to $555,000.

In other words, fewer properties are changing hands in St. Albert this year, but buyers are still paying more for the homes that do sell.

For homeowners, buyers, and anyone considering a move to St. Albert, July's statistics demonstrate why looking beyond one headline number is so important.

The combination is worth paying attention to. Sales and new listings declined, yet prices increased and homes sold faster.

That suggests St. Albert's summer market isn't simply slowing down. Rather, supply and demand are shifting together while desirable, appropriately priced homes continue to attract buyers.

New Listings Decline 7.69%

St. Albert saw 180 new listings in July, 7.69% fewer than during July 2025.

The year-to-date numbers tell a similar story:

That represents a 3.90% decrease in new listings through the end of July.

This is one reason I wouldn't look at the decline in sales on its own and conclude that St. Albert suddenly has a weak market.

Both sales and new supply are lower.

For buyers, fewer new listings can mean less selection, particularly if you're searching for a specific neighbourhood, school area, property style or price range.

For sellers, reduced new listing activity can be advantageous. With fewer competing properties coming onto the market, a well-presented home may have a better opportunity to capture buyer attention.

Average List Price

Average Asking Price Falls to $527,000

July brought an interesting contrast between asking and selling prices.

The average asking price was $527,000, down 2.93% compared with July 2025. Year-to-date, however, the average asking price remains slightly higher than last year at $567,000 compared with $562,000, an increase of 0.91%.

This can be a positive sign of sellers adjusting to the market.

Strategic pricing matters enormously in today's environment. Buyers have access to extensive market information and can quickly compare a listing against competing homes and recent sales.

A seller who prices too aggressively may spend weeks on the market while correctly priced properties attract attention immediately.

Interestingly, July's average sale price was higher than its average asking price. These averages don't necessarily represent the same exact group of properties at the same point in time, so they shouldn't be interpreted as saying the typical property sold $23,000 over its original list price.

The ask-to-sell ratio provides a better measure of how closely selling prices tracked asking prices.

Home Sales Decline in July

There were 140 properties sold in St. Albert during July 2026, a 17.65% decrease from July 2025.

The chart included in the July market report provides useful perspective on this trend. It shows that July 2025 recorded approximately 170 sales compared with 140 this year, making July's year-over-year decline more pronounced than what we saw earlier in the spring.

Through the first seven months of 2026:

  • 887 properties sold in 2026
  • 953 properties sold during the same period in 2025
  • Sales are therefore down 6.93% year-to-date.

This doesn't necessarily mean buyer demand has disappeared.

The number of new properties entering the market is also lower. With fewer homes available to purchase, lower transaction volume can partly reflect a reduction in supply rather than simply fewer buyers wanting to purchase.

July is also traditionally a month when vacations, summer activities and family schedules can temporarily slow real estate activity.

The bigger question is whether lower sales activity is putting downward pressure on home values — and so far, the answer is no.

Average Sale Price of Homes

Average Sale Price Reaches $550,000

Despite the decline in transactions, the average St. Albert sale price increased to $550,000 in July 2026, up 3.24% compared with July 2025.

That's an important distinction.

If declining sales were being caused by a significant deterioration in demand, we might expect to see prices weakening at the same time. Instead, St. Albert is recording fewer transactions but higher average selling prices.

The year-to-date numbers reinforce that trend.

Through July:

  • 2026 average sale price: $555,000
  • 2025 average sale price: $532,000
  • Increase: 4.29%

For homeowners, that represents continued year-over-year equity growth.

It is important, however, not to interpret a 4.29% increase in the citywide average as meaning every individual St. Albert property has appreciated by exactly that amount. Average prices can be influenced by the types and price ranges of properties that sell during a particular period.

Your home's value will depend on its neighbourhood, age, condition, lot, upgrades, property type and comparable recent sales.

Still, the broader trend is encouraging: St. Albert property values remain well supported in 2026.

Homes Are Selling Very Close to Asking Price

July's average ask-to-sell ratio was 1.003, meaning sold properties averaged approximately 100.3% of their asking price.

That's particularly interesting when combined with declining overall sales.

It tells us that although fewer transactions occurred, buyers were still willing to compete for the homes they considered good value.

Year-to-date, the ratio is:

  • 2026: 1.002
  • 2025: 1.004

That's only a 0.21% year-over-year decline.

Essentially, homes are continuing to sell extremely close to — and on average slightly above — their asking prices.

For sellers, this reinforces the importance of setting the right price from the beginning rather than listing high with the expectation that buyers will negotiate substantially downward.

Days on Market Improve in July

Another positive indicator was the speed at which homes sold.

The average property sold after 38 days on the market in July, a 9.52% improvement compared with July 2025.

That's especially notable because sales volume was lower.

The year-to-date picture is slightly different:

  • 2026 YTD: 43 days
  • 2025 YTD: 38 days
  • Increase: 13.16%

Earlier months in 2026 therefore continue to influence the year-to-date average, but July itself showed stronger momentum.

This reinforces a pattern we've been discussing throughout the year: good homes at appropriate prices can sell quickly even when the overall market is more balanced.

Not every property experiences the citywide average. Some desirable homes may sell within days, while properties that are overpriced, unusually configured or competing in a crowded price range can take considerably longer.

Instead, we're seeing three trends happening simultaneously:

New listings are down 3.90%.

3. Prices are still rising.
The average sale price is up 4.29%.

That combination points toward a market with lower transaction volume but continued support for property values.

🏗️ St. Albert New Construction Market – July 2026 vs. July 2025

New construction remained an important part of the St. Albert real estate market in July 2026, with 16 newly built homes selling during the month compared with 18 in July 2025. While sales volume edged lower, the numbers show faster selling times and a much wider range of price points in this year's new-home market.

One statistic immediately stands out: the average new-construction sale price increased to $815,972 in July 2026, compared with $709,546 in July 2025. However, that increase needs some context. A sale at nearly $3 millionsignificantly influenced the 2026 average. The median sale price actually declined from $677,363 to $628,750, giving us a better indication that July's higher average was heavily influenced by the upper end of the market rather than a broad 15% increase in the price of a typical new home.

There were 16 new-construction sales in July 2026, down from 18 during July 2025. That's an 11.1% year-over-year decline, but with such a relatively small sample size, changes of only a few transactions can produce large percentage swings. Available lot inventory remains strained.

What's particularly interesting is the total dollar volume.

Despite two fewer sales, July 2026 generated approximately $13.06 million in new-home sales, compared with about $12.77 million last July — an increase of roughly 2.2%.

That increase was heavily influenced by activity at the upper end of the market.

What July's St. Albert Market Means for Buyers

If you're looking for a home for sale in St. Albert, July's numbers offer some mixed but potentially favourable conditions.

The decline in overall transactions may mean you're not facing quite the same intensity across every listing. However, the 1.003 ask-to-sell ratio tells us that desirable homes can still attract significant attention.

The key is to distinguish between a property that has room for negotiation and one where waiting could cost you the home.

Buyers should focus on:

  • Having financing or mortgage pre-approval ready
  • Reviewing recent comparable sales before making an offer
  • Watching new listings closely
  • Understanding neighbourhood-specific values
  • Evaluating properties that have accumulated longer days on market

With year-to-date prices up 4.29%, waiting solely in the hope of substantially lower prices isn't supported by the market data we've seen so far this year.

That doesn't mean every property should be purchased at asking price. It means buyers need to make decisions based on the individual property's value, not assumptions about the overall market.

What July's Market Means for St. Albert Sellers

For sellers, July's statistics are encouraging but also provide an important warning.

Prices remain higher than last year, and homes sold at approximately 100.3% of asking price during July. At the same time, total sales activity is lower.

That means buyers are there — but they're selective.

Simply putting a home on MLS® at an ambitious price isn't enough.

Today's buyers are comparing your property against every competing home on their phone. The first few days on market can be critical.

A successful St. Albert selling strategy should include:

  • Strong online presentation
  • Proper preparation before the property goes live
  • A plan for the first week on market

The long-term appeal of living in St. Albert, Alberta continues to support its housing market.

Buyers are drawn to the city for its combination of established neighbourhoods, newer communities, schools, recreation, green spaces, trails and convenient access to Edmonton.

St. Albert also offers a wide variety of housing choices. Buyers can find everything from older homes on mature lots to newer townhomes, move-up properties and luxury homes.

Communities such as Jensen Lakes, Erin Ridge North, Riverside, North Ridge and Oakmont provide very different housing options and lifestyles, making neighbourhood-level analysis particularly important when determining value.

New construction continues to be an important part of the St. Albert market, particularly in the city's newer communities.

However, new construction shouldn't be compared with resale homes based on price alone.

On the other hand, if more sellers enter the market in August and September while buyer activity slows, buyers could gain additional negotiating leverage.
