Builders listed new construction homes at an average asking price of $469,500 in June 2026, compared to $568,083 in June 2025. The lower average list price suggests builders are responding to current market conditions by introducing more attainable housing options for first-time buyers and young families. New construction homes ranged in price from $439,800 to $509,900, while 2025 listings ranged from $369,900 to $689,900. Despite the lower average sale price, new homes continued to sell within a reasonable timeframe, averaging 51 days on market, only slightly longer than the 47-day average recorded in 2025. Inventory continued to expand in June, with 114 new listings coming to market—an impressive 37.35% increase over June 2025.
This brings Beaumont's year-to-date total to 522 new listings, compared to 430 during the first half of 2025, representing a 21.40% increase.
More inventory creates additional opportunities for buyers while increasing competition among sellers. Buyers now have a broader selection of homes, while sellers need to ensure their property stands out through competitive pricing, professional marketing, and excellent presentation.

The average asking price increased to $644,000 in June 2026, representing a 7.78% increase compared to June 2025.
This is one of the strongest monthly increases we've seen so far this year and reflects continued confidence among Beaumont homeowners. Sellers are recognizing the community's ongoing popularity and are positioning their properties accordingly.
Looking at the bigger picture, the year-to-date average asking price now sits at $609,000, up 3.27% from $590,000 during the same period in 2025. This steady appreciation reinforces Beaumont's reputation as a stable and desirable market with long-term value.

Year-to-date, Beaumont continues to show positive price growth, with the average sale price reaching $552,000, an increase of 2.61% over the same period in 2025.
