While inventory has continued to grow compared to last year, it has done so at a manageable pace, allowing the market to remain balanced while supporting healthy price appreciation.

Devon welcomed 17 new listings in June, a 6.25% increase compared to the same month last year. While inventory continues to rise, it has done so at a measured pace, helping maintain balance between supply and demand.

Year-to-date, 94 new properties have come to market, an 18.99% increase over 2025. This growing inventory provides buyers with more choice while giving sellers additional competition. As a result, pricing homes accurately and presenting them professionally has become increasingly important for homeowners looking to maximize their sale price.

💲 Asking Prices Reach New Heights

The average asking price climbed to $493,000 in June, representing an impressive 36.49% increase compared to June 2025.

Looking at the broader market, the year-to-date average asking price now sits at $486,000, which is 19.17% higher than the same period last year.

This continued appreciation reflects strong confidence among Devon homeowners and demonstrates that buyers continue to see excellent value in the community. While asking prices have increased significantly, buyers are still engaging with the market, particularly for well-maintained homes in desirable neighbourhoods.

📈 Sales Activity Continues to Strengthen

June was an outstanding month for home sales in Devon. A total of 22 properties sold, representing a 46.67% increase over June 2025. This surge in activity demonstrates that buyers remain highly motivated despite higher home prices and a larger selection of available properties.

Year-to-date, 73 homes have sold, compared to 65 during the same period last year, an increase of 12.31%. This continued growth shows that Devon remains one of the stronger-performing communities in the Greater Edmonton region. Buyers continue to recognize the value Devon offers through its affordability, family-friendly atmosphere, and convenient access to Edmonton, Nisku, and the Edmonton International Airport.

💰 Sale Prices Continue to Rise

June also delivered another month of strong appreciation in actual selling prices. The average sale price reached $444,000, an increase of 7.59% compared to June 2025.

On a year-to-date basis, the average sale price has climbed to $444,000, representing a 12.30% increase over last year.

These figures demonstrate that home values in Devon continue to trend upward. Sellers are benefiting from sustained demand, while buyers continue to recognize Devon as an attractive alternative to Edmonton, offering more home for their money without sacrificing convenience or quality of life.

⚖️ Buyers Continue to Negotiate

The average ask-to-sell ratio for June was 0.995, meaning homes sold for approximately 99.5% of their asking price.

Year-to-date, the ratio sits at 0.987, slightly below last year's 1.004. This indicates buyers have gained a modest amount of negotiating power compared to the highly competitive market seen in 2025.

Even so, sellers continue to achieve excellent prices when homes are priced appropriately and marketed effectively.

Homes sold in an average of 27 days during June, only 3.85% longer than during the same month in 2025.

Although the year-to-date average has increased to 47 days, compared to 34 days last year, homes are still selling within a reasonable timeframe. The increase reflects buyers taking a little more time to compare properties as inventory grows, rather than a decline in overall demand.

Well-priced homes that are professionally marketed continue to attract strong interest and sell relatively quickly.
