Stony Plain Real Estate Market Update: August 2026

The Stony Plain real estate market moved into late summer with an interesting mix of lower activity, tighter new inventory and stronger prices. August 2026 recorded 35 property sales, while only 37 new listings came onto the market. At the same time, the average sale price climbed to $478,000, nearly 20% higher than August of last year.

That combination makes August an important month to examine carefully.

Sales volume is lower than it was in 2025, and homes have taken longer to sell when we look at the year as a whole. However, property values have continued to rise, and August itself saw homes sell faster than they did one year ago.

For buyers and sellers trying to understand the Stony Plain housing market in 2026, the takeaway isn't simply that the market is up or down. We're seeing a market where inventory, property mix, pricing and individual home quality are increasingly important.

Let's take a closer look at the August 2026 Stony Plain real estate statistics and what they mean heading into the fall market.

Stony Plain Real Estate - New MLS® Listings 

🔹 New Listings Fall 41.27%

One of August's biggest changes occurred on the supply side.

Only 37 new listings entered the Stony Plain market, a substantial 41.27% decline compared with August 2025.

That's particularly interesting following the increase in listings we saw earlier this summer.

Year-to-date, 424 properties have been listed, compared with 438 during the same period last year, putting 2026 listings 3.20% below 2025.

This decline in fresh inventory could help explain some of the support we're seeing in prices.

For buyers, fewer new listings can mean fewer opportunities to find exactly what you're looking for.

For sellers, reduced new-listing competition can potentially help a properly priced and well-presented property stand out.

Average Asking Price of Homes in Stony Plain

🔹 Average Asking Price Reaches $465,000

The average asking price was $465,000 in August, an increase of 14.72% compared with August 2025.

Year-to-date, the average asking price is $448,000, compared with $431,000 last year — an increase of 4.02%.

This indicates continued seller confidence.

But the difference between monthly asking and selling statistics also highlights why averages shouldn't be compared as though they describe the exact same homes. The properties listed during August aren't necessarily the same properties that sold during August.

What matters more for an individual seller is how their home compares with current competition and recent comparable sales.

Stony Plain Home Sales

🔹 Stony Plain Home Sales Decline 14.63%

A total of 35 properties sold in Stony Plain during August, representing a 14.63% decrease compared with August 2025.

The monthly sales chart on page one of the report helps put this in perspective. It shows 41 sales in August 2025 versus 35 this August. It also illustrates how active July was, with 44 sales in July 2026 before activity eased in August.

Year-to-date, 307 properties have sold in 2026, compared with 330 in 2025, leaving sales 6.97% behind last year's pace.

That gap is worth monitoring, but it is substantially different from saying there is no buyer demand. Thirty-five buyers successfully purchased homes in August despite only 37 new properties entering the market during the month.

 

Stony Plain Real Estate Market- Average Home Sale Price

🔹 Average Sale Price Jumps to $478,000

The standout statistic in August is undoubtedly price.

The average Stony Plain sale price reached $478,000, a 19.98% increase from August 2025.

That's a significant year-over-year increase.

However, as we've discussed in previous Stony Plain updates, monthly averages need to be interpreted carefully. Stony Plain has a relatively modest number of monthly transactions, which means a change in the mix of properties sold can move the average considerably.

The year-to-date figure gives us a more stable measure.

Through August, the 2026 average sale price is $433,000, compared with $406,000 in 2025, representing an increase of 6.59%.

That's arguably the more meaningful number for homeowners.

It tells us that despite fewer transactions this year, properties sold in Stony Plain have achieved higher average prices overall than during the same period in 2025.

🔹 Ask-to-Sell Ratio Holds at 98.4%

The average ask-to-sell ratio was 98.4% in August, down slightly from last year. Year-to-date, sellers have received an average of 98.7% of asking price, compared with 99.3% in 2025.

That's still a strong ratio.

It suggests buyers may have somewhat more negotiating room than they did last year, but sellers aren't generally making enormous concessions.

The important qualifier is that this is a market-wide average. Negotiating conditions can look very different depending on the property.

🔹 Homes Sold Faster Than Last August

August also brought improvement in selling time.

Homes that sold during the month spent an average of 51 days on market, a 12.07% decrease compared with August 2025.

However, the year-to-date numbers tell us the broader 2026 market has still been slower.

The YTD average is:

2026: 64 days
2025: 46 days

That's an increase of 39.13%.

So both statements can be true: homes have taken longer to sell overall in 2026, but August homes sold faster than they did in August last year.

This is one of the more encouraging signs as we head toward fall.

These YTD numbers give us the clearest summary of the Stony Plain real estate market through August 2026.

There have been fewer sales and fewer new listings, while homes have taken longer to sell overall.

Yet the average sale price has increased 6.59%.

That's a good reminder that sales volume and property values don't necessarily move in the same direction.

🏘️ What Does This Mean for Stony Plain Buyers?

August presents a mixed but potentially favourable environment for buyers.

Fewer new listings mean selection matters

With new listings down more than 41% from last August, buyers may not see as many fresh properties entering their searches.

If the right home appears, being financially prepared can be important.

Don't assume longer YTD selling times mean every seller is negotiable

Although the YTD days-on-market figure is elevated, August homes averaged only 51 days on market.

Some sellers may negotiate, particularly on older inventory, while newly listed and competitively priced homes can be a different story.

Look beyond the average price

The $478,000 monthly average doesn't mean every Stony Plain home suddenly became 20% more expensive.

The mix of properties sold matters tremendously. Buyers should compare a prospective home with recent sales of genuinely similar properties.

🏡 What Does This Mean for Stony Plain Sellers?

August provides several encouraging signals for homeowners.

The average sale price was up almost 20% for the month, the YTD average price is up 6.59%, and homes that sold during August moved faster than they did last year.

At the same time, fewer new listings mean sellers entering the market may face less fresh competition.

But that doesn't mean pricing can be aggressive without consequence.

The YTD days-on-market figure remains 39% higher than last year, and the ask-to-sell ratio has softened slightly.

For sellers, the strategy should be to use the strong price environment while remaining realistic about current comparable sales, competing inventory and buyer expectations.

🌳 Why Stony Plain Continues to Appeal to Homebuyers

Stony Plain remains an attractive alternative for people who want to live west of Edmonton while enjoying a smaller-community environment.

Its proximity to Spruce Grove, Parkland County and Edmonton provides convenient access to employment and amenities while offering buyers a variety of housing options.

Those options include established detached homes, newer neighbourhoods, townhomes, condos and an increasingly important new-construction market.

For buyers considering the Edmonton metropolitan region, Stony Plain continues to offer a combination of community, housing choice and access to surrounding employment and services.

🔮 What to Watch Heading Into Fall 2026

There are four numbers I'll be watching particularly closely as we move into September and October.

Inventory: Was August's 41% decline in new listings temporary, or will fewer homeowners list this fall?

Prices: The YTD average is now 6.59% higher. We'll want to see whether that advantage continues as the seasonal market slows.

Days on market: August improved year-over-year even though the YTD number remains elevated. Another improvement in September would be noteworthy.

Sales: With transactions 6.97% behind last year, fall sales will determine whether 2026 closes some of that gap.

And, of course, we'll continue tracking Stony Plain new construction separately, because builder activity has become an increasingly important part of the local market.

📌 August 2026 Stony Plain Market: The Bottom Line

August wasn't simply a strong or weak month.

It was a month of lower volume but stronger pricing.

Sales declined 14.63%, and new listings fell 41.27%. Yet the average sale price increased 19.98%, while homes sold 12.07% faster than last August.

Looking at the broader year gives us an even clearer picture: 307 homes have sold, the average sale price is $433,000, and values are running 6.59% above the same period in 2025.

For buyers, that means it's important to understand value at the property level rather than relying on headlines.

For sellers, it means the market continues to support strong prices — but pricing and marketing strategy still matter.
