The Rural Sturgeon County real estate market continued to demonstrate strength in July 2026, although the latest statistics reveal an interesting combination of trends. Sales activity dipped slightly compared with July 2025, but the average sale price increased by more than 15%, homes sold considerably faster, and year-to-date sales remain well ahead of last year's pace.

For anyone considering buying or selling an acreage in Sturgeon County, the bigger picture is particularly important. Rural markets can experience substantial month-to-month price fluctuations because the properties being sold can range from older country homes and modest acreages to large parcels and high-end estate properties. July's results are a good example of why looking beyond a single statistic provides a much clearer picture of the market.

According to the July 2026 report from the REALTORS® Association of Edmonton, 23 properties sold during the month, while the year-to-date total reached 120 sales — 11.11% ahead of the same period in 2025.

There were 34 new listings in July, an increase of 3.03% compared with July 2025.

This is welcome news for buyers who may have struggled with limited selection earlier in the year.

However, the year-to-date numbers show that total new listing activity is still slightly behind 2025.

Through July, 201 properties have been listed compared with 205 last year, a difference of just four listings.

What makes this particularly interesting is the relationship between listings and sales. New listings are down about 2% year-to-date, while sales are up more than 11%.

That combination suggests the market has been absorbing available inventory more effectively in 2026.

For sellers, that is encouraging. For buyers, it reinforces the importance of monitoring new listings closely rather than assuming a large wave of additional inventory is coming.

Average Asking Price – Significant Increase in July

One of July's biggest changes occurred in the average asking price, which reached $1.03 million.

That represents a substantial 19.82% increase compared with July 2025.

However, this is also a good example of why acreage market statistics require context.

Despite July's nearly 20% monthly increase, the 2026 year-to-date average asking price is actually 0.85% lower than it was at the same point in 2025.

This tells us that July likely had a different mix of properties entering or selling within the market than July of last year.

Acreage real estate isn't as uniform as a typical suburban neighbourhood. Two properties only a few kilometres apart can have dramatically different values depending on factors such as:

  • Parcel size
  • Age and condition of the home
  • Outbuildings and shops
  • Landscaping and tree coverage
  • Road access
  • Proximity to Edmonton
  • Water and septic systems
  • Renovations and improvements
  • Agricultural or recreational features

For sellers, July's higher asking price is encouraging, but it doesn't mean every property has increased in value by nearly 20%. A property-specific market evaluation remains much more useful than applying the overall average to an individual acreage.

There were 23 properties sold in Rural Sturgeon County during July 2026, representing a modest 4.17% decrease compared with July 2025.

A small monthly decline isn't particularly concerning when we look at the year-to-date results.

Through the end of July, 120 properties have sold in 2026 compared with 108 during the same period last year. That means the Rural Sturgeon County market has generated approximately 11% more transactions despite July's slight year-over-year decline.

The monthly sales chart on page 1 also provides useful context. June 2026 significantly outperformed June 2025, with 26 versus 21 sales, while July moved in the opposite direction at 23 versus 24. The broader pattern suggests that activity has remained consistently healthy rather than relying on one unusually strong month.

What Does This Mean for Sellers?

There is still an active pool of acreage buyers in the market. However, buyers have choices and are paying attention to value. Correct pricing remains one of the most important factors in generating showings and ultimately securing a sale.

The slight reduction in July sales shouldn't be mistaken for a lack of competition. Attractive acreages can still move quickly, something that becomes especially clear when we look at July's days-on-market statistics.

The average sale price reached $890,000 in July 2026, representing an impressive 15.48% increase compared with July 2025.

This is one of the strongest indicators in July's report.

Through July, the average Rural Sturgeon County property has sold for $884,000 compared with $853,000 during the same period last year.

That's important because the year-to-date number smooths out some of the volatility we see in individual months.

The monthly sales-price graph on page 1 demonstrates just how much Rural Sturgeon County's average can fluctuate. There are noticeable peaks and valleys from month to month, reinforcing why the 3.62% YTD increase is a more useful indicator of the broader price trend than July's 15.48% increase on its own.

In other words, July was an especially strong month for sale prices, while the longer-term trend points toward more moderate but still positive price growth.

Ask-to-Sell Ratio – Sellers Receiving 98.1% of Asking Price

The July ask-to-sell ratio was 98.1%, unchanged on a year-over-year basis.

Put simply, properties sold for approximately 98.1% of their asking price on average.

Year-to-date, the ratio sits at 97.7% compared with 98.0% in 2025, a very small 0.31% decline.

This is another sign of a relatively balanced market.

Buyers aren't necessarily paying whatever sellers ask, but neither are we seeing widespread deep discounts. Properties that are priced accurately are generally selling fairly close to their asking prices.

For sellers, the lesson is straightforward: the initial list price matters. Pricing significantly above comparable market value in the hope of leaving room for negotiation can work against you by reducing early buyer interest.

Days on Market – Acreages Selling Considerably Faster

July's average days on market fell to 54 days, a significant 30.77% decrease compared with July 2025.

The year-to-date improvement is also notable.

If your acreage is properly priced and presented, the current market is demonstrating that buyers will act.

For Buyers

Don't assume that because an acreage is a rural property you'll have months to make a decision. The average selling time has shortened, and particularly desirable properties may sell much sooner than the overall average.

If you're considering selling an acreage in Sturgeon County, the year-to-date numbers are encouraging.

More homes are selling than last year, sale prices are higher, and properties are spending less time on the market.

However, acreage buyers tend to be highly selective. They're not simply comparing square footage and bedroom counts. They may also be considering the condition of the well and septic system, outbuildings, land usability, privacy, commuting distance, road access and the cost of future improvements.
